Sotira does not show up often in Cyprus property coverage. It sits inland from Ayia Napa and Protaras, away from the beach headlines that dominate Famagusta district writing, and most “property for sale in Famagusta” content treats it as a footnote to its more famous coastal neighbours. We wanted to know what its actual listings show, so we pulled every priced index.cy record tied to the town — 106 in total — and read every one of them individually rather than relying on a scraped average.

One thing surfaced immediately, and it is worth stating before anything else: our search also returned listings for a completely different village that happens to share the name — Sotira, Limassol, roughly 90km away near the Kourion area. We separated the two by district tag on every listing URL before analysing anything. Every figure below describes Sotira, Famagusta only, and the 20 Sotira, Limassol listings we also found were excluded entirely.

Where Sotira Is, and the Town Hall It Kept

Sotira is a town in the Famagusta District of Cyprus, west of Paralimni, with a population of 5,474 at the 2011 census — the most recent figure Wikipedia has published for the town specifically. It sits in the small government-controlled strip of Famagusta district, the only part of the district not under Turkish Republic of Northern Cyprus control since 1974.

Under the 2024 local government reform, that strip is organised into two municipalities: Ayia Napa and Paralimni–Deryneia. Sotira was itself a municipality until the reform took effect on 1 July 2024, and it now sits inside the enlarged Ayia Napa Municipality, together with Liopetri, Avgorou, Achna and Ayia Napa itself, as listed in the local government reform table. This corrects an earlier version of this article, which wrongly said Sotira had kept a separate town council. It is the same kind of merger that created the Dromolaxia–Meneou Municipality around Kiti, Tersefanou, Pervolia and Meneou in Larnaca district.

What 106 Listings Show About the Market Mix

All 106 priced listings in our Sotira, Famagusta dataset are for sale. Not one was a rental — we will come back to what that means. Of the 106, 49 are apartments, 40 are houses, 12 are plots of land, 2 are commercial units, and 3 fall outside those categories.

Among the 89 residential listings (flats plus houses), that is a 55/45 split toward apartments — a far more even mix than some of the villages we have measured in this series, where one property type dominates almost completely. Tersefanou, two districts away in Larnaca, is 66 per cent flats; Pervolia is 73 per cent houses. Sotira’s housing stock, by contrast, genuinely splits down the middle.

A Market Built on a Small Number of Repeat Developments

Look closely at the individual prices, though, and an even more specific pattern appears. All ten of Sotira’s two-bedroom houses in our dataset ask exactly the same price: €260,000, to the euro, with no variation at all. Nine of its twenty-two four-bedroom houses cluster tightly between €330,000 and €390,000, while a separate group of eight sit between €530,000 and €579,000 — two distinct price bands rather than one smooth range. The same holds for flats: identical or near-identical prices repeat across a dozen or more listings, for example four separate two-bedroom apartments all asking exactly €207,400.

That pattern is not a coincidence and it is not a data error. It means Sotira’s for-sale market is not built from individually priced resale homes changing hands one at a time — it is built from a small number of standardised new-build developments, each selling multiple identical or near-identical units at the same fixed price. That has a practical consequence for anyone shopping here: the “typical” price bands below describe a small set of repeated products, not a continuous spread of unique homes.

The range itself is the finding here: across 49 flats and two bedroom counts, prices span barely €88,500 top to bottom. Ninety per cent of two-bedroom flats ask €249,500 or less. This is one of the tightest apartment price bands we have measured in this series — a sign of a handful of comparable developments rather than a broad, varied secondary market.

The Two Listings That Don’t Fit the Pattern

Two listings break sharply from everything above, and we checked both individually on their live index.cy pages rather than taking the scraped figure on faith. The first is a three-bedroom house asking €2,800,000 — eleven times the median for its bedroom count. The second is a five-bedroom house asking €10,000,000, sitting on a 2,279 sqm plot with 471 sqm of built space. Both prices are confirmed genuine on the listing pages themselves, not scraping errors.

Neither is representative of what a typical Sotira buyer will pay, and we have excluded both from the medians above rather than let a single listing distort a bedroom-count average calculated from as few as one or seven data points. But they are real, live asking prices, and they show that Sotira’s market — mostly built from standardised, similarly priced developments — also contains at least a couple of large, individually priced estates at the very top end.

