Record-Breaking September Property Sales Across Cyprus in 2026
September 2026 proved to be a milestone month for Cyprus’ real estate market, with a staggering 1,681 property sales contracts registered island-wide. This marks the highest volume of sales ever recorded in a September since official data tracking began in 2000, representing a solid 13% increase compared to September 2025’s 1,484 contracts.
District-by-District Performance
According to the latest reports from the Department of Lands and Surveys (DLS Portal), most districts saw significant sales growth, with Larnaca leading the charge with an impressive 29% year-over-year rise to 393 deals. Limassol retained its position as the largest property market, posting a strong 16% sales increase to 506 contracts.
Paphos and Nicosia also contributed to the overall growth, recording 10% and 7% increases, respectively. In contrast, Famagusta experienced a 20% drop in sales, marking its fourth consecutive month of decline with only 63 contracts signed.
Sales Breakdown by Buyer Type
September figures also reveal purchasing trends by residency:
- Cypriot Buyers: Dominate the market with 976 purchases (58.1%), up 10% from last year. Except for Paphos, which saw a 14% decline, all districts posted gains.
- European Union Buyers: Accounted for 210 sales (12.5%), a modest 4% increase. Notably, Famagusta’s EU buyer sales plummeted by 85%, while Nicosia rebounded with a 50% rise.
- Non-EU Buyers: Showed robust growth, up 26% to 495 sales (29.4%). Limassol led with a 45% increase, followed by Paphos and Larnaca.
Strong Year-to-Date Market Momentum
From January through September 2026, a total of 14,969 sales contracts were recorded, signifying a 14% surge compared to the same period in 2025. Limassol continues as the top district with 4,860 contracts, followed by Nicosia (3,163), Paphos (2,999), Larnaca (3,291), and Famagusta (656).
Growth across domestic sales is consistent, with Limassol rising 18% and Famagusta 9%. EU citizen purchases climbed 21% overall, led by Paphos with a remarkable 39% increase. Meanwhile, non-EU buyer sales nearly doubled EU sales volume, up 19% across Cyprus.
Investors’ Market Snapshot
Overseas buyers accounted for 47% of total sales in the first nine months, showing particularly strong purchasing activity in Paphos, where foreign buyers outnumbered local buyers more than twofold.
