Agios Athanasios is the quiet answer to a loud question. Most people looking at Limassol start on the coast, where the towers and the marina are, and then discover the price. Three kilometres inland, Agios Athanasios sits on the same road network, next to the same schools, with a very different housing stock — and it now carries more property for sale than any other single location in the Limassol district.
We counted it on 2 September 2026. index.cy holds 1,072 live sale listings and 202 rental listings in Agios Athanasios — nearly double Germasogeia’s 581 and more than triple Ypsonas’ 338. The median asking price across all of it is €642,000, but that headline hides the thing buyers actually need to know: the median apartment is €487,800 and the median house is €1,350,000. Agios Athanasios is two markets sharing one name.

Agios Athanasios lies 3 km north-east of Limassol city centre, roughly a ten-minute drive from the old town and a similar hop to the A1 motorway. It began as a small agricultural settlement and grew rapidly after 1974, when an estimated 6,000 refugees were resettled there. It became an independent municipality in 1986 and stayed one for 38 years.
That changed on 1 July 2024. Under Cyprus’ local government reform, Agios Athanasios merged with Germasogeia, Agios Tychonas, Mouttagiaka, Akrounta, Mathikoloni, Foinikaria and Armenochori to form the new Amathounta Municipality, a body of 42,976 residents. Agios Athanasios is now a municipal district rather than a municipality — but it is also where Amathounta is headquartered, so planning files, municipal tax and permits for the whole eastern Limassol belt are administered from here.
The second structural fact matters more to the property market than most buyers realise: Agios Athanasios contains Limassol’s principal industrial zone, with more than 110 employers. That single feature explains the shape of the listing pool. Alongside the apartments and family houses, the area carries 32 whole buildings, 15 offices and 11 commercial units for sale — inventory that simply does not exist in a purely residential suburb like Mouttagiaka.
So when we say Agios Athanasios has the deepest inventory in the district, part of that depth is commercial. The rest is genuine residential volume: 668 apartments and 215 houses on the market at once, all visible in the live Limassol property listings.

Sixty-two per cent of everything for sale in Agios Athanasios is an apartment. That is the single most useful number in this guide, because it means the blended median of €642,000 is dragged upward by a small tail of very expensive commercial stock and large villas. Most buyers will never look at that end of the market.

The cheapest property on the market when we ran the count was €175,000. The most expensive was €43,000,000. Put differently: 17.6% of Agios Athanasios listings are under €400,000, and 35.8% are under €500,000. This is not an area with a single price point. It has a reachable floor and an almost unreachable ceiling, and the middle is where the volume sits.

First, the two-bedroom apartment is the centre of gravity in Agios Athanasios. With 334 units on the market at a €450,000 median, it is the largest and most liquid segment in the area — useful whether you are buying or planning an eventual exit. Second, the house premium is real and it widens with size. A 3-bed house costs 45% more than a 3-bed apartment here; a 5-bed house costs 35% more than a 5-bed flat. This is the opposite of the coastal pattern in Germasogeia, where seafront towers are priced on view and address rather than floor area, compressing the gap. The cheapest rental on the books was €600 a month; the top of the range runs into five figures for large executive villas let to corporate tenants — a direct consequence of the international companies clustered around the industrial and business zone.

Treat the one-bedroom figure with care — it rests on just 12 rental listings, and small samples move fast. But the direction of travel is consistent, and it matches the pattern seen across Cyprus: yield compresses as unit size grows. Smaller apartments rent efficiently relative to their price; large family houses are bought for occupation, not income. Agios Athanasios sits 49% above the Limassol district median but roughly 14% below Germasogeia and 28% below Neapolis. That is the trade this area asks you to make: you give up the sea view and the walk to the beach, and you get more land, quieter streets and a shorter drive to the motorway for the same money. Three buyer profiles dominate, and each is responding to something specific about the area.
Families buying for schools. Two of Limassol’s best-known private schools — The Grammar School and Foley’s — sit in or beside Agios Athanasios, alongside two kindergartens, three primary schools and two state secondary schools. Professionals working in the business and industrial zone. With 110+ employers on the doorstep, a share of demand here is simply people who want to live near work in a city where the coastal commute has become slow and expensive. This underpins the rental market and explains the unusually high volume of large executive lets.
Investors buying commercial and mixed-use stock. The 32 whole buildings, 15 offices and 11 commercial units currently listed are a segment most Limassol suburbs cannot offer. Median prices in the €3.5–4.4 million range put these firmly in institutional territory, but they are also why the area’s overall median reads higher than its residential reality.
What almost nobody buys here is a holiday home. Agios Athanasios has no beach and no tourist strip. It is a place people live in year-round, which is precisely why the rental market is stable and the housing stock skews towards three- and four-bedroom family homes.
The area is straightforward compared with, say, a buffer-zone village or a coastal plot with a view corridor to protect. But four checks matter more here than elsewhere.

None of this sits still. Cyprus recorded 12,047 contracts of sale between January and July 2026, up 14% on the 10,561 lodged in the same period of 2025. Limassol was the largest market by volume with 3,959 contracts over those seven months, and in July alone the district’s transactions rose 20% year on year to 695, according to Land Registry figures. Limassol also accounted for €1.084 billion of national property spending — roughly 40 cents of every euro spent on property in Cyprus.
That is the context for the prices above. Agios Athanasios is not an outlier in a flat market; it is a mid-priced suburb in the busiest district of an island where transaction volume is running at its highest level in more than two decades.
Agios Athanasios offers the largest single pool of property in the Limassol district, at a median asking price 49% above the district median and about 14% below the coast at Germasogeia. The entry point is genuinely reachable — 101 one-bedroom apartments with a €285,000 median, and 17.6% of all listings under €400,000 — while the top of the market runs to €43 million.
