The Ring Cyprus: Transforming Larnaca with a €180 Million Residential Development
Progress is underway for one of the largest residential developments in Cyprus, The Ring Cyprus, a €180 million project located in Dromolaxia – Meneou, just a short drive southwest of Larnaca International Airport.
Initiated by Aroundtown Property Holdings PLC, an Israeli-backed company, this ambitious development has secured planning permission and is currently awaiting the issuance of a building permit, according to Kypros Andronikou, mayor of Dromolaxia – Meneou, who shared updates with StockWatch.
Project Overview: A Community Designed for Modern Living
The Ring Cyprus promises 770 contemporary residential units, ranging from studios to multi-storey blocks featuring one, two, and three-bedroom apartments. The residential buildings will be complemented by extensive green spaces, wellness amenities, and recreational facilities designed to enhance quality of life.
The master plan includes themed parks, playgrounds for children, wellness centres, restaurants, and sports facilities such as a futsal pitch and tennis courts. Furthermore, residents can expect co-working spaces and meeting areas, promoting a balanced live-work environment. Approximately 16,000 square meters will be dedicated to verdant green zones, reinforcing the project’s commitment to sustainable living.
Financial Commitment Sparks Local Debate
A significant point of contention has emerged regarding the €500,000 contribution tied to the project’s planning consent. Per government regulations, €250,000 of that sum is allocated to the Cyprus Land Development Corporation (KOAG), while the remaining €250,000 is designated for the Dromolaxia – Meneou municipality.
Mayor Andronikou has voiced concerns over this split, arguing that the full amount should remain within the municipality. His reasoning highlights the municipality’s ongoing responsibility for maintaining the parks and green spaces surrounding the development — an obligation estimated to cover at least 20 years.
“What happens after those 20 years? Residents could be left footing the maintenance bill while municipalities seek greater financial and administrative independence,” Andronikou explained.
The mayor has indicated that this issue will be revisited during the building permit phase, seeking assurances that local community amenities like the futsal pitch and tennis courts become integral parts of the development.
Collaboration Among Industry Players
Aroundtown Property Holdings is moving the project forward in collaboration with Cyprus-based Prosperity Group and Greece’s Astrea International Properties. This partnership aims to create a milestone residential neighbourhood within the Larnaca real estate market, which has been witnessing steady demand for modern living spaces close to key transport hubs.
Looking Ahead
As The Ring Cyprus progresses toward construction, potential buyers and investors may want to explore a spectrum of nearby properties across Cyprus including affordable apartments for sale which offer attractive alternatives for those aiming to reside within the region.
This development reflects Cyprus’ ongoing urban transformation, balancing growth with community interests and infrastructural demands. Monitoring how the financial contributions and facility provisions unfold will be crucial in understanding its long-term impact on local residents.
