Akamas Real Estate: €46 Million Investment Could Bring 89 New Villas to the Area

The Akamas region in Cyprus is poised for notable residential development, with three distinct housing projects collectively valued at €46 million potentially introducing 89 new villas. These developments highlight ongoing interest in expanding the property market around Paphos, although construction remains contingent on securing necessary planning and environmental permits.

Development 1: 25 Villas for €16 Million in Pegeia

The first proposal, located within the Pegeia Municipal District and part of the Akamas Municipality, offers a €16 million investment opportunity featuring 25 spacious two-storey villas. Each villa will include four bedrooms, a basement ranging from 129 to 176 square meters, private gardens, parking, and individual swimming pools. The total site area spans approximately 24,013 square meters and will incorporate an internal road system, pedestrian pathways, green spaces, plus a biological wastewater treatment plant.

Development 2: €16.7 Million for 34 Detached Homes

The second project, valued at €16.7 million, plans for 34 detached homes on nearly 24,700 square meters of land. The offering includes 23 four-bedroom and 11 three-bedroom residences, mostly over two floors with floor plans ranging from 127 to 224 square meters. Additionally, 19 homes will feature spacious basements. With 27 pools in total — 26 private and one shared — and environmentally conscious wastewater treatment infrastructure, this project balances comfort with sustainability.

Development 3: 30 Homes with Luxurious Amenities – €13.3 Million

Situated just west of the Akamas peninsula in Neo Chorio, within Polis Chrysochous Municipality, the third project is valued at €13.3 million, intending to create 30 residences featuring ground, semi-basement, and first-floor levels. Covering around 13,713 square meters, the development will offer communal amenities such as shared pools, jacuzzis, massage areas, extensive green spaces, and parking. Notably, the environmental impact study confirms that this project lies outside the sensitive Natura 2000 protected areas, a key factor given Akamas’ ecological significance.

What This Means for Akamas Property Market

Combining these projects amounts to an average investment of approximately €517,000 per villa. They represent a significant addition to the local residential property pipeline and illustrate continued development confidence in the Paphos region.

However, it’s important to remember these plans are at various stages and will only move forward following stringent environmental and planning approvals.
