Лация is the answer to a question a great many Nicosia buyers are asking in 2026: where in the capital can you still buy a flat for under €250,000? On the evidence of index.cy’s own live inventory, the answer is Latsia — and it is not close.
Существуют 224 properties currently listed in Latsia on index.cy, and 84% of the apartments among them are priced below €250,000. In neighbouring Strovolos the same figure is 20%. That is a four-fold difference inside a fifteen-minute drive.
This guide is built from 1,346 live listings priced across six Nicosia-district localities, plus the administrative facts about Latsia that changed in July 2024 and that most English-language pages about the area have not caught up with. It also corrects a widely-repeated error about which suburb the hospital, the mall and the national stadium are actually in.
Latsia sits on the south-eastern edge of Nicosia, on the flat Mesaoria plain, roughly six kilometres from the old city walls and directly on the A1 corridor that runs down to Limassol. Nicosia is landlocked, so there is no sea view premium anywhere in this market — what buyers pay for instead is commute time, plot size and school catchment.
The area grew from a farming village into a large suburb largely after 1974, when refugee housing estates were built here for people displaced from the north. That history still shapes the housing stock: a great deal of Latsia is low-rise, low-density and family-oriented rather than apartment-tower territory.
Now the correction. The English Wikipedia entry for Latsia states that it hosts the Nicosia General Hospital, the GSP Stadium and the Mall of Cyprus. All three are actually in Strovolos. The hospital’s registered address is 215 Nicosia–Limassol Old Road, Strovolos 2029; the Mall of Cyprus sits at Shacolas Emporium Park, 3 Verginas Street, Strovolos 2025; and Wikipedia’s own article on the GSP Stadium places it in Strovolos, at the A1 entrance to Nicosia.
This is not pedantry. Those three landmarks are genuinely close — a few minutes’ drive from most of Latsia — and proximity is a real benefit. But a listing that markets itself on хостинг the hospital or the mall is claiming something that is not true, and you should not pay a premium for it. Verify what a property is actually near using a map and the Land Registry plan, not the marketing copy. We pulled every index.cy listing whose title places the property in Latsia, then read the asking price from each individual listing page. All 224 returned a price. Here is the whole market, not a curated selection.

These are asking prices, not transaction prices. Cyprus does not publish a timely public record of agreed sale prices, so every market figure you will read — ours included — is drawn from what sellers are asking. Expect negotiated prices to land below these figures, and treat the medians as a ranking tool rather than a valuation.
Broken down by size, the apartment market is unusually concentrated:

Two-bedroom flats make up 66% of the entire Latsia apartment market — 67 of 102 listings. For a buyer that means real choice today. For the same person as a seller in five years it means real competition, because your flat will be one of dozens of near-identical units. This is the single most useful number in the guide. Across Nicosia’s inner suburbs, the entry level has been thinning for years. In Latsia it has not.

Иначе говоря: 44% of Latsia apartments are asking under €200,000, against 9% in Strovolos. If your budget is between €150,000 and €250,000 and you want to live in Nicosia, Latsia is one of very few inner suburbs where that budget still buys a mainstream two-bedroom flat rather than a compromise.
The obvious follow-up question is what you give up. Three honest answers: no sea and no dramatic setting, since this is flat inland plain; a housing stock that skews older and plainer than the newer Strovolos and Aglantzia blocks; and a commute that depends heavily on the A1 and Athalassa Avenue, both of which queue at peak. None of that is fatal. All of it is priced in.

Houses are the second half of the story and they behave differently from the flats. The median Latsia house asks €468,000 across 69 listings, against €799,500 in Strovolos across 64. That is a 41% gap — wider than the apartment gap.

A three-bedroom family house at €330,000 in a Latsia street six kilometres from the centre of the capital is, by Cyprus standards in 2026, a genuinely competitive number. Land in Latsia is thinner on the ground: only 14 plots are listed, at a median of €315,000. That sits above Geri (€175,000, n=28), Tseri (€145,000, n=30) and Dali (€130,000, n=44), and well below Strovolos (€525,000, n=77). Ranking a suburb against its neighbours is more useful than ranking it against a national average. We priced every live listing in six Nicosia-district localities — 1,346 properties in total, with 1,346 prices successfully extracted.

Two things stand out. First, the suburb sits 35% below Strovolos and Aglantzia on apartments while remaining inside the same commuter ring — that is the affordability case, and the data supports it. Second, it is 11% above Geri on apartments, even though the two are now a single municipality. Same council, same postcode region, different price. If your budget is tight, walking your search two kilometres east into Geri is a cheaper move than most buyers realise.
Tseri looks anomalous because its listing mix is dominated by land: 30 of its 55 listings are plots, and only six are apartments, so its apartment median rests on a very small sample. We have shown it for completeness rather than as a fair comparison. This is exactly the trap that makes single-number market comparisons unreliable — always check the sample size behind the median.

