Pervolia sits on the coast just south of Larnaca International Airport, and it has a reputation that does not match most of its neighbours in this corridor: this is not one of the district’s cheap villages. Ask around and you will hear about Faros Beach, about lighthouse views, and about villas that cost more than almost anything else for sale in the Dromolaxia–Meneou area.
We checked that reputation the same way we checked Kiti and Tersefanou: by pulling every priced index.cy listing tied to Pervolia — 304 records in total, 298 for sale and 6 for rent — and setting the results against the same five Larnaca localities we have already measured (Kiti, Dromolaxia, Livadia, Oroklini and Aradippou).
The reputation holds, but not evenly. Pervolia is overwhelmingly a house market, its typical family home is mid-table rather than expensive, and its land is the priciest in the cohort. What actually makes Pervolia stand out is a distinct, high-value villa segment that most of its neighbours simply do not have. Here is what 304 listings show.
Where Pervolia Is, and the Same Municipal Reform That Reshaped Kiti
Pervolia — also spelled Perivolia — is a coastal village in the Larnaca District, roughly midway between Larnaca town and Kiti. Its population has grown steadily and quickly: from 375 residents in 1881 to 734 by 1960, 1,144 by 1993, 1,920 by 2001 and 3,009 at the last published census in 2011 — an eightfold increase in 130 years, most of it concentrated in the last three decades. In summer, the village reportedly swells further still, with more than 5,000 people moving through it on a typical day.
The same administrative reform that changed Kiti’s and Tersefanou’s status changed Pervolia’s too. Under the local government reform that took effect on 1 July 2024, the former communities of Kiti, Pervolia and Tersefanou merged with the Dromolaxia and Meneou quarters into a single Dromolaxia–Meneou Municipality of 17,026 residents. Pervolia is now a municipal district under one council, alongside its four siblings.
Two local landmarks explain why the village pulls a coastal-property premium that Kiti and Tersefanou do not. Faros Beach — named for the Pervolia lighthouse that overlooks it — is one of the better-known stretches of coast in the district, and the nearby Tower of Regaena, a small Venetian watchtower built between 1489 and 1570 to warn of attacks from the sea, still stands as a reminder that people have valued this shoreline for over 500 years. That shoreline is exactly where the most expensive properties in our dataset are concentrated.
The Most House-Dominated Market in the Cohort
Of the 298 Pervolia properties listed for sale in our dataset, 217 are houses, 41 are plots of land, 23 are apartments, and the rest are commercial or unclassified. That is 73 per cent houses and only 8 per cent flats — the highest house share and the lowest flat share of any locality we have measured in this corridor, well above even Dromolaxia’s 54 per cent.

This is close to a mirror image of Tersefanou, the flat-dominated village two kilometres away: where Tersefanou sells almost nothing but apartments and small plots, Pervolia sells almost nothing but houses. Anyone comparing the two villages on the assumption that “nearby Larnaca villages are all similar” is working from a false premise — the housing stock itself is structured completely differently.
What a Typical Pervolia Home Actually Costs
Because apartments make up such a small slice of the market, the flat data here is thin — only 23 listings across every bedroom count, roughly a tenth of Kiti’s flat stock. The medians we can calculate (six one-bedroom, nine two-bedroom, seven three-bedroom) put Pervolia’s flats above every comparator at one and two bedrooms, and above most at three:

Pervolia’s one-bedroom median runs 63 per cent above Tersefanou, 11 per cent above Kiti, 8 per cent above Aradippou and 4 per cent above Oroklini — only Livadia’s flats cost more. Its three-bedroom median is 43 per cent above Kiti and 35 per cent above Aradippou, though still 14 per cent below Livadia. Given the small sample, treat these as directional rather than definitive — a handful of listings can move a median a long way when there are only six or nine of them.
Houses tell a steadier story, because the sample is far larger. With 217 house listings, Pervolia gives us the most reliable house data of any village we have measured outside Livadia and Aradippou themselves:

At three bedrooms — by far the deepest sample in the village, at 153 listings — Pervolia sits genuinely mid-table: 23 per cent above Kiti and 9 per cent above Aradippou, but 6 per cent below Oroklini and 8 per cent below Livadia. This is the number that should anchor expectations for most buyers, because it is the size and the sample most people will actually be shopping in. It is not a bargain village, but it is not the most expensive one either.
The Villa Segment That Changes the Picture
Move up to five bedrooms and the story stops being about typical family homes. Thirteen houses of five bedrooms or more are currently listed in Pervolia, with a median asking price of €3.5 million — more than five times every other locality in this cohort, whose five-bedroom medians range from €570,000 (Kiti and Dromolaxia) to €1.2 million (Oroklini). The most expensive single listing in our Pervolia dataset asks €6.5 million; five more sit above €3.4 million.

