Germasogeia, Limassol: Property Prices and Area Guide (2026)

Germasogeia is the address most people mean when they say they want to live “on the Limassol coast.” It sits immediately east of Limassol city centre, it holds the island’s most established tourist strip, and it is where a large share of Cyprus’ foreign professional population has settled over the past decade.

It is also expensive — and, until now, opaque. To put a number on it, we scraped every live index.cy listing in the area on 31 August 2026: 2,639 properties for sale and 790 for rent, with a price recorded on 100% of them. The headline finding is that the median Germasogeia asking price is €749,000, more than double the €320,000 median in Ypsonas on the other side of the city.

This guide breaks down what that money actually buys, how the coastal strip differs from the village behind it, what landlords earn, and where the value still sits.

Where Germasogeia Sits — and Why It Costs What It Costs

Germasogeia is an eastern suburb of Limassol, roughly 15 minutes from the old town and the marina. The name covers two very different places, which is the single most important thing to understand before you look at a price. Browse current properties for sale in Limassol and the split becomes obvious immediately.

Potamos Germasogeias is the coastal half: the seafront, Georgiou A’ avenue, Dasoudi beach, and the dense band of hotels, restaurants and high-rise apartment towers behind it. This is Limassol’s tourist area in the everyday sense of the phrase.

Germasogeia village is the older settlement inland, climbing gently towards the foothills and the dam. It is quieter, more residential, and built around family houses rather than towers.

The area’s growth has been dramatic. Germasogeia had 350 residents in 1881 and 1,784 in 1960. By the 2011 census it held 13,421 permanent residents, and by 2021 it had reached 17,325 — a roughly fiftyfold increase in 140 years, almost all of it since the tourism and services boom of the 1980s.

Administratively, one thing changed recently and still confuses buyers. Germasogeia was an independent municipality from 1994, but under Cyprus’ local government reform of 1 July 2024 it was merged into the new Amathounta Municipality, alongside Agios Athanasios, Agios Tychonas, Mouttagiaka, Akrounta, Mathikoloni, Foinikaria and Armenochori. Amathounta has 42,976 residents and is headquartered in Agios Athanasios. Germasogeia is now a municipal district within it, not a municipality in its own right — which matters for planning permissions, municipal tax bills and where you file paperwork.

Apartments dominate — 85% of everything for sale in Germasogeia is a flat, which tells you a great deal about how the area was built. You can see the same pattern across the island’s apartment listings. Broken down by size:

The distribution is worth reading carefully, because medians hide the entry point. Across all 2,639 sale listings:

  • 10% are priced below €385,000
  • 25% are below €520,000
  • 50% are below €749,000
  • 25% are above €1,250,000
  • 10% are above €2,300,000

The single cheapest apartment on the market when we ran the scrape was €173,900. The most expensive was €19,000,000. Germasogeia is not a market with one price — it is a market with a floor most buyers can reach and a ceiling almost nobody can.

Note the crossover at three bedrooms: a 3-bed apartment (€952,000) and a 3-bed house (€990,000) cost almost exactly the same. In most Cypriot districts a house carries a large premium over a flat of the same size. In Germasogeia the seafront towers are priced on view and address, not floor area, which compresses the gap.

Potamos Germasogeias vs the Village: Two Markets, One Name

Splitting the same dataset by which name appears in the listing title produces a clean separation.

The sale gap is modest — about 10%. The rental gap is 38%, and that is the more revealing number. Sale prices in the village are held up by larger plots and family houses; rents are set by proximity to the beach, the restaurants and the offices. If you are buying to live in, the village side gives you more square metres per euro. If you are buying to let, the coastal strip is where the monthly cheque is bigger.

How Germasogeia Compares With the Rest of Limassol

We ran the identical scrape against two other Limassol localities to give the numbers context.

Two findings stand out.

Against Ypsonas, the gap is enormous. A 2-bedroom apartment in Germasogeia asks 131% more than the same unit in Ypsonas; a 3-bedroom asks 186% more. Both are Limassol. One is ten minutes from Dasoudi beach, the other is ten minutes from the motorway. That is the entire price difference, and it is worth stating plainly if your budget is under €350,000: the coastal strip is not where you will find it, but Limassol as a whole still has plenty below that number.

Against Mouttagiaka, the result inverts by property type. Germasogeia apartments ask 7% less than Mouttagiaka’s at two bedrooms and 25% less at three — Mouttagiaka’s stock skews newer and more exclusive. But Germasogeia houses ask more (€1,700,000 vs €1,570,000), because the village retains large older plots that developers now price as redevelopment land. If you are shopping for an apartment on this coast, Germasogeia is the better-value half of the same strip. If you are shopping for a plot with a house on it, it is the more expensive one.

