October 2025 has once again showcased Limassol’s dominance in Cyprus’ luxury real estate sector, with the city securing eight out of the top ten highest-value property transactions on the island. The combined value of these top ten sales reached an impressive €87.6 million, according to Ask Wire, a leading property data analytics platform.
Topping the list was a spectacular three-floor apartment in Potamos Germasogeia, Limassol, sold for €15.2 million. This transaction underlines the city’s continued appeal to high-net-worth buyers seeking luxury apartments, a market segment less active in other districts.
Limassol’s share included a diverse mix of property types, from touristic buildings to office complexes, with noteworthy sales like a €15 million touristic building in Potamos Germasogeia and a €14.8 million office building in Neapolis. This diversity further cements Limassol as a hub not only for residential luxury but also for commercial and mixed-use investments.
The only non-Limassol transactions on the list were two high-value sales in the free Famagusta district, specifically in Ayia Napa, totaling around €11 million. These predominantly included land plots and a luxury house, reflecting ongoing interest in prime coastal locations beyond Limassol.
Pavlos Loizou, CEO of Ask Wire, emphasized that Limassol continues to be the hotspot for high-end transactions on the island, with seven- and eight-figure deals regularly occurring there, particularly involving apartments. Germasogeia, a key Limassol suburb, consistently registers substantial sales, reinforcing its status as a prime luxury enclave.
