September Sees Cyprus Property Sales Soar to Record Highs
September 2026 marked a new peak for property transactions across Cyprus, with a total of 1,681 contracts signed. This volume represents the highest September figure since detailed records began in 2000, reflecting a robust 13% increase compared to September 2025’s 1,484 sales.
Data from the Department of Lands and Surveys highlights that almost all districts witnessed sales growth, with Larnaca leading the charge and Limassol retaining its status as the island’s largest property market.
Larnaca Drives September’s Strongest Surge
Larnaca was the standout performer, posting a 29% hike in sales to hit 393 contracts, compared to 305 last year. Limassol followed, with property sales rising 16% to 506, showing continuous buyer interest in its dynamic market.
Paphos saw a 10% rise, closing the month at 345 sales, while Nicosia experienced a moderate growth of 7%, with 374 sales. Famagusta, however, faced a 20% downturn to 63 contracts, marking its fourth straight monthly decline.
Buyer Segments in Focus
All main buyer categories recorded increased activity in September. Cypriots accounted for the majority, with 976 purchases (58.1%), followed by non-EU citizens who made 495 acquisitions (29.4%), and EU buyers, who contributed 210 sales (12.5%).
Domestic Buyer Trends
Sales to local buyers climbed by 10% year-on-year. Notably, Paphos was the only district with a dip (-14%), whereas Larnaca (+34%), Famagusta (+26%), Nicosia (+8%), and Limassol (+7%) showed upward trends.
EU Citizen Purchases
Increased demand from EU buyers rose 4%, with Nicosia showcasing a significant rebound—up 50% year-over-year. Paphos and Larnaca followed with respective gains of 17% and 13%, while Limassol also edged up by 5%. Famagusta remained the sole district where EU sales declined steeply by 85%.
Non-EU Buyer Activity
Non-EU purchaser interest surged by 26%. Limassol led with an impressive 45% increase, closely followed by Paphos (30%) and Larnaca (27%). Nicosia and Famagusta saw reductions of 31% and 9%, respectively.
Year-to-Date Market Overview: January to September 2026
A total of 14,969 sales contracts were lodged island-wide over the first nine months, reflecting a healthy 14% growth compared to the same period in 2025. Limassol maintained a commanding lead with 4,860 contracts, followed by Nicosia (3,163), Larnaca (3,291), Paphos (2,999), and Famagusta (656).
The overall upward trend underscores the persistent demand for both residential and commercial real estate across Cyprus, even as Famagusta’s short-term challenges continue.
