Construction Material Prices in Cyprus See 3.39% Annual Increase in August 2026
The cost of construction materials in Cyprus has continued its upward trajectory, with August 2026 figures showing a notable 3.39% rise compared to the previous year. According to the latest data from the Cyprus Statistical Service (CYSTAT), the Construction Materials Price Index reached 123.09 (base year 2021=100), reflecting a slight 0.07% increase from July.
For builders, developers, and investors alike, this steady climb in material costs translates into increased project expenses, potentially impacting property prices and timelines for new residential or commercial developments.
Wood, Plastics, and Metals Lead the Price Surge
The most significant annual price hikes were seen in wood-based, insulation, chemical, and plastic products, which collectively rose by 4.60%. Specifically, plastics surged by 6.58%, with wood products not far behind at 5.11%. Chemical products increased by 3.02%, and insulation materials saw a modest 1.16% rise.
Metallic materials also pushed upwards by 4.60% year-on-year. Iron and steel prices climbed by 3.90%, while aluminium and other metal products jumped 5.99%. Notably, metals slipped slightly in August by 0.19% month-over-month, indicating some short-term pricing fluctuations.
Cement and Mineral Materials Continue to Rise
Mineral-based products experienced a 2.67% increase over the last year. Cement prices alone climbed 4.79%, while stone products and mineral aggregates saw more modest rises of 1.30% and 0.67% respectively. Mineral-derived products like ceramics rose just 0.39%, registering a slower pace of growth.
These increments matter because key building inputs such as cement, timber, and metals are foundational to many construction projects. Electrical Fixtures Mark the Sharpest Increase Among Electromechanical Items
Within electromechanical materials, prices rose by 3.58% annually. Electrical fixtures experienced the steepest rise, soaring 7.30% over the year. However, heating and cooling equipment bucked the trend, dipping by 1.67%. This mixed performance highlights how construction cost pressures do not impact all sectors evenly.
Bigger Picture: Material Costs Remain Elevated Through 2026
Looking at the year-to-date period from January to August 2026, construction material prices are 2.06% higher compared to the same timeframe last year. High-demand materials including plastics (+5.14%), electrical fixtures (+5.64%), and aluminium products (+4.63%) contributed significantly to this increase.
