Construction Material Prices in Cyprus Edge Upwards in August 2026
The Cyprus construction sector continues to face cost challenges as construction material prices rose again in August 2026. According to the latest data from the Cyprus Statistical Service (CYSTAT), the Price Index of Construction Materials hit 123.09 (2021=100) in August. This represents a slight month-on-month increase of 0.07%, but a more pronounced annual rise of 3.39% compared to August 2025.
Material Groups Driving Price Inflation
Not all materials have experienced the same price pressures. Key contributors to rising costs include wood-based products, plastics, and metals, which showed some of the sharpest price hikes over the past year.
- Wood, plastics, insulation materials, and chemicals collectively grew by 4.60% year-over-year. Plastic products led this surge, jumping 6.58%, with wood products close behind at 5.11%.
- Metallic construction products also increased by 4.60%. Iron and steel prices rose 3.90%, while aluminium and other metal products surged by 5.99%. Interestingly, metallic products recorded a slight monthly decline of 0.19% in August.
Cement and Mineral Materials Remain on the Rise
Mineral-based materials, essential in virtually all construction projects, continued to climb. Cement prices, a critical input across developments, rose 4.79% annually. Meanwhile, stone and mineral aggregates saw milder increases of 1.30% and 0.67%, respectively.
Electromechanical Products Show Mixed Trends
The electromechanical category posted a 3.58% annual increase overall, with electrical fixtures pushing ahead with a significant 7.30% jump year-over-year. In contrast, heating and cooling equipment costs actually declined by 1.67%, revealing inconsistent pricing trends across construction components.
What This Means for Property Developers and Buyers
Rising construction material prices translate directly into higher project costs, potentially influencing timelines and final property prices. Developers must carefully navigate these fluctuations to maintain viable budgets, especially when working on projects throughout Cyprus — from houses for sale in Cyprus to premium commercial property ventures.
It’s important to note that while the data reflect material costs rather than property prices directly, they serve as an essential indicator for the industry’s cost dynamics.
Year-to-Date Trends Highlight Continued Pressure
Looking at the January to August 2026 period, construction material prices were 2.06% higher than the same timeframe in 2025. Products such as plastics (+5.14%), electrical fixtures (+5.64%), and aluminium-based materials (+4.63%) have been leading the upward momentum.
If you’re exploring options like affordable apartments in Cyprus, understanding these trends can offer insight into potential future market movements and development costs.
Final Thoughts
The continuous increase in construction material prices signals sustained inflationary pressures in Cyprus’s real estate development landscape. Buyers and investors should keep these cost dynamics in mind, especially when evaluating new property developments or investment opportunities.
