Petrolina’s ambitious Land of Tomorrow Larnaca project has taken a crucial step forward with the recent submission of the Environmental Impact Assessment (EIA) for approval by the Environmental Authority. This mixed-use development, estimated at €533 million, marks one of the most substantial urban regeneration initiatives in Cyprus.
Set on the grounds of the former Larnaca refinery, the Land of Tomorrow aims to redefine a key part of Larnaca’s coastline by introducing a modern, multifunctional district encompassing residential, commercial, and leisure spaces. Spanning five construction phases over approximately 15 years, this development promises to reshape the city’s landscape purposefully and sustainably.
The development site will primarily connect via the Larnaca-Dhekelia road, enhancing accessibility. Moreover, future planning phases intend to enrich the cultural fabric by adding a museum dedicated to the refinery’s history and Cyprus’ fuel industry heritage, alongside art galleries and exhibition centers.
A vital aspect of building on a former industrial site involves environmental restoration. Comprehensive Environmental Baseline Studies have been conducted, highlighting the need for soil and groundwater remediation. Encouragingly, these clean-up activities are already in progress on several plots, following official approvals.
The project site’s proximity—approximately 80 meters—to the Archangelos-Kammitsis River and its tributaries has been carefully considered. Effective stormwater management systems are in place to mitigate flood risks by channeling rainwater towards the sea. Importantly, the area lies outside sensitive zones such as Nitrate Vulnerable Zones or drinking water protection areas.
If given the green light, Land of Tomorrow Larnaca will become a landmark example of urban renewal in Cyprus and a magnet for residents, visitors, and businesses alike.
