Nicosia captured center stage this March by sealing Cyprus’ most expensive property deal: an impressive €29.3 million office building in the Agioi Omologites area. This remarkable sale, confirmed by property analytics firm Ask Wire, underscores the capital’s rising star status in high-value real estate.
The top 10 property transactions during March accumulated to €56.5 million across Cyprus, with Nicosia, Limassol, and Larnaca dominating the top positions. Larnaca led with four major deals, while both Nicosia and Limassol registered three each. When looking at the 50 highest-value sales in total—worth €92.7 million—Nicosia took a commanding lead at €45.5 million, representing almost half of the total market (49%). Larnaca followed at €17.4 million (18.8%), overtaking Limassol’s €16.2 million (17.5%).
In a surprise outcome, Limassol fell behind both Nicosia and Larnaca. Meanwhile, Paphos reported €7.1 million in its 10 largest deals (7.7%), just edging out the free Famagusta area with €6.5 million (7%).
Out of the 50 costliest purchases, 27 were residential properties, highlighting robust interest in premium living spaces. Another 14 were land transactions, five of which ranked among the month’s highest-value deals. Overall, top-tier property sales surged by 43% compared to February 2025, reflecting heightened investor confidence in the Cypriot market.
