The rising appeal of modern apartment living in Paphos takes a significant leap forward with the Environmental Authority greenlighting two sizeable residential projects. Together, these ventures represent an investment topping €30 million and will introduce over 125 brand-new homes featuring extensive amenities such as swimming pools, gyms, and lush green spaces.
The standout development is set for Agia Marinouda, Eastern Paphos, and is spearheaded by Navie Ltd. Valued at around €25 million, this ambitious project will break ground around October, pending final permits.
This complex will comprise 12 apartment blocks with a total of 105 units, offering a diverse mix to suit various resident needs:
Designed as permanent residences, these homes will accommodate up to 337 residents. Five of the apartment blocks will have swimming pools, while one block, designated Block G, will include a gym accessible to all residents.
The project spans 25,738 m² and will feature a private road with pedestrian pavements, 146 designated parking spots, and beautifully landscaped green areas. It will also dedicate space to public green zones, community facilities, and an Electricity Authority of Cyprus (EAC) substation to support the infrastructure.
The developers have paid close attention to utilities and environmental impact. The maximum expected daily water usage is calculated at 72.45 m³, while the annual electricity consumption is projected to reach 450,000 kWh, including energy needed for a biological wastewater treatment plant.
Wastewater from all apartments — covering kitchens, bathrooms, cleaning operations, and swimming pools — will be processed on-site by a biological treatment facility with a capacity to handle 120 m³ daily, underscoring the project’s commitment to sustainable living.
Alongside Agia Marinouda’s development, a second residential project in Mandria has been approved. Skycoast Ltd is investing approximately €5.5 million to build a mixed-use complex featuring 12 apartments and 10 maisonettes, servicing up to 184 residents for both permanent living and holiday stays.
This development includes three two-storey buildings and maisonettes capped at 5.85 meters in height. Facilities mirror the Agia Marinouda project with shared swimming pools, landscaped communal areas, and a wastewater treatment station ensuring environmental compliance.
These two projects are strong indicators of the shifting demand in Paphos toward contemporary apartment complexes equipped with shared leisure and community amenities. This influx of large-scale private investment, coupled with stringent environmental safeguards, suggests a positive evolution of the district’s housing landscape.
