In a landmark plan valued at €189 million, Russian property developer BBF intends to transform the historic KEAN soft drinks factory site in Limassol’s Agios Athanasios area. Five high-rise structures are set to emerge, blending residential units, offices, commercial space, and a focal public square. This innovative design covers 46,162 square metres, with 40,768 square metres mapped for construction once provisions for public infrastructure are accounted for.
Buildings 1 and 2 will stand at approximately 84 and 85 metres, each featuring a ground floor plus 19 levels of apartments. The ground floor allocates space for retail and leisure, while parking needs are met via basement and semi-basement levels.
Building 3 will be exclusively for offices, rising around 71 metres with 17 floors. In addition to ground-floor parking, it will have dedicated underground facilities.
Buildings 4 and 5 will be shorter, at 58.25 metres and 39.15 metres high, respectively. They will also incorporate ground-level and underground parking. A central community area below 10 metres in height will sit between Buildings 3 and 5, serving as a social hub.
The development is projected to span six years, divided into three distinct phases:
Site surveys indicate 16 plant species, including 150 olive trees in the northeast corner. Regions earmarked for commercial, tourist, and mixed residential uses underscore the site’s versatility. With Limassol’s continual expansion and active real estate market, this grand project contributes to the city’s evolving skyline.