Here is a finding that runs against the usual investment pitch. Only 10 of the 224 Latsia listings are rentals — a 4% rental share. In Strovolos it is 15% (93 of 609) and in Aglantzia 19% (53 of 273). This is not a letting market; it is a place people buy to live in.
That matters for two reasons. A thin rental market means fewer comparable rents to price against, slower re-letting, and a smaller pool of tenants. It also means the headline yield figures quoted for Latsia rest on very little data.
We can demonstrate that rather than assert it. The median advertised apartment rent in Latsia is €830 a month — but that is drawn from four listings. Set against the €200,000 median two-bedroom asking price, it implies a gross yield near 5.0%. In Strovolos, where the rental sample is 41 listings, a €1,300 median rent against a €320,000 median apartment implies about 4.9%.
In other words, the lower entry price does не buy you a better yield — it buys you the same yield with a thinner market behind it. Both figures are indicative cross-medians across differing property mixes, not portfolio returns, and the four-listing sample should be treated as a hint rather than a number. Aglantzia’s rental stock skews heavily to small units near the University of Cyprus, so its cross-median is not comparable at all and we have deliberately not published a yield for it.

This is the administrative section, and it is the part most area guides have not updated. Two things changed on 1 июля 2024, and both affect anyone buying, renovating or building in Latsia.
One: the municipality no longer exists on its own. Cyprus’s local government reform, legislated in March 2022 and effective from 1 July 2024, merged 28 municipalities and 63 communities into 18 new ones. Latsia and Geri were merged into a single Latsia–Geri Municipality, with a combined population of 28,230 at the Перепись 2021. Strovolos and Paphos were the only two municipalities in the country left untouched by the reform.
Two, and more important for buyers: planning and building permits no longer go to the municipality at all. The reform transferred that power to five new District Local Government Organisations. For anyone buying in Latsia, that means the blank” rel=”noopener”>Nicosia District Local Government Organisation at 84 Athalassa Avenue, Strovolos — not the town hall. The Department of Town Planning and Housing’s district offices blank” rel=”noopener”>stopped accepting applications on 14 June 2024 ahead of the switch, and Nicosia issued the first permit under the new system on 1 July 2024.
The same district organisations also absorbed the water boards, the sewerage boards and municipal waste sites. So if a seller or agent tells you a permit application is “with the municipality”, that is either out of date or wrong, and it is worth asking exactly which authority holds the file and when it was lodged. This applies island-wide, not just here.
Everything else about the buying process is unchanged. The strongest everyday amenity here is not a building. The Athalassa National Forest Park covers roughly 8.5 square kilometres of pine and eucalyptus woodland, walking and cycling paths and a reservoir, and its boundaries touch Latsia along with Geri, Strovolos and Aglantzia. In a landlocked capital with hot summers, a park of that size on your doorstep is the closest thing to a coastal amenity that Nicosia offers.

Latsia is a strong choice for owner-occupiers on a budget between €150,000 and €500,000 who want to be in Nicosia. Apartments ask 35% less than in Strovolos and Aglantzia, and 84% of them are under €250,000. It is a weaker choice for investors seeking rental income, because rentals are only 4% of local listings and the yield is no better than in more expensive suburbs.
Across 102 live index.cy listings the median asking price is €208,500. One-bedroom flats have a median of €140,000, two-bedroom flats €200,000 and three-bedroom flats €248,000. These are asking prices, so expect agreed prices to come in lower.
Not on its own. Since 1 July 2024 it has formed the Latsia–Geri Municipality together with Geri, following Cyprus’s local government reform. The combined municipality had 28,230 residents at the 2021 census.

No. Both are in Strovolos, as is the GSP Stadium, despite several widely-read sources claiming otherwise. They are all within a few minutes’ drive, which is a real convenience — but it is not a reason to pay a location premium.
A cross-median calculation implies roughly 5.0% gross, but it rests on just four advertised rentals and should not be relied on. Strovolos, with a 41-listing rental sample, implies about 4.9% — so there is no meaningful yield advantage to the cheaper suburb.
Latsia is the part of Nicosia where the entry level still exists. That is the finding, and 1,346 priced listings support it: 84% of Latsia apartments are under €250,000, against 20% in Strovolos and 31% in Aglantzia, at a median 35% below both. For a family or a first-time buyer who wants to live in the capital, that is the most important number in the Nicosia market right now.
The honest counterweights are equally clear. Two-thirds of the flats are the same two-bedroom product, so resale will be competitive. The rental market is four per cent of listings, so Latsia is a place to live rather than to let. There is no sea, no dramatic setting and a car is close to essential. And since July 2024 your permits go to a district organisation you may not have heard of, not to the town hall.
