Building Permits Soar 29.5% in Cyprus as Apartments Take the Lead
In the first half of 2026, Cyprus saw a significant jump in building permits, with authorities granting 4,401 permits — a 29.5% increase compared to the same period last year. This surge is largely driven by apartment blocks, reflecting a strong push in multi-unit residential developments across the island.
The Rise in Dwelling Units: What the Numbers Tell Us
The approved permits cover the construction of approximately 11,100 dwelling units, marking a striking 67.8% rise year-on-year, according to the latest data from the Statistical Service of Cyprus. While these figures highlight an expanding development pipeline, it’s important to note that permits do not guarantee all projects will start immediately or reach completion.
Apartments Lead the Charge
Apartment blocks dominate the residential category in this growth spurt, accounting for 7,832 units or an 85.3% increase compared to the first half of 2025, when permits covered just 4,227 apartment units. Single-family houses saw a modest 4.2% rise with 1,760 units approved, while smaller projects like two-unit buildings increased by 25.2% to 671 units.
In addition, permits for mixed residential and commercial apartment blocks more than quintupled, jumping from 164 units last year to 837 permitted units this period. This trend underlines the growing demand for versatile living spaces that combine residential comfort with commercial accessibility.
June 2026 in Focus: A Monthly Snapshot
The month of June alone brought 751 new permits, reflecting an 18.3% increase over June 2025. These projects represent a combined investment value of €469.5 million and span 394,717 square meters, covering 2,122 dwelling units.
Over the first six months, the total value of all permitted projects soared by 48.2% to €2.57 billion, with the combined floor area increasing by 47.1% to roughly 2.10 million square meters. Residential properties made up the lion’s share of growth, as the permitted residential area surged 65.8% to 1.90 million square meters, driving a 66% increase in value to €2.21 billion.
What Does This Mean for Cyprus Real Estate?
The data clearly shows robust expansion in apartment block development and growing overall confidence in residential construction.
