Strovolos, Nicosia: The 2026 Property and Area Guide

Strovolos is the largest municipality in the Nicosia district and the second largest in Cyprus — and on the evidence of index.cy’s own live inventory, it is also the suburb where the capital’s entry-level apartment market has quietly disappeared.

Only 20% of the apartments currently for sale in Strovolos are priced under €250,000. In Latsia, fifteen minutes down the A1, the figure is 84%. That is not a small gap; it is a different market wearing the same postcode.

This guide is built from 1,511 live index.cy listings priced across five Nicosia-district localities, 588 of them in Strovolos, plus the administrative facts that changed on 1 July 2024 and that most English-language pages about the area still have wrong. It also identifies the one purchase in Strovolos that yields materially more than the same money spent in Engomi or Aglantzia — and the one that yields materially less.

Where Strovolos Is — and Why It Is Still Its Own Municipality

Strovolos sits immediately south-west of the Nicosia city walls, spreading across the flat Mesaoria plain roughly three to eight kilometres from the old town. It became a municipality in 1986, and at the 2021 census it had 70,823 residents — more people than the Nicosia municipal borough itself, which counted 56,479.

Nicosia is landlocked. There is no sea view premium anywhere in this district, so what buyers in Strovolos are paying for is commute time, plot size, school catchment and the age of the building. Nothing else moves the price much.

Now the part almost every area guide gets wrong. Cyprus reformed local government on 1 July 2024, creating 18 new municipalities by merger. Exactly two were retained unchanged — and Strovolos is one of them, alongside Paphos. Its neighbours were not so lucky: Engomi and Aglantzia were both absorbed into the new Nicosia Metropolitan Municipality as boroughs, and Latsia was merged with Geri.

That matters less than it sounds, and here is the correction that actually affects buyers. Planning and building permits no longer sit with any municipality at all. The reform transferred that power to the new District Local Government Organisations. If you are extending, converting or building in Strovolos, your application goes to the Nicosia District Local Government Organisation, exactly as it would in Engomi or Latsia. Guides that tell you to apply to Strovolos Municipality are two years out of date.

Within the municipality, listings are advertised against neighbourhood names rather than the six ecclesiastical parishes. The ones you will see most often on index.cy are Acropolis, Dasoupolis, Archangelos, Chryseleousa and Agios Vasileios. Acropolis is the only one with enough live stock to price separately, and we do that below.

One more thing worth knowing, because it cuts the other way from most area-guide corrections. Three of the landmarks that people habitually attribute to neighbouring suburbs are genuinely inside Strovolos: Nicosia General Hospital, whose registered address is on the Nicosia–Limassol Old Road in Strovolos 2029; the Mall of Cyprus at Shacolas Emporium Park on Verginas Street, Strovolos 2025; and the GSP Stadium at the A1 entrance to the city. A large teaching hospital, the district’s biggest shopping centre and the national stadium inside one municipality is unusual, and it is part of why the house market here prices where it does.

Strovolos Property Prices in 2026: What 588 Live Listings Show

We took every index.cy listing whose title places the property in Strovolos, then read the asking price from each individual listing page. 589 listings matched and 588 returned a price — a 99.8% extraction rate. This is the whole market as advertised today, not a curated selection.

These are asking prices, not transaction prices. Cyprus publishes no timely public record of agreed sale prices, so every market figure you will read — ours included — comes from what sellers are asking. Expect negotiated prices to land below these, and treat the medians as a ranking tool rather than a valuation.

The apartment market, which is where most of the volume sits, breaks down like this:

The spread across the whole apartment market is wide but not extreme: the 10th percentile asks €209,000, the 25th €270,000, the 75th €395,000 and the 90th €510,000. Half of everything on the market sits between €270,000 and €395,000, which is a tight and fairly liquid middle. Houses are a different proposition entirely. At a median of €800,000 across 63 listings, the house market here is not a step up from the flats — it is a separate budget bracket. Three-bedroom houses median €435,000 (n=13), four-bedroom €800,000 (n=25), five-bedroom €1,350,000 (n=17). For context, see our houses for sale in Nicosia guide.

