Limassol is preparing for a significant transformation as two impressive high-rise projects receive the green light from the Environmental Authority. Valued at a combined investment exceeding €260 million, these developments are poised to reshape the city’s architectural profile and enhance its mix of residential, commercial, and leisure spaces.
The historic KEAN factory site in Amathounta is set for a dramatic overhaul, with plans to replace the existing structures with a modern complex worth €189 million. This large-scale development will feature four residential towers and an office building, bringing new life to this prime Limassol location.
Two of the residential towers, located at the south-eastern and south-western corners, rise approximately 84 and 85 metres high, each with 19 residential floors plus ground-level amenities. Equipped with 23 swimming pools totaling 500 m³ water capacity, these towers blend luxury with convenience. The ground floors will offer commercial and leisure areas, while ample parking will be available underground and in semi-underground levels.
Additionally, a 17-storey office tower reaching 71 metres is planned for the eastern side, complete with multi-level parking facilities.
The development also includes two more residential towers in the north-west and north-east corners, at heights of 59 metres (13 floors) and 40 metres (9 floors), featuring 17 swimming pools in total.
A community centre rising 10 metres on the eastern edge will house nine communal swimming pools with a combined capacity of 985 m³, serving as a social and recreational hub for residents.
Close by, in the Apostolos Andreas area of Limassol, another major mixed-use scheme by SolidVes Ltd has secured approval. Covering 14,715 m² and valued at around €80 million, this development blends residential, office, and retail components to create a dynamic urban environment.
The residential component includes a 14-storey tower with approximately 75 apartments, ranging from one to three bedrooms. Key features include a rooftop garden, underground parking, and ground floor retail facing Paphos Avenue.
A complementary office tower of 13 storeys stands alongside, offering two basement levels, a café floor, and a rooftop garden. The tower’s amenities include a gym, restaurant, cafeteria, and flexible office spaces tailored to tenant needs.
Overall, the project delivers 498 parking spaces, with 17 allocated specifically for persons with disabilities. Approximately 20% of parking is surface level, while the remainder is underground. Shade studies indicate that tower shadows will largely impact internal parking and green areas in the mornings, extending toward Omonia Avenue in the afternoon. The avenue’s width helps to mitigate any negative effects on adjacent properties.
