The Cyprus Government has officially approved the plans for the much-anticipated Limassol Mall, marking a significant €100 million retail investment in the Agios Athanasios area near Amathounta. This development represents one of the largest commercial projects in Cyprus, with a vision to boost economic growth and create approximately 1,000 new jobs.
The project will cover roughly 76,392 square meters of total built space, including about 28,434 square meters of leasable retail area. The mall will feature around 90 retail outlets, six large kiosks, nine food and beverage venues, a sizable food court seating 500 visitors, a five-screen cinema, plus family entertainment and gaming areas. Parking facilities will accommodate 1,270 vehicles across two basement levels.
Developers anticipate daily visitor numbers between 6,700 and 11,700, averaging around 8,800 footfall, aiming to establish the mall as a key shopping hub in eastern Limassol.
The Cabinet’s approval came via a special planning derogation after rejecting a rival submission from Atterbury Europe, known for MyMall Limassol and other major Cypriot retail centres. The ownership group behind Nicosia Mall, including respected investors like Zorbas Group, PHC Group, Athienitis Group, and VLM Group, is leading the development in partnership with Papantoniou.
Despite the approval, traffic congestion remains a critical concern. Amathounta Municipality and local business representatives have highlighted the current strain on Agios Athanasios’ road network, emphasizing that necessary upgrades should be prioritized before construction proceeds.

Andreas Hadjimitsis, co-owner of MyMall Limassol, has announced plans to seek legal advice, questioning the adequacy of transport studies and the speed at which approval was granted. While acknowledging demand for another regional shopping centre, he stresses that location must mitigate further strain on Limassol’s transport arteries and retail ecosystem.
