Tersefanou sits two kilometres northwest of Kiti on the flat Larnaca plain, and if you have priced property in that corridor recently, you already know the village has a reputation: cheap. Cheap enough that people repeat the word without checking it against a number.

We checked. We pulled every index.cy listing tied to Tersefanou — 106 priced sale records across apartments, houses and plots, plus a handful of rentals — and set the results against the same four Larnaca localities we’ve measured before: Kiti, Dromolaxia, Livadia, Oroklini and Aradippou.

The reputation holds for flats, and holds hard: Tersefanou has the cheapest apartment market of any locality in this cohort, by a wide margin. It does not hold cleanly for houses, where the village is a mid-table player that is sometimes the cheaper option and, at one size, is not. Here is what 106 listings actually show.

Where Tersefanou Is, and the Same 2024 Reform That Reshaped Kiti

Tersefanou is a small village on the coastal plain of the Larnaca District, located roughly two kilometres northwest of Kiti. The most recent published census count for the village, from 2011, recorded 1,299 residents — smaller than Kiti and considerably smaller than Livadia or Aradippou, and that difference in scale runs straight through the property data below.

The same administrative reform that changed Kiti’s status changed Tersefanou’s too. Under the local government reform that took effect on 1 July 2024, the former communities of Kiti, Pervolia and Tersefanou were merged with the Dromolaxia and Meneou quarters into a single Dromolaxia–Meneou Municipality of 17,026 residents, led by mayor Kypros Andronikou. Tersefanou is now a municipal district rather than an independent community — the same status Kiti holds, under the same council.

One local detail is worth knowing beyond the price data: Tersefanou hosts an annual snail gastronomy festival, a village tradition built around the local kohli (land snail) dish that draws visitors from across the district. It is a small, specific fact, but it is the kind of thing that separates an administrative district on a map from a village people actually visit.

A Village That Sells Almost Nothing But Flats and Plots

Of the 106 Tersefanou properties listed for sale in our dataset, 70 are apartments, 17 are houses, 15 are plots of land, and the remaining 4 are commercial or unclassified listings. That is 66 per cent apartments and only 16 per cent houses — a lower house share than Kiti and dramatically lower than Oroklini or Dromolaxia.

Two things stand out. First, this is by far the smallest market of the six — Tersefanou has roughly a quarter of Kiti’s listing count and a sixteenth of Livadia’s, so every figure below should be read as describing a thin, specific market rather than a deep one. Second, at 14 per cent of listings, plots make up a bigger share of the Tersefanou market than anywhere in this cohort except Dromolaxia. This is still a village where land, not just housing stock, is actively for sale.

Within the apartment stock, the split is unusually even and unusually narrow:

  • 33 are one-bedroom — 47 per cent of every flat on the market
  • 33 are two-bedroom — also 47 per cent
  • 4 are unlabelled/studio units — the remaining 6 per cent

Zero three-bedroom or larger apartments appear in the data at all. If you want a family-sized flat in Tersefanou, the listings simply do not offer one right now — every apartment on the market is a one- or two-bedroom unit, split almost exactly down the middle.

The Cheapest Flat Market in the District

This is the headline finding, and it is not subtle. The median one-bedroom flat in Tersefanou asks €109,000. The median two-bedroom flat asks €142,900. Set those against every other locality we have measured in this corridor:

Tersefanou’s one-bedroom median is 32 per cent below Kiti, 34 per cent below Aradippou, 36 per cent below Oroklini and 45 per cent below Livadia. Its two-bedroom median is 38 per cent below Kiti, 40 per cent below Oroklini, 42 per cent below Aradippou and 52 per cent below Livadia — and even 24 per cent below Dromolaxia, its own sibling district in the same municipality, under the same council.

There is a hard ceiling behind that median, and it is even tighter than the one we measured in Kiti. Not one of the 70 apartments listed in Tersefanou asks more than €155,000. The cheapest asks €50,000 for a 33-square-metre unit. Between those two figures sits the entire flat market: no mid-range tier, no premium tier, nothing resembling the €3.265 million top listing we found in Livadia or even the €350,000 ceiling in Kiti itself.

That combination — the lowest medians in the cohort and the lowest ceiling in the cohort — is one finding, not two. A market this cheap and this capped is a market for a specific kind of buyer: someone whose budget realistically tops out around €150,000 and who is not going to find a competing three-bedroom or larger flat to spend more on even if they wanted to. For that buyer, Tersefanou is currently the most affordable entry point into flat ownership anywhere in this stretch of Larnaca District.

Houses Tell a Different, More Mixed Story

If flats make Tersefanou look like the discount option in every comparison, houses complicate the picture. The village has only 17 house listings — eight three-bedroom, eight four-bedroom, one two-bedroom — which is a genuinely thin sample, and the comparison across bedroom counts does not move in one direction.

At three bedrooms, Tersefanou is not the cheapest option in the cohort — it asks 7 per cent more than Kiti, though still less than Dromolaxia, Aradippou, Oroklini or Livadia. At four bedrooms the pattern flips hard: Tersefanou is cheaper than every comparator, and against Oroklini specifically the gap is 55 per cent, the widest single discount we have measured anywhere in this series.

