Cyprus Sees 21% Surge in Building Permits Driven by Residential Development

Cyprus’ construction sector experienced a notable surge in May 2026, with authorised building permits rising by 21.1% year-on-year. The Cyprus Statistical Service reported that 735 permits were granted during the month, collectively valued at €428.2 million and encompassing 352,126 square metres of floor area. These permits include plans for 1,847 new dwelling units, highlighting an active property development landscape.

Floor space authorised for residential projects also rose sharply by 62.8%, reaching 1.54 million square metres.

The value of residential building permits surged 61.6%, amounting to €1.79 billion. By contrast, non-residential construction permits saw a decline in value by 28.8%, down to €196.5 million.

Apartment developments are the driving force behind new housing supply. Permits for apartment blocks included 6,667 units between January and May 2026, nearly doubling (+90.6%) the 3,497 units approved in the same period last year. Meanwhile, permits for single-family houses saw a slight growth to 1,469 units from 1,369, and buildings with two housing units increased by 20% to 547 units.

The financial scale of these projects also expanded. The value of civil engineering projects rose nearly 40% to €85.8 million. Plot division projects nearly doubled in value (+99.2%) to €23.4 million, while road construction expenditures increased by 66.4% to €4.1 million.
