Cyprus Property Sales Soar to New Heights in September 2026
The Cyprus real estate market continues its impressive upward trajectory, with 1,681 property sales contracts recorded island-wide in September 2026. This tally marks the highest number of sales for any September since record-keeping began in 2000, representing a robust 13% increase from 1,484 contracts signed in September 2025.
District-Level Growth: Larnaca Takes the Lead
Data from the Department of Lands and Surveys reveals that most districts saw sales growth, with Larnaca standing out by posting an impressive 29% rise to 393 contracts, compared to 305 in the same month last year.
Limassol, the island’s largest property market, followed with a 16% increase to 506 sales, up from 436 last September. Paphos experienced a steady 10% growth with 345 contracts, and Nicosia saw a modest rise of 7%, reaching 374 sales from 351.
Famagusta remained the exception, registering a 20% decline to 63 contracts. This marks the district’s fourth month of consecutive declines, highlighting localized market challenges.
Buyer Profiles: Domestic and International Demand
September witnessed growth across all buyer segments:
- Cypriot buyers made up the majority with 976 purchases (58.1% of total), posting a 10% increase from 888 last year.
- EU citizens accounted for 210 sales (12.5%), up 4% year-on-year.
- Non-EU buyers significantly boosted the market with 495 sales (29.4%), up by 26% compared to last September.
Notably, while Larnaca’s domestic sales grew by 34%, Famagusta saw a 14% decline in Cypriot purchases. Meanwhile, non-EU buyers drove strong growth mainly in Limassol (+45%), Paphos (+30%), and Larnaca (+27%).
Year-to-Date Market Overview: Continued Momentum
From January to September 2026, a total of 14,969 sales contracts were lodged across Cyprus, a 14% increase on the 13,173 recorded in the same period last year. Limassol maintained its top spot with 4,860 sales, followed by Nicosia (3,163), Larnaca (3,291), Paphos (2,999), and Famagusta (656).
Domestic Sales
All districts reported higher domestic buyer activity year-to-date. Limassol led the growth with an 18% increase (3,046 contracts), followed by Famagusta (+9%), Larnaca (+7%), and Nicosia (+5%). Paphos recorded a marginal 1% rise.
EU and Non-EU Buyer Trends
EU purchases surged 21%, reaching 2,094 contracts, with Paphos contributing the sharpest rise at 39%. Larnaca and Nicosia also posted strong gains. Conversely, Famagusta’s EU buyer sales dropped by 17%.
Non-EU property acquisitions nearly doubled those of EU buyers, growing 19% across the island. Paphos and Larnaca both recorded 22% hikes, Limassol rose 18%, and Famagusta saw a 17% increase.
Overseas Buyer Influence and Market Insights
International buyers (EU and non-EU combined) comprised 47% of all property sales during the first nine months of 2026. Paphos particularly attracted overseas investors, with non-resident acquisitions more than doubling domestic sales. This trend reflects the district’s strong appeal as a premier investment and holiday destination.
