This area, which once thrived with factories, warehouses, and a traditional boatyard, has felt disconnected from Limassol’s urban pulse for years. Now, a comprehensive waterfront regeneration initiative aims to breathe new life into this overlooked part of the city.
The core vision put forth by Limassol’s municipal leadership focuses on reconnecting the port area with the bustling city centre by creating an inviting, continuous waterfront. Mayor Yiannis Armeftis highlights that Aktaia Road holds the geographical key to linking these two vital urban hubs.
The redevelopment plans extend well beyond mere road improvements. A linear waterfront park is being designed with broad pedestrian walkways, dedicated cycle lanes, and enhanced public transport options, including a potential future tram line. This sustainable urban approach aligns with Limassol’s broader goals to promote green mobility while enhancing accessibility.
Improved access to the coastline, especially for residents in western Limassol who have historically faced limited sea access, is a significant part of the regeneration. By connecting the new waterfront with existing pedestrian routes and greenways, the project encourages residents to embrace walking and cycling over car reliance.
Although still in initial phases, the municipal efforts have already produced tangible results. Cleanup operations removed thousands of tons of waste; over 500 new trees have been planted along the shore, enhancing the environment and public appeal. A mile-long pedestrian and cycle path equipped with solar lighting is now open, alongside a new bridge that improves connectivity across the redevelopment zone.
Mayor Armeftis emphasizes phased delivery to allow residents early enjoyment of new areas while providing valuable insights for ongoing improvements. Next steps will complete the waterfront link from Garyllis River to Limassol Port’s passenger terminal, creating a seamless connection for locals and visitors alike.
Looking ahead, a global architectural competition is slated for 2027 to determine the masterplan’s next phase. The University of Cyprus and Frederick University are collaborating on the competition framework, aiming to incorporate public input through workshops scheduled later this year. Engagement with key stakeholders including port operators DP World and Eurogate, as well as government planning and environmental departments, sets a collaborative tone for the project.
One of the most sensitive aspects of this redevelopment is the future of Limassol’s historic boatyard (Karnagio). Mayor Armeftis has assured that closures are not the goal; rather, the focus is on relocating the boatyard to a modern facility that supports Cyprus’s expanding maritime industry. The current location sits within a protected coastal zone and does not align with the vision for a revitalized, accessible waterfront.
Alongside new development projects, private investment is flowing into repurposing former industrial buildings into cultural venues, event spaces, and commercial hubs. Limassol’s commitment to preserving its industrial legacy is clear. The mayor stresses that historic structures should, where viable, be maintained and integrated into the community fabric for cultural and social benefits.
On the urban skyline, vertical growth is anticipated, with planning regulations allowing buildings up to 30 storeys (120 meters). The first tower surpassing 30 storeys is already underway, signaling strong investor confidence.
This waterfront regeneration scheme embodies one of Limassol’s most ambitious urban renewal efforts to date, blending public space enhancement, sustainable transport infrastructure, and private sector participation with respect for the city’s industrial roots.
