The first six months of 2026 have marked a significant uptick in Cyprus’s premium property market, with the 50 most expensive transactions across the island cumulatively valued at €286.4 million. This data comes from an in-depth analysis by property intelligence leader Ask Wire.
Leading the pack was a remarkable €55 million sale of agricultural land accompanied by an existing structure in Moni, Limassol district — the highest recorded property deal within the period. Limassol’s influence on high-end property continues to be pronounced, with six of the ten top transactions being located here, combining for €117.2 million in value.
Paphos follows with three major sales totalling €35.5 million, while Larnaca accounted for one high-value deal at €9 million.
Extending beyond the top ten, Limassol leads across the broader spectrum. The district’s 10 highest-value sales alone amassed €148.2 million, representing over half (51.7%) of the entire €286.4 million sum for Cyprus’s top 50 transactions.
Paphos holds second place with €68.8 million from its top ten deals (24% of the total), whereas Nicosia and the free Famagusta district recorded €26.7 million and €21.4 million respectively, just edging out Larnaca’s €21.2 million.
Plots of land continue to be the preferred asset in Cyprus’s luxury market. As noted by Ask Wire CEO Pavlos Loizou, seven out of the ten most valuable deals were land-based, mostly agricultural or development plots. These are frequently eyed for premium residential or hotel developments.
Additionally, demand for office properties is rising, mirroring the influx of international businesses setting up operations on the island.
Transaction timing reveals a slowdown in the second quarter of 2026, with eight of the ten largest deals closing within the first quarter. This deceleration aligns with increased caution among investors due to geopolitical tensions in the Middle East, which affected investment confidence during the latter part of the first half.
