Larnaca Property Market Surges: Which Areas Are Leading the Price Rise?
Larnaca’s property market has experienced a notable surge in prices recently, driven by robust interest from both local Cypriots and international buyers. Over the past two years, sale prices have jumped between 20% and 30%, creating a dynamic market where predicting future peak prices remains challenging.
Rental Costs in Larnaca Catching Up to Nicosia
Rental prices for apartments in Larnaca are quickly aligning with those seen in Cyprus’s capital. According to the Real Estate Agents Registration Council, monthly rental rates for studios range from €600 to €700, while two-bedroom flats typically command between €700 and €800. Larger three-bedroom apartments are renting for €900 to €1,000 per month.
Marinos Kineyirou, president of the council, observes that property values in Larnaca city are approaching Nicosia’s levels, signaling a possible stabilisation in prices within the urban centre. However, suburban areas such as Tersefanou, Alethriko, Pervolia, and Kiti continue to see price escalation.
One standout area is Livadia, where property values have increased significantly, largely attributed to the removal of nearby oil storage tanks. In some cases, prices have even tripled. While rents on new leases are expected to climb to current market levels, a widespread rise in rental prices across Larnaca is not anticipated.
Mackenzie’s High Prices Face Competition from Coastal Redevelopment
Mackenzie remains the priciest district for apartments in Larnaca, commanding up to €6,000 per square metre, compared to the city-wide average of around €4,000 per square metre. Its limited supply contributes to maintaining its top-tier status.
Yet, significant investments along the coast near the former refinery area could soon shift this balance. Projects valued in the hundreds of millions of euros are underway, with some seafront plots expected to start at prices around €10,000 per square metre. Industry expert Vassos Zakos anticipates this area could become the most expensive in Larnaca.
Demand Expands Beyond City Limits
Amid rising prices in central Larnaca, prospective buyers are exploring outlying suburbs such as Alethriko, Kiti, and Pervolia. However, increasing demand has also pushed up prices in these once-affordable locations.
International buyers make up a considerable share of the market, with notable interest from Israeli, Lebanese, and growing numbers of Europeans, including residents from France, Italy, Poland, and Germany. Many are attracted to Larnaca by its quality of life and services, increasingly choosing it as a hub for remote work and living.
Construction Activity Reflects the Market Boom
Supporting the rising demand, building permits in the Larnaca district have surged. Data from local authorities shows a 53% increase in building permits and 42% growth in planning permits during the first eight months of 2026 compared to the same period in 2025. Specifically, 3,957 building permits and 2,502 planning permits were issued from January through August.
Local Strategies for Affordable Housing
Recognising the challenges posed by escalating property prices, Larnaca officials are exploring solutions to enhance housing affordability. Mayor Andreas Vyras emphasises the municipality’s limitations but highlights ongoing initiatives, including affordable housing projects and student accommodation near the new GSZ stadium through land exchanges with the Kition Metropolis.
The municipality is also collaborating with the Cyprus Scientific and Technical Chamber (ETEK) on an architectural competition aimed at securing EU funding dedicated to affordable housing.
Funding and land availability remain key hurdles. Vyras advocates for state support, particularly in land provision, a matter currently contested between local and central authorities. Angelos Hadjicharalambous, president of the Larnaca District Local Government Organisation, underscores the need for central incentives given Larnaca’s comparatively lower income levels. Cooperation with the Cyprus Land Development Corporation (KOAG) is expected to advance affordable housing projects, with details to be unveiled in an upcoming press conference.
For buyers seeking more budget-friendly options, exploring Cheap Houses and Villas for Sale Cyprus or affordable alternatives in surrounding areas could provide viable opportunities.
Larnaca’s property market is evolving rapidly, blending opportunities with affordability challenges. Staying informed and strategic is essential for navigating this vibrant landscape.
