Quarterly changes tell the full story: prices jumped 4.2% in Q1 2025, slipped by 1.8% in Q2, increased 3.7% in Q3, stayed stable in Q4, and rose 1.6% in Q1 2026. The annual percentage growth varied accordingly, peaking at 6.0% in late 2025 before settling at 3.4% at the start of 2026.
Both new and existing residential properties contributed to this upward trend. New build prices reached 103.25 points in Q1 2026, up from 102.06 points the previous quarter. Over the course of 2025, this segment saw initial declines but a steady rebound towards year-end.
The existing homes sub-index also showed resilience, increasing to 102.51 points in Q1 2026 from 99.82 points in Q4 2025. Fluctuations were apparent throughout 2025 but followed a positive trajectory into the new year.