We have no listings for five-bedroom houses in Tersefanou at all, so unlike Kiti — where the discount against Oroklini widened smoothly from 13 per cent at two bedrooms to 52 per cent at five — we cannot say whether the same progression continues here. What we can say is that the three-bedroom result is a useful caution on its own: “Tersefanou is cheap” is true for flats and true for larger houses, but it is not true across the board, and a buyer comparing a specific three-bedroom house against Kiti should not assume a discount that the data does not support.

Plots, Rentals, and What the Data Won’t Tell You

Fifteen plots are listed for sale in Tersefanou, ranging from €80,000 to €1.1 million, with a median of €185,400. That median sits well below Dromolaxia (€400,000), Livadia (€405,000) and Oroklini (€535,000), in the same range as Aradippou (€265,000), and above Kiti (€145,000) — land here is cheap relative to the larger villages in the district, though not the single cheapest in the cohort the way flats are.

On rentals, we are going to be more cautious than usual. Our dataset contains just four rental listings for the whole village: three two-bedroom apartments and one five-bedroom house. The three flat rents are €680, €1,150 and €1,400 a month — a spread of more than double between the cheapest and most expensive asking rent for what are nominally the same size of unit. In Kiti, eight rental listings clustered tightly enough that we published a gross yield figure. Three listings spread that widely tell us the opposite: the Tersefanou rental market is too thin and too inconsistent right now to model a reliable yield, and we are not going to manufacture a percentage from three data points. If you are considering Tersefanou as a buy-to-let, treat the sale-side numbers above as solid and the rental market as an open question you will need to research locally, not one this dataset can answer.

What the Larnaca District Numbers Add

Village-level asking prices only tell you what sellers want. District-level transaction data tells you whether buyers are paying it, and the most recent figures point firmly in Tersefanou’s direction.

Larnaca was the standout district of August 2026, recording 299 contracts of sale against 221 a year earlier — a 35.3 per cent increase, the largest monthly gain any Cyprus district posted in 2026. Its eight-month total reached 2,898 contracts, up 13 per cent, inside a national figure of 13,288 that was itself a record eight-month opening. Roughly 46 per cent of Larnaca contracts were signed by non-Cypriot buyers.

On prices, the Central Bank of Cyprus Residential Property Price Index rose 7.5 per cent year on year in the first quarter of 2026, and Larnaca led all five districts at 8.9 per cent. Underneath that district figure, apartment prices climbed 10.8 per cent year on year nationally while house prices rose a comparatively modest 3.0 per cent — the same split we noted when we covered Kiti.

That split reframes Tersefanou’s story more favourably than Kiti’s. In Kiti, the deepest discounts sat in large houses — the slower-appreciating half of the market. In Tersefanou, the deepest and most consistent discount sits in flats, the half of the market appreciating at 10.8 per cent nationally. If that trend continues, Tersefanou’s flat buyers are entering the faster-moving segment of the market at the lowest price point we have measured anywhere in this corridor — a considerably more attractive combination than being cheap in the slow lane. New housing loans reached €152.1 million in June 2026 at an average rate of 4.04 per cent, with only 10.9 per cent of new lending on variable rates, which continues to support demand across the district regardless of which village a buyer ultimately chooses.

Frequently Asked Questions About Buying in Tersefanou

Is Tersefanou a cheap place to buy property in Cyprus? For flats, yes, decisively — the median one-bedroom asks €109,000 and the median two-bedroom asks €142,900, both the lowest of any locality in this Larnaca comparison. For houses, only partly: four-bedroom houses are the cheapest in the cohort, but three-bedroom houses actually cost slightly more than in neighbouring Kiti.

Are there any expensive properties in Tersefanou? Not among apartments. Every one of the 70 flats currently listed asks €155,000 or less. The most expensive listings in the village are plots of land, which run up to €1.1 million, and a small number of houses and unclassified properties above €800,000.

Does Tersefanou have its own local council? No. Since 1 July 2024, Tersefanou has been a municipal district of Dromolaxia–Meneou Municipality, alongside Kiti, Pervolia, Dromolaxia and Meneou, governed by one municipal council rather than its own community authority.

The Short Version for Buyers and Investors

Four things the 106 listings actually establish about property in Tersefanou, Cyprus:

  1. It is the cheapest flat market in this Larnaca cohort, without qualification. Median one- and two-bedroom prices run 24 to 52 per cent below every comparator measured, including its own municipal sibling Dromolaxia.
  2. The flat market has the tightest ceiling we have measured. No apartment asks above €155,000. If your budget is higher and you want a flat specifically, this village currently has nothing above that line to sell you — and nothing below three bedrooms in size, either, since none are listed.
  3. Houses do not follow the same pattern. Three-bedroom houses actually cost more here than in Kiti; only at four bedrooms does Tersefanou pull ahead, and there by the widest margin in the series. Do not assume a house discount that the bedroom count does not support.
  4. The rental market is too thin to model. Four listings, wildly spread rents — useful to know, not enough to calculate a yield on.

Every figure here comes from asking prices on live index.cy listings collected in September 2026, not completed transactions, and asking prices in Cyprus typically run ahead of what is eventually paid — a reason to negotiate, not evidence that the village is overpriced.
