Cyprus Property Market Q2 2026: Demand Shifts to Affordable Homes Amidst Regional Variations

The Cyprus real estate landscape experienced a significant transformation in the second quarter of 2026, with overall property sales declining sharply. However, rather than signaling a market freeze, emerging data reveals a subtle shift in buyer preferences towards more affordable homes and changing dynamics across key regions.

Major Drop in Sales Volume and Value

Statistics show a 42.2% drop in sales contracts for new apartments and houses, falling from 2,277 in Q1 to 1,317 in Q2. Correspondingly, the total value of these transactions plunged by 46.6%, from €748.6 million to €400.1 million. The average contract value slid 7.6% to €303,808, with the median price declining by 6.3% to €224,850.

Breakdown by property type reveals apartments saw an average price dip to €262,574, while houses experienced a steeper decline with an average value of €501,800. The highest transaction value also dropped dramatically from €13 million to €4.69 million, underscoring the market’s recalibration.

Affordable Properties Gain Traction

The most notable trend was increased activity in lower-priced segments. Nearly 68.1% of all new-build sales were under €300,000 in Q2, up from 62.6% in the prior quarter. The category between €150,000 and €199,999 grew particularly strong, rising from 21% to 24.8%. This shift signals that affordability is now a critical factor for buyers navigating Cyprus’ evolving market.

This contrasts with Limassol, still the leader in overall sales value but experiencing a drop from 40.8% to 32.4% market share.

Other districts like Larnaca held steady, while Paphos maintained the highest median property price (€352,500) despite a small dip in market share.

Local Areas Show Varied Resilience

Analyzing individual locations reveals divergent trends. Limassol topped the count in contracts with 129, followed by Aradippou (122) and Lakatamia (92). Yet, Lakatamia showed the smallest decline (14.8% drop), considerably outperforming the overall market decline of 42.2%.

Several districts even posted gains in sales volume and prices. Agios Dometios saw new-build transactions rise by 22.6%, with the median price increasing 7.7% to €154,000. Dali’s sales grew by 15.8%, and the Municipality of Nicosia displayed near stability in contract numbers but a robust 31.3% hike in total value.

Luxury Market Defies General Downturn

While the broader market cooled, luxury property activity remained lively. Germasogeia recorded 43 transactions worth €27.6 million in Q2, with an average deal size around €640,970. Potamos Germasogeias saw even higher values, averaging over €830,000 per transaction.

Pegeia led luxury pricing with a median transaction value of €855,000 and an average exceeding €1 million. These figures underscore that demand for premium properties continues independently of shifts in the mass market.

A Dynamic Market Adapting to New Realities

The second quarter’s results reflect not a collapse, but a market reshaped by evolving buyer priorities. Affordability now plays a more prominent role, prompting migrations of demand toward mid-tier and budget segments while select regions and luxury hotspots maintain strong appeal.
