The 10 Most Expensive Sales in January

The combined value of these 10 priciest properties reached €12.1 million, led by a standout sale at €2.05 million for a house in Mouttagiaka, Limassol. Overall, Limassol secured seven of the top deals, worth €8.8 million in total, followed by Larnaca (two transactions for €2.5 million) and Paphos (one sale at €810,000).

January’s 50 Largest Transactions (10 per District)

When analyzing the top 50 sales, Limassol stands out, contributing 36.5% of the cumulative value. Larnaca and Paphos each captured 19.5%, with Nicosia following at 16%. Limassol’s 10 leading deals totaled €11 million, while Larnaca and Paphos reached €5.9 million apiece. Nicosia’s top 10 sales summed up to €4.8 million, and Famagusta’s highest 10 collectively hit €2.6 million, 8.5% of the total value of these 50 most expensive transactions.

The 50 most valuable property transactions in November 2024 collectively amounted to €47.3 million:

  • Famagusta: €2.6 million (8.5% of the total)
  • Larnaca: €5.9 million (19.5% of the total)

“January 2025’s high-value property market remained modest, with the biggest sale slightly above €2 million. Compared to December 2024, the total worth of the top 50 costly deals dropped significantly by 67%.

“Moreover, 27 out of the 50 top transactions were houses. Including nine luxury apartments, it’s evident that residential properties steered the high-value segment in January.

“Nicosia notably displayed the fewest residential sales in its top 10, whereas all top-10 properties in Famagusta were residential (seven houses and three apartments).”