This is not a data error, and it is not representative of the wider village. It reflects a genuine, distinct submarket: large villas concentrated along the coast near Faros Beach and the Tower of Regaena, aimed at a buyer with little in common with someone shopping for the €417,900 median three-bedroom house a few streets inland. The four-bedroom tier shows the same pull, just less extreme — Pervolia’s €622,925 median beats every comparator except Oroklini (€871,000) and Livadia (€655,000), and runs 58 per cent above Tersefanou. Pervolia is best understood as two overlapping markets in one village: an ordinary, mid-priced family-housing stock, and a small, high-value coastal segment that skews every large-house statistic upward. A buyer researching “average house prices in Pervolia” without separating the two risks badly misjudging what a typical inland property actually costs.
Land Prices, Rentals, and a Small Sample Worth Flagging
The coastal premium shows up again in land. Forty-one plots are listed for sale in Pervolia, with a median asking price of €800,000 — comfortably the highest of any locality in this cohort, roughly 50 per cent above Oroklini’s €535,000 (the previous highest), nearly double Livadia’s €405,000, and more than five times Kiti’s €145,000. Prices range up to €12.2 million for the largest coastal parcels. (One listing in the raw data shows a nominal €1 asking price, an evident data error we have excluded from this description; it does not move the median.)

On rentals, we are applying the same caution we used for Tersefanou. Our dataset contains just six rental listings for the whole village: two two-bedroom apartments (€800 and €850 a month) and four houses ranging from €1,000 to €3,500 a month. That is not enough listings, at too wide a spread, to calculate a reliable gross rental yield — Kiti needed eight tightly clustered rentals before we were willing to publish a yield figure, and six widely spread listings here tell us less, not more. If you are evaluating Pervolia as a buy-to-let, treat the sale-side figures above as solid ground and the rental market as something to research locally rather than a number this dataset can give you.
What the Larnaca District Numbers Add
Village-level asking prices describe what sellers want. District-level transaction data tells you whether buyers are paying it, and the most recent figures are strongly in Larnaca’s favour. Larnaca was the standout district of August 2026, recording 299 contracts of sale against 221 a year earlier — a 35.3 per cent increase, the largest monthly gain of any Cyprus district in 2026. Its eight-month total reached 2,898 contracts, up 13 per cent, within a national total of 13,288 that was itself a record eight-month opening. Roughly 46 per cent of Larnaca contracts were signed by non-Cypriot buyers.
On prices, the Central Bank of Cyprus Residential Property Price Index rose 7.5 per cent year on year in the first quarter of 2026, with Larnaca leading all five districts at 8.9 per cent. Underneath that district figure, apartment prices climbed 10.8 per cent year on year nationally while house prices rose a more modest 3.0 per cent. Pervolia sits on the slower-moving side of that split — it is 73 per cent houses by listing count, the most house-heavy market in this series — which is worth knowing if you are weighing appreciation potential as well as entry price. New housing loans reached €152.1 million in June 2026 at an average rate of 4.04 per cent, with only 10.9 per cent of new lending on variable rates, continuing to support demand across the district generally, including its higher-value coastal pockets.
Frequently Asked Questions About Buying in Pervolia
Is Pervolia an expensive place to buy property in Cyprus? It depends entirely on what you are buying. A typical three-bedroom house, the largest and most reliable sample in our dataset, runs mid-table: more expensive than Kiti or Aradippou, cheaper than Oroklini or Livadia. But Pervolia also has a genuine luxury villa segment — 13 listed houses of five bedrooms or more with a median of €3.5 million — that has no real equivalent in the surrounding villages and pulls every large-house average upward.
What is the cheapest type of property in Pervolia? Apartments carry the lowest entry prices, starting from a one-bedroom median of €177,500, though the flat market here is small — only 23 listings — so prices can move quickly as individual units come on and off the market.
Does Pervolia have its own local council? No. Since 1 July 2024, Pervolia has been a municipal district of Dromolaxia–Meneou Municipality, alongside Kiti, Tersefanou, Dromolaxia and Meneou, governed by one municipal council rather than its own community authority.

The Short Version for Buyers and Investors
Five things the 304 listings actually establish about property in Pervolia, Cyprus:
- It is the most house-dominated market in this Larnaca cohort. Houses make up 73 per cent of sale listings and 90 per cent of residential stock — the opposite profile of neighbouring Tersefanou, which is 66 per cent flats.
- The typical three-bedroom house is mid-table, not a bargain and not a premium. At €417,900 (n=153, the deepest sample in the village), it runs 23 per cent above Kiti but 8 per cent below Livadia.
- A distinct luxury villa segment sets the large-house numbers apart. Thirteen houses of five-plus bedrooms carry a €3.5 million median, up to €6.5 million — more than five times every comparator locality, concentrated near Faros Beach.
- Land is the most expensive in the cohort. The €800,000 median plot price is roughly 50 per cent above the next-highest locality (Oroklini) and more than five times Kiti’s.
- Apartments and rentals are both too thin a sample to treat as definitive — 23 flats and 6 rentals respectively — useful directional signals, not firm benchmarks.
Every figure here comes from asking prices on live index.cy listings collected in September 2026, not completed transactions, and Cyprus asking prices typically run ahead of final sale prices — a reason to negotiate, not evidence that the village is overpriced.