Land Prices Vary Twenty-Fold Per Square Metre

Twelve plots of land are listed for sale in our Sotira dataset, ranging from 2,329 sqm to 29,489 sqm and priced from €57,000 to €3,685,000. Priced per square metre, the spread is dramatic: from roughly €10 per sqm for a 7,867 sqm parcel up to €205 per sqm for a smaller, 5,854 sqm plot — a twenty-fold difference within the same small town.

Plot size alone does not explain the gap: the most expensive plot per square metre (5,854 sqm) is smaller than several plots priced at a fraction of its rate, which points to zoning and location, not size, as the deciding factor for land value here. We also noticed the same plot sizes and prices repeating — a 6,972 sqm parcel at €950,000 appears three separate times, and an 8,035 sqm parcel at €195,000 appears twice — suggesting a small number of subdivided estates, likely marketed by the same seller or agency, account for a meaningful share of Sotira’s land listings rather than each plot being a unique, independent sale.

No Rentals in Our Dataset — What That Means for Buy-to-Let

Every one of the 106 priced Sotira, Famagusta listings we found is for sale. Not a single rental listing turned up in our search of the town. That is a more emphatic version of a caution we have raised before in this series: Kiti had 8 rental listings we judged thin enough to publish with a warning, Pervolia had 6, Tersefanou had 4. Sotira, in our current snapshot, has none at all.

If you are evaluating Sotira as a buy-to-let, that means there is no dataset here from which to calculate a rental yield, however roughly. The honest approach is to treat the sale-side figures above as solid ground and to research comparable rents in neighbouring Paralimni or Ayia Napa directly — through a local agent or by checking property for sale in Famagusta and its rental equivalents — rather than have this dataset invent a number it does not have.

What the Famagusta District Numbers Add

Village-level asking prices only tell part of the story. District-level transaction data shows whether the wider Famagusta market is moving, and the latest figures put Famagusta at the quiet end of Cyprus’s 2026 property year. Famagusta signed just 55 contracts of sale in August 2026, a fall of 8.3 per cent year on year — the smallest contract count and the only other district decline alongside Limassol that month, out of a national total of 13,288 contracts across the first eight months of 2026 (itself a record, up 13.7 per cent). Foreign buyers accounted for roughly 46 per cent of Famagusta’s contracts, in line with Larnaca and well above Nicosia’s 15.9 per cent.

On prices, the Central Bank of Cyprus Residential Property Price Index rose 7.5 per cent year on year in the first quarter of 2026, with the national apartment segment up 10.8 per cent against a more modest 3.0 per cent for houses — Larnaca led all districts at 8.9 per cent annual growth, though no district-specific figure was published for Famagusta in the same release, so we are not claiming one. New housing loans nationally reached €152.1 million in June 2026 at an average rate of 4.04 per cent, with only 10.9 per cent of new lending on variable rates — a backdrop of steady, fixed-rate borrowing that applies to buyers in Sotira as much as anywhere else in Cyprus.

Frequently Asked Questions About Buying in Sotira

Is Sotira a good place to buy property in Cyprus? It depends on what you are buying and why. Sotira’s for-sale market is unusually consistent — a small number of standardised new-build developments set most prices, so you know roughly what you will pay before you even view a unit. What it is not, on our data, is a rental or buy-to-let market: we found zero rental listings for the town.

What is the cheapest type of property in Sotira? Two-bedroom apartments, with a median asking price of €208,700 and a narrow range from €175,000 to €245,000 across 35 listings — the largest single group in our dataset.

Does Sotira have its own local council? Not any more. Sotira was a municipality until the July 2024 local government reform, and it is now part of the Ayia Napa Municipality alongside Liopetri, Avgorou and Achna.

The Short Version for Buyers and Investors

Five things the 106 listings actually establish about property in Sotira, Cyprus:

  1. Sotira has an unusually even housing mix — 46 per cent apartments, 38 per cent houses — rather than being dominated by one property type, unlike several other villages in this series.
  2. Prices repeat because a small number of new-build developments set them, not because we are looking at a broad resale market — ten identical two-bedroom houses all ask exactly €260,000.
  3. Two large outliers — a €2,800,000 house and a €10,000,000 house — are genuine, verified listings, but not representative; we excluded both from the median calculations above.
  4. Land prices vary twenty-fold per square metre (€10 to €205/sqm) within the same small town, with zoning and location mattering far more than plot size.
  5. We found zero rental listings for Sotira, Famagusta in our current data — the most emphatic version yet of a caution we have raised across this series: don’t force a rental yield from a locality with no rental sample.