Acropolis: The One Neighbourhood With Enough Stock to Price

Of the 282 apartments for sale, 246 are advertised simply as Strovolos, 29 as Acropolis, four as Dasoupolis and three as Archangelos. Only Acropolis carries a sample worth reporting, and it is instructive: those 29 flats ask a median of €310,000, a shade below the €325,000 median of the unlabelled stock. The rental picture is the more interesting half — 14 Acropolis apartments are advertised to let at a median of €1,475 a month, against €1,200 for Strovolos listings carrying no neighbourhood label.

In other words, Acropolis sells slightly cheaper and lets for meaningfully more. With 29 and 14 listings the finding is directional rather than conclusive, and we would not build a purchase on it alone. But it points the same way as the district-level yield result below, and it is the sort of thing worth checking street by street before you commit.

The commercial side is larger than most people expect for a residential suburb: 39 commercial units for sale at a median of €765,000, and 37 advertised to let at a median of €6,100 a month, alongside 20 whole buildings for sale at a median of €1,700,000. Strovolos is not just housing — the industrial area and the office corridors along the main avenues are a real part of the Nicosia commercial market. Why Strovolos Is Nicosia’s Three-Bedroom Market

Here is the finding that no other page about this suburb carries, because it requires the whole inventory to see.

41% of the apartments for sale in Strovolos have three bedrooms. There are 117 of them. That is more three-bedroom flats on the market in this one municipality than the entire apartment inventory of Latsia (102) and Lakatamia (26) combined.

Compare the bedroom mix across the district and the difference is stark:

Read that column and the character of each suburb falls out of it. Engomi is a one-bedroom market — 29% of its flats are studios or one-beds, which is what you would expect next to a cluster of universities and embassies. Latsia and Lakatamia are two-bedroom markets, the classic first-purchase suburbs. Strovolos is where Nicosia families buy apartments, and it is the only inner suburb where three-beds are close to being the dominant type.

That has two practical consequences. If you want a three-bedroom flat in the capital, Strovolos gives you choice that simply does not exist elsewhere — 117 options against 24 in Latsia. If you are buying a three-bedroom flat in Strovolos as an investment, you are buying into the most crowded resale queue in the district, and you should price your exit accordingly. Strovolos Rents and Yields: The Two-Bedroom Anomaly

The same scrape captured 89 rental listings in the municipality, 38 of them apartments. The medians are these: one bedroom €700, two bedrooms €1,300, three bedrooms €1,475, and €2,000 for a three-bedroom house. Live stock sits on our Nicosia property to rent page.

Put the sale and rental medians together and something unexpected appears.

The two-bedroom flat is the best mainstream apartment yield in the suburb, and the three-bedroom — the type that dominates the market — is the worst. The size with the most listings, the most competition and the highest headline price produces the weakest income return.

Now widen it. A two-bedroom apartment in Strovolos and a two-bedroom apartment in Engomi ask almost exactly the same money: €300,000 in both. The rents are not the same at all.

Identical purchase price, 30% more rent. On a €300,000 purchase that is roughly €3,600 a year of extra gross income in Strovolos against Engomi, for the same capital. The pattern holds at three bedrooms too, where Strovolos yields 4.5% against 3.7% in Engomi and 3.6% in Aglantzia.

Two honest caveats, because this is the number people will quote. First, the two-bedroom rental sample here is small — eleven listings. What makes us willing to publish it is the shape rather than the midpoint: the cheapest two-bed advertised in Strovolos asks €1,000, which is the median in Engomi, and thirteen of Engomi’s twenty-four two-beds ask €1,000 or less. The distributions barely overlap. Second, these are gross yields on asking prices. Strovolos vs Engomi, Aglantzia, Latsia and Lakatamia

We ran the identical method across four neighbouring localities so these figures have something to sit against. 1,511 priced listings in total, across 1,512 that matched — a 99.9% extraction rate.

