Record-Breaking Property Sales in Cyprus This September
The Cyprus real estate market demonstrated robust growth in September 2026, with a total of 1,681 property sales contracts registered nationwide. This marks the highest volume for any September since the Department of Lands and Surveys began tracking data in 2000, and represents a 13% increase over the 1,484 sales recorded in September 2025.
Larnaca Leads the Charge in Sales Growth
The district of Larnaca emerged as the standout performer, posting a substantial 29% year-on-year increase to 393 sales, up from 305 last year. Limassol remains the island’s busiest market, with 506 sales, reflecting a 16% increase over the same period. Paphos and Nicosia also reported positive growth of 10% and 7% respectively, whereas Famagusta bucked the trend, experiencing a 20% decrease in sales to just 63 transactions, marking its fourth consecutive monthly decline.
Buyer Demographics: Domestic and Overseas Demand Surges
All buyer categories experienced growth in September. Local Cypriots comprised the largest group with 976 purchases (58.1%), up 10% from last year. EU nationals accounted for 210 purchases (12.5%), showing a modest 4% rise. Meanwhile, non-EU buyers were particularly active, with a sharp 26% increase to 495 acquisitions, highlighting continued international interest.
Domestic Buyer Trends
Among Cypriot purchasers, Famagusta was the only district to see a sales drop (-14%). Elsewhere, Larnaca soared 34%, Nicosia climbed 8%, Limassol rose 7%, and Famagusta rebounded with a 26% increase in domestic sales overall.
EU Citizen Purchases
Sales to EU buyers lifted by 4%, with notable district variations. Paphos enjoyed a 17% rise to 97 sales, while Nicosia rebounded strongly by 50% following a dip in August. Famagusta again underperformed, with sales plummeting 85%.
Non-EU Buyer Activity
Non-EU buyer interest was robust, led by a 45% jump in Limassol and a 30% increase in Paphos. Larnaca also saw a 27% rise, although Nicosia and Famagusta experienced some declines.
Year-to-Date Sales Reinforce Market Strength
From January through September, a total of 14,969 contracts have been lodged island-wide, up 14% on the 13,173 contracts recorded in the same interval last year. Limassol remains the top district with 4,860 sales, followed by Nicosia (3,163), Larnaca (3,291), Paphos (2,999), and Famagusta (656).
Domestic Market Performance
Every district witnessed an increase in domestic property sales year-to-date. Limassol led with an 18% increase (3,046 sales), followed by Famagusta (9%), Larnaca (7%), Nicosia (5%), and Paphos (1%).
EU Buyers Year-to-Date
EU demand rose strongly by 21%, reaching 2,094 sales, with Paphos up 39%, Larnaca 30%, Nicosia 12%, and Limassol 9%. Famagusta was again an exception, falling 17%.
Non-EU Buyers Year-to-Date
Non-EU citizens purchased nearly twice as many properties as EU buyers during this period, with sales increasing 19% overall. Paphos led the pack with 22% growth, closely followed by Larnaca, Limassol, Famagusta, and Nicosia.
Strong Overseas Demand Driven by Paphos and Limassol
Foreign buyers (EU and non-EU) contributed 47% to total sales, with their presence particularly strong in Paphos, where combined purchases more than doubled those by domestic buyers.