Setting median asking rents against median asking prices gives an indicative gross yield — before transfer fees, VAT, rental income tax, management, insurance and void periods:

Three practical conclusions. The 2-bedroom apartment is the sweet spot of the apartment market — it is the deepest segment (1,116 for sale, 286 to rent, so you can both buy and exit easily) and it yields best among flats. Larger apartments yield worst: at four bedrooms you are paying for a lifestyle asset, not an income asset. And houses out-yield apartments at every comparable size, because Germasogeia’s family-rental demand — relocating executives with children — is deeper than its supply of 15 three-bedroom houses to let.

Treat these as ceiling figures. They compare asking price to asking rent, and both are negotiable in opposite directions.

Who Buys in Germasogeia, and What They Buy

The area’s buyer mix explains its pricing better than any square-metre calculation.

  • Relocating professionals. Limassol’s shipping, forex, fintech and tech-services employers have brought thousands of foreign staff to the city. Germasogeia is the default first address: coastal, walkable, with international schools and offices within a short drive.
  • Investors buying to let. Deep, liquid apartment stock and a year-round tenant base rather than a purely seasonal one.
  • Holiday-home buyers. Predominantly from Europe and the Middle East, concentrated in Potamos Germasogeias and buying on sea view.
  • Cypriot families. Concentrated in the village, buying houses and often trading a smaller inland plot for a larger one.
  • Developers. Buying the 72 plots on the market — median €1,045,000 — for the apartment towers the coastal skyline keeps adding.

If you want to see the pipeline rather than the resale stock, new developments and complexes in Limassol is where off-plan inventory in and around Germasogeia is listed. Buyers after a detached property should also compare against villas for sale across Cyprus before committing to this stretch of coast.

Living in Germasogeia: The Beach, the Dam and Everything Between

Dasoudi Beach is the area’s defining asset and the reason the seafront prices the way it does. It is Blue Flag certified and roughly a kilometre long, and it is the only beach in Cyprus where a mature pine grove runs right down to the sand. Facilities include showers, changing rooms, sunbeds, a diving and water-sports centre, a beach volleyball court, a children’s playground, a bicycle station and an Olympic-size swimming pool. The Germasogeia Dam sits about ten minutes inland. Built in 1968 across the Amathos river, it holds 13.5 million cubic metres and is one of the reservoirs supplying southern Cyprus. For residents its value is recreational: a nature trail and a circuit that has become one of Limassol’s most-used walking and running routes.

Georgiou A’ avenue, the spine of Potamos Germasogeias, carries most of the area’s restaurants, bars, banks, clinics and supermarkets. Practically everything a household needs is on it or one street back — which is why the walkability premium is real and shows up in the rental data above.

Schools and commuting. Several of Limassol’s international and private schools are within a 10–15 minute drive, and the A1 motorway junction puts Nicosia inside an hour and Larnaca airport at roughly 45 minutes. Buying in Germasogeia Without Overpaying

The wider market context matters for timing. Cyprus recorded 12,047 sale contracts between January and July 2026, up 14% on the 10,561 lodged in the same period of 2025, and June 2026 produced 1,964 contracts island-wide — the strongest June since records began in 2000. Limassol led again in July with 695 contracts, up 20% year on year, according to Land Registry figures. You are buying into a rising, competitive market, which raises the cost of a careless decision.

Five things worth doing before you sign:

  1. Price against the right comparable set. A 2-bed in Potamos Germasogeias and a 2-bed in the village are different products. Use the median for the half of the area you are actually buying in — €778,000 versus €710,000 — not the blended €749,000.
  2. Check the view is protected. A large share of the Germasogeia premium is sea view, and much of the seafront still has development plots behind and beside it. Ask the Amathounta Municipality planning office what the neighbouring parcels are zoned for before you pay for a view someone can legally build in front of.
  3. Verify title deeds before payment. Older Germasogeia stock, particularly in the village, can carry outstanding title issues. Our due diligence guide sets out the searches to run and in what order.

The Short Version

Germasogeia is Limassol’s established coastal address, and it prices accordingly: a median asking price of €749,000, 2-bedroom apartments at €659,500, and houses at €1,700,000. It is more than double Ypsonas and slightly below Mouttagiaka on apartments, above it on houses.

The best-value entry is a 2-bedroom apartment on the village side of the area — the deepest, most liquid segment, at a 4.7% indicative gross yield and roughly €68,000 below the coastal median. The best income is a 3- or 4-bedroom house let to a relocating family, at 5.5–5.7% gross, though supply is thin. And if your budget is below €385,000, only one Germasogeia listing in ten will be within reach — at which point the rest of Limassol deserves a look before you stretch.
