In the first half of 2026, Cyprus witnessed a substantial surge in high-value property transactions, with the total worth of the 50 most expensive deals reaching €286.4 million. This data, revealed by property intelligence platform Ask Wire, highlights the island’s ongoing appeal for premium real estate investments.

Limassol Dominates High-End Property Deals

The standout transaction in this period was a €55 million sale of agricultural land with an existing structure in Moni, Limassol district, making it the most significant deal across Cyprus. Limassol further asserted its dominance with six of the top ten deals, totaling €117.2 million, underscoring the city’s status as a magnet for luxury real estate investors.

Regional Breakdown: Paphos and Larnaca Follow

Paphos came in second with three major transactions worth €35.5 million, while Larnaca reported one sizeable deal valued at €9 million. When analyzing the top 50 deals, Limassol’s ten largest transactions amassed €148.2 million—over half (51.7%) of total transaction value. Paphos ranked second with transactions exceeding €68.8 million (24%). Nicosia and free Famagusta trailed behind, recording €26.7 million and €21.4 million respectively, just edging out Larnaca’s €21.2 million.

Land Acquisition Continues to Lead the Pack

According to Pavlos Loizou, CEO of Ask Wire, land purchases consistently dominate the upper market segment, with seven of the ten priciest transactions involving agricultural land or development plots. These parcels are highly sought after for potential luxury housing or hotel developments. Additionally, there’s a noted rise in demand for office spaces driven by international companies establishing operations in Cyprus.

Geopolitical Factors Influence Market Activity

Investment slowed in the second quarter of 2026, with eight out of the ten largest deals completed within the first three months. Loizou attributes this slowdown partly to geopolitical uncertainties linked to conflicts in the Middle East, which influenced investor caution during the later months.