Strovolos and Aglantzia share the same median flat price of €320,000, but they are not interchangeable. Aglantzia is cheaper at one and two bedrooms and 11% dearer at three (€437,000 against €393,000) — the opposite of what the identical medians imply. Engomi has the lowest median of the three inner suburbs at €285,000, but that is a composition effect: it is dragged down by the 29% of its stock that is one-bedroom, and its three-beds are the most expensive in the district at €460,000.

Houses tell a cleaner story. Its houses are the most expensive in the district by a wide margin — a median of €800,000 against €600,000 in Aglantzia, €570,000 in Engomi, €458,000 in Latsia and €359,000 in Lakatamia. The Entry Level, and the 54 Flats the State Is Building in Strovolos

Back to the number this guide opened with. Of the 282 apartments for sale here, 56 are priced under €250,000 (20%) and 27 under €200,000 (10%). The comparable figures for Latsia are 84% and 44%.

This is not an abstraction. If your budget is €200,000 and you want to live in Strovolos, the entire market available to you today is twenty-seven flats. In Latsia the same budget reaches forty-five. That is what an affordability squeeze looks like when you measure it in listings rather than in index percentages.

The state has noticed. The Cyprus Land Development Corporation, working with the Interior Ministry, is building 54 affordable rental apartments in Strovolos with €12 million of state funding — a five-storey block of 30 two-bedroom units and a four-storey block of 24, on a single site. Funding was staged €4 million in 2025 and €8 million in 2026, covering land and construction, with completion targeted within three years of a late-2025 start. Note what the state chose to build: all 54 units are two-bedroom. That is the size with the best yield in our data and the second-largest share of the sale market. It is also, revealingly, a large number relative to what is advertised. Only eleven two-bedroom rentals were live in Strovolos on index.cy when we ran this scrape. Listed supply is not the same as total stock, so do not read 54 units as a five-fold increase in rental housing — read it as a measure of how thin the advertised two-bedroom rental market here actually is.

For comparison, the equivalent Limassol scheme delivered 138 apartments for €16 million, and those units are expected to let at 25–30% below the local market. If the Strovolos scheme is priced similarly, the 54 flats will rent well under the €1,300 median above — which is the point of them.

Buying or Renting in Strovolos: What to Check First

Five things are worth doing before you commit to anything in Strovolos, and none of them is expensive.

  • Check the building’s age against the price. Strovolos grew in waves from 1986 onwards, and a 1990s block and a 2020s block can sit on the same street at similar asking prices. Age drives running costs, insulation and communal fees far more than the listing suggests.
  • Send permit questions to the district, not the municipality. Since July 2024 planning and building permits are issued by the Nicosia District Local Government Organisation, whatever the seller’s agent tells you.
  • Verify the neighbourhood, not the label. Acropolis, Dasoupolis and Archangelos are marketing names, not administrative boundaries. Confirm on a map and against the Land Registry plan where the property actually is.
  • Check whether the title deed exists. This is the single most common problem in Cypriot resale, and it is not specific to Strovolos. Our Land Registry guide explains how to check.
  • Price the three-bedroom exit. If you are buying one of the 117 three-bed flats, assume you will be selling into a queue of similar units. Model a longer marketing period than you would in a thinner market.

Strovolos in 2026: The Short Version

Strovolos is the biggest municipality in the Nicosia district, one of only two in Cyprus left untouched by the 2024 reform, and the place where the capital’s family apartment market lives. Its 282 flats for sale ask a median of €320,000, its houses a median of €800,000 — the dearest in the district.

Three things to take away. Strovolos is Nicosia’s three-bedroom market, with 41% of its flats at that size and 117 live options. Its two-bedroom flats are the district’s yield anomaly, returning 5.2% gross against 4.0% in Engomi for identical money. And its entry level is gone: 20% of flats under €250,000, against 84% in Latsia, which is precisely why the state is putting €12 million into 54 subsidised two-beds here rather than anywhere else in the capital.

If you want space and schools in Nicosia and can fund it, Strovolos is the obvious choice and the data supports the price. If you are buying your first flat on a €200,000 budget, the honest answer is that Strovolos has twenty-seven of them and Latsia has forty-five.
