Kornos is a small pottery village in Larnaca District, and around 5,400 people a month search Google for it. That is a lot of interest for a place with a little over 2,000 residents, and most property portals say very little about it. We collected every priced index.cy listing tied to Kornos, 24 in all, and read them one by one rather than trusting a scraped average.
The result is lopsided: 23 of the 24 listings are land, there are no rentals at all and the only other listing lacks a property type. Below we set out what the numbers show, where a small sample limits what we can say, and which checks matter before you buy land in a village where zoning drives most of the value.
Where Kornos Is and What Kind of Village It Is
According to Wikipedia’s entry for Kornos, the village is in Larnaca District, about 27 km west of Larnaca city and 25 km south-west of Nicosia, and had 2,083 residents at the 2011 census. That is the most recent figure we could confirm, so treat it as a dated reference rather than a current count.
Visit Cyprus describes Kornos as sitting roughly midway between Nicosia, Limassol and Larnaca, reached via the E104 and F109 roads. It is known for handmade clay pottery and a beekeeping tradition, and its main landmark is the church of Agios Ioannis the Baptist, built at the start of the 19th century in a Gothic style and holding an icon dated 1734. The same source lists citrus, olives and carobs among local crops. For a buyer, that adds up to a working village with a craft identity rather than a purpose-built holiday resort.

What 24 Kornos Listings Show About the Market Mix
All 24 priced listings are for sale. Twenty-three are plots of land with a stated size, all labelled Kornos, Larnaca District. The remaining listing is titled only “for sale in Kornos, Nicosia District” with no property type and an asking price of EUR670,000, which looks like a labelling error or a duplicate, so we count it in the total and exclude it from every breakdown below.

Two cautions. First, duplication: the same 1,967 sqm plot at EUR202,000 appears twice, and a 66,220 sqm field appears at EUR690,000 and EUR670,000, which is probably one parcel listed twice at slightly different prices. Second, the sample is small, so we use ranges and per-square-metre bands instead of a single average.
Land in Kornos: Four Different Products
A single price per square metre would mislead here, because the plots are not alike. Grouping the 23 sized listings by their asking rate gives four clear bands.

The first band is the cheapest way into the village on our data. Plots of around 2,000 to 2,400 sqm ask EUR58,500 to EUR82,800, and two 4,850 sqm plots ask EUR145,000 and EUR170,000, all at roughly EUR30 to EUR35 per sqm. The premium band is more than three times that rate: plots of 1,388 to 2,022 sqm ask between about EUR147,000 and EUR207,000, close to EUR100 per sqm. Nothing in the listings explains the gap, so assume it reflects zoning, access or location inside the village and verify which.
The large fields are a different asset class altogether. A 10,034 sqm parcel asks EUR750,000 (about EUR75 per sqm), while the 66,220 sqm field asks about EUR10 per sqm. Land that size is typically bought for farming or a development scheme, not for a family home, and the planning status will decide whether the price makes sense.
Zoning decides everything. A plot inside the village boundary with road access and utilities is a different asset from agricultural land, even at similar sizes. Ask for the planning zone, permitted density and coverage, and confirm that water and electricity reach the boundary. Three Worked Examples From the Listings
Numbers become clearer with concrete cases, so here are three plots from the listings and what each tells a buyer.
The first is a 2,370 sqm plot asking EUR76,000, about EUR32 per sqm. A second 2,370 sqm plot asks EUR82,800, about EUR35 per sqm. Same size, a EUR6,800 difference: the sort of gap that is worth asking the agent about before assuming one is simply overpriced. It may reflect frontage, shape or slope.
The second is a 1,967 sqm plot asking EUR202,000, about EUR103 per sqm, and it appears twice. Compare it with the 1,995 sqm plot asking EUR58,500 to EUR65,000. The two are almost the same size yet differ by roughly three times in price per sqm. Either the first sits in a much better zone or the second is classed differently, and the title documents will say which.
The third is the 830 sqm plot at EUR95,000, the smallest in the set and the highest at about EUR114 per sqm. Smaller plots usually carry a higher rate per sqm, and it is the easiest of the 23 to afford outright if your goal is a single family home rather than a large garden. In every case, compare plots on size, zone and access together, never on price per sqm alone.
Houses and Rentals: A Gap in the Market
We found no houses or apartments for sale with a stated type and no rental listings. That does not mean nobody sells homes in Kornos; it means index.cy currently shows land almost exclusively, so the market for ready-built homes is too thin to price from our data.

How Kornos Compares With Other Larnaca Villages
Kornos sits in a run of inland Larnaca villages that we have analysed the same way. Mazotos had 103 listings with a mix of land and apartments, Athienou had 14 split between plots and apartments, and Aradippou is a larger commuter town close to the city. Kornos is the most land-heavy of these, with almost nothing else on offer.
That makes it a village for self-builders and land buyers rather than for someone who wants to collect keys on a finished home. If you need a mix of apartments, houses and rentals, the larger towns will serve you better.
Who Kornos Suits, and Who Should Look Elsewhere
Kornos suits buyers who want land to build on, value a traditional village with a craft identity and can accept a drive of around half an hour to Larnaca. The EUR30 to EUR35 per sqm band makes larger plots relatively affordable by Cyprus standards, though remember that construction costs will exceed the land price.
It is a weaker fit for anyone who needs a deep resale or rental market, a choice of ready-made homes or a walkable beach. With almost no houses or rentals visible, an exit later depends on finding another buyer for land in a small village, which can take time.

Practical Checks Before Buying in Kornos
Because the stock is almost entirely land, the checks are specific. Request the planning zone, building density and coverage, road access and utility connections. Confirm the title and any mortgages or encumbrances at the land registry, and check that the plot you are shown matches the parcel in the title, because duplicate listings like the ones above can hide different prices for the same land.

What District Sales Data Adds
Asking prices show what sellers want; contract data shows what is happening. According to Cyprus Mail’s report on August 2026 sales, Larnaca District recorded 299 sales contracts in August against 221 a year earlier, a rise of 35.3 per cent. Nationally there were 13,288 contracts in the first eight months of 2026, up 13.7 per cent.
That tells you demand in Larnaca District is strong, which is supportive for land values. It tells you nothing specific about Kornos, where a few dozen listings make for a thin market and a wide gap between asking and achieved prices.
