September 2026 Sees Record-Breaking Property Sales Across Cyprus
The Cyprus real estate market reached a remarkable milestone in September 2026, with a total of 1,681 property contracts signed across the island. This marks the highest sales volume recorded in September since tracking began in 2000 and represents a 13% increase over last September’s 1,484 contracts.

Paphos and Nicosia recorded steady gains of 10% and 7%, with 345 and 374 contracts respectively. Contrarily, Famagusta experienced a 20% decline to 63 sales, marking its fourth month of consecutive decreases.

Property purchases increased across all buyer segments in September. Domestic buyers constituted the largest share with 976 contracts, representing 58.1% of total sales. EU buyers completed 210 purchases (12.5%), while non-EU buyers accounted for an impressive 495 contracts (29.4%).

Sales to Cypriot nationals rose by 10%, led by strong performances in districts excluding Paphos, which saw a 14% dip. Larnaca’s domestic sales increased by 34%, Famagusta by 26%, while Nicosia and Limassol rose modestly by 8% and 7% respectively.

EU buyers boosted their activity by 21%. Paphos stood out with a 39% increase, Larnaca grew by 30%, and other regions reported moderate gains. Famagusta was the sole district with a decline, dropping 17%.

Sales to non-EU buyers nearly doubled EU buyer volumes and expanded 19% overall. Paphos and Larnaca both saw 22% growth, Limassol 18%, and Famagusta 17%. Nicosia also experienced a modest increase.
