Building Permits in Cyprus Surge 21%, Fuelled by Residential Growth

In May 2026, Cyprus experienced a significant increase in building permit approvals, with figures rising by 21.1% compared to the same month last year. According to the Cyprus Statistical Service, 735 new permits were authorized, representing construction projects valued at €428.2 million and covering a total floor area of 352,126 square metres. These permits correspond to plans for 1,847 new homes, underlining the country’s expanding construction landscape.

The steady momentum in Cyprus’ construction sector is also visible in the first five months of 2026. A total of 3,650 permits were issued from January to May, marking an impressive 32.1% increase from 2,764 permits in the same period of 2025. The combined value of these projects reached €2.10 billion—a 43.9% rise—while permitted floor space grew by 43.1% to 1.70 million square metres. This surge correlates with a 63.7% jump in authorized residential units, totaling 8,978 dwellings.

Residential Developments Lead the Charge

Residential construction remains the leading segment, accounting for the bulk of permits approved during the first five months. With 2,684 permits granted, there is a 31.3% increase from the previous year’s 2,044 permits. Residential buildings also dominate the permitted floor area, soaring 62.8% to 1.54 million square metres compared to 947,511 square metres a year earlier.

The monetary value of residential permits expanded by 61.6% to €1.79 billion, contrasting with a 28.8% decline in non-residential building permits valued at €196.5 million. A key driver of this growth is the marked rise in apartment developments. Between January and May, permits for residential apartment units almost doubled, surging 90.6% from 3,497 to 6,667 units. Broad-Based Growth in Construction Sectors

The growth trend extends beyond housing. Civil engineering permits rose by 26% to 213, contributing €85.8 million in project value—a 39.9% increase. Plot division permits surged 62.6%, climbing to 343 from 211, and driving nearly double the value at €23.4 million. Road construction activities also picked up sharply, with permits rising by 150% to 80, and associated values increasing 66.4% to €4.1 million.
