The Cyprus Land Development Corporation (CLDC) has officially opened the application window for its Affordable Housing Management Scheme, targeting residents in Nicosia, Limassol, and Larnaca. This government-backed initiative aims to make residential properties more accessible for eligible buyers by providing units at regulated prices.
The application period runs from October 1, 2025 to November 30, 2025. Interested applicants can register in the Affordable Housing Beneficiaries Register, giving them the option to purchase residential units developed under the Special Housing Incentive Programme by land development companies.
The CLDC, as the Affordable Housing Management Authority, has set uniform prices for these properties at €1,650 per buildable square metre. Buyers must be prepared to make a minimum down payment of 20% of the property’s purchase price, with the remaining 80% to be financed via a bank loan.
The program sets household gross income ceilings for eligibility based on family size. For the tax year preceding application, income must not exceed:
Beneficiaries who purchase through this scheme must use the property as their primary residence and retain ownership for a minimum of 10 years. Resale or transfer during this period is strictly prohibited. Furthermore, beneficiaries are barred from reapplying or benefiting from this or any future similar programs.
