Cyprus High-End Property Sales Reach €286.4 Million in First Half of 2026

The total value of the top 50 most expensive real estate transactions in Cyprus soared to €286.4 million during the first six months of 2026, reveals data analysed by the property intelligence platform Ask Wire. This robust figure underlines the island’s appeal to investors targeting premium assets.

Dominance of Limassol’s Luxury Property Market

Leading the way, Limassol secured the spotlight with six of the top ten highest-value deals, collectively valued at €117.2 million. Among them, a standout transaction involved agricultural land with an existing structure in Moni, Limassol district, sold for an impressive €55 million — the largest sale nationwide in this period.

The broader premium landscape shows Limassol’s top 10 sales racking up €148.2 million, representing more than half (51.7%) of the combined total of Cyprus’ 50 largest transactions. Paphos followed at a distance with €68.8 million worth in its leading sales, while Nicosia, Famagusta, and Larnaca contributed €26.7 million, €21.4 million, and €21.2 million respectively.

Land and Prime Development Opportunities Drive Market Activity

Seven out of the ten largest deals involved land or development plots, indicating a continued investor focus on future development potential. Pavlos Loizou, CEO of Ask Wire, highlights that these areas are likely earmarked for luxury residential projects or upscale hotel developments. Demand is also rising for office spaces due to the influx of international companies choosing Cyprus for their regional headquarters, fueling growth in the offices market.

Geopolitical Factors Temper Second-Quarter Sales Momentum

Interestingly, eight of these top ten transactions closed in the first quarter of 2026, alluding to a slowdown in the second quarter. Loizou points to the geopolitical instability linked to the Middle East conflict as a significant factor causing cautious investor sentiment in recent months.
