Base Real Estate

BASE Real Estate is a Limassol estate agency founded in 2025 by licensed agent Panos Georgiou, who has worked in the Cyprus property market since 2018. The agency covers residential sales, long-term rentals, commercial property and land, with a portfolio concentrated in Limassol town and its suburbs.

BASE was built around a simple idea: buying or selling a home should feel personal, honest and informed. The team works on advice rather than pressure, guiding clients through the whole process — documentation, Tax Identification Number, Council of Ministers approval for non-EU buyers, transfer fees, stamp duty, VAT and legal checks — with every cost set out up front.

Alongside sales, BASE offers property management and rental services, including tenant sourcing, rent collection, maintenance coordination and legal compliance, and works with partner lawyers, mortgage brokers and banks on transactions.

The agency trades as BASE Real Estate and is registered as PGUP LTD (HE 453550). Registration Number 1326, Licence Number 649/E. The office is at Grigori Afxentiou 9, Mesa Geitonia, Limassol, open Monday to Friday 09:00-19:00 and at weekends by appointment.
