Room for Rent in Cyprus: What Sharing Actually Costs in 2026

Searching for a room for rent in Cyprus is frustrating for a reason most renters never work out: the room barely exists as a product here. Cyprus builds and lists whole apartments, not rooms. So the search that feels like it should return hundreds of options returns a handful, and the ones it does return are scattered across classifieds and Facebook groups rather than the property portals where everything else lives.

We checked. On 6 September 2026 we scraped every long-term rental listing on index.cy — 3,608 apartments and houses — and classified each one. Not a single one was a room. Two were studios. Everything else was a whole unit with one to five bedrooms.

That is not a gap in our inventory. It is what the Cyprus rental market is. And once you understand it, the search gets much easier, because the cheapest way to get a room in Cyprus usually isn’t renting a room at all.

Where rooms for rent in Cyprus actually are

Rooms in Cyprus live almost entirely on classifieds and in community groups, not on property portals. The largest single pool is Bazaraki’s rooms and flatmates category, which held 274 live ads when we checked on 6 September 2026.

Two districts — Limassol and Nicosia — carry 80% of every room advertised in the country. Paphos and Famagusta list seven rooms each, for an entire district. If you are looking for a room outside Limassol or Nicosia, you are competing for a pool small enough to exhaust in an afternoon.

For scale: 274 room ads sit against 5,229 whole-property rental listings on index.cy alone. The room market is roughly 5% the size of the whole-unit market, and it is spread across:

  • Classifieds — Bazaraki’s rooms and flatmates category is the only organised room market in Cyprus
  • Facebook groups — “For Rent Limassol”, “For Rent Nicosia” and district equivalents rank on the first page of Google for room searches, which tells you how thin the formal supply is
  • University noticeboards and student platforms — Erasmus-focused sites carry Nicosia and Limassol rooms that never reach the open market
  • Word of mouth — the single largest channel, and the reason a room can be gone before it is ever advertised

Asking prices across the promoted and most recently posted ads in that category ran from €140 for a bed in a shared room up to €800 for a private ensuite room in central Limassol. Private rooms in decent condition clustered between €350 and €700. The very cheapest listings — €140 to €250 — were almost always shared rooms or bed spaces rather than private rooms, and many carried restrictions on who could apply.

What a room for rent in Cyprus costs versus renting your own place

Here is the number that reframes the whole search. Across all 2,593 apartment listings we scraped, the median asking rent for a one-bedroom apartment in Cyprus is €1,400 a month (n=376).

Cyprus’s median gross salary is €1,968 a month, and roughly one in three employees earns under €1,500, according to CYSTAT figures reported by the Cyprus Mail. A one-bedroom flat at the national median therefore eats 71% of the median gross wage before tax, contributions, electricity or food. That is why the room search exists, and why the age at which Cypriots leave the family home has drifted to 27.2 years, above the EU average of 26.

Renting a private room at €500 to €600 is obviously cheaper than €1,400. But there is a third option that beats both, and almost nobody prices it out.

Sharing a flat beats renting a room in every district

Instead of renting one room from a stranger, rent a whole apartment with people you choose and divide the rent. Using the same 3,608 listings, here is what each person actually pays.

Three findings worth sitting with:

1. Sharing a three-bedroom flat costs €833 a month per person nationally — €567 less than renting a one-bed alone. That is €6,804 a year, and it is more than most people will ever save by negotiating on any single rent.

2. Larnaca is the cheapest place in Cyprus to share. A three-bedroom apartment there has a median asking rent of €1,300, or €433 per person — the lowest per-person figure anywhere on the island, and 53% below the cost of a Larnaca one-bed. Larnaca one-bedrooms cost 32% more than Nicosia one-bedrooms, yet Larnaca shares come out cheaper. The inversion happens because Larnaca’s larger apartments are priced for families in a market that does not have many, while its small units absorb tourist and short-let demand.

3. Limassol is where sharing is worth the most in cash terms and the least in percentage terms. A Limassol renter saves €600 a month by sharing a two-bed instead of renting a one-bed — the biggest absolute saving in Cyprus. But at €1,000 per person, a shared Limassol room still costs more than renting an entire one-bedroom apartment alone in Nicosia (€700) or Larnaca (€925).

The mechanism behind all of this is the bedroom premium — what the second bedroom adds to the rent:

In Limassol, a second bedroom adds €400 to the rent — and the flatmate who moves into it pays €1,000. In Nicosia, the second bedroom costs €490 and the flatmate pays €595. The flatter the bedroom premium, the better sharing works, and Limassol has the flattest premium and the highest rents in Cyprus. That combination is why almost half of every room ad in the country is in Limassol.

House shares: bigger is only better outside Limassol

The intuitive next step — get more flatmates, rent a bigger house, pay less each — only works in some districts.

In Limassol, per-person cost rises 56% as the house grows from three bedrooms to five, because Limassol’s large houses are not family homes with spare rooms — they are villas with pools, priced for executive relocations. Recruiting two more flatmates makes each person worse off.

In Nicosia and Larnaca the curve is almost flat: €500 to €690 per person whether three of you share or five do. If you want the classic big house share, those are the districts where the maths supports it.

Across the national two-bedroom market, per-person costs distribute like this: 17% of shares land under €700 per person, 26% under €800, 44% under €900, and 57% under €1,000. Anything under €600 per person exists — 9% of the market — but you will be looking at older stock away from the coast.

Where to share in Limassol: cost per person by neighbourhood

Limassol holds 73% of all apartment rental listings in Cyprus, so most shared-housing searches end up here. Per-person costs inside the city vary by more than double.

Agios Athanasios is the standout for sharers: €683 per person in a three-bedroom flat, 32% below the Limassol average and cheaper than sharing anywhere in Paphos. It sits three kilometres from the city centre with the district’s industrial employment base on its doorstep, which keeps rents grounded. Zakaki (€733) and Agia Zoni (€766) follow. At the other end, Potamos Germasogeias asks €1,333 per person for a three-bed share — nearly double Agios Athanasios for the same number of bedrooms.

Notice how often the three-bedroom column beats the two-bedroom column in the same neighbourhood. In Agios Athanasios, Zakaki, Neapolis and Agia Zoni, adding a third sharer cuts the per-person cost by between €117 and €484. The legal side: subletting, joint contracts and your deposit

This is where room rentals in Cyprus go wrong, and it is worth understanding before you hand over a deposit.

If you rent a room from an existing tenant, you are subletting — and that needs the landlord’s written consent. Under the Rent Control Law, subletting without permission is grounds for eviction, and so is a tenant taking in roommates and making a profit disproportionate to the rent they pay. If your “landlord” is actually the person whose name is on the lease and they have not told the owner, both of you are exposed.

Ask for one of three things before paying anything:

  • A written consent to sublet from the property owner, naming you
  • Addition to the head lease as a named co-tenant
  • A fresh joint tenancy with every sharer on one contract

The third option is the strongest and the one we recommend for flat shares. On a joint tenancy everyone has the same rights, everyone’s name is on the deposit, and no single person can quietly evict the others.

Two other points that matter in practice:

Rent Control does not protect most modern rentals. The Rent Control Law applies to properties completed on or before 31 December 1999 in designated controlled areas, where a statutory tenant is capped at a 6% increase for the period 22 April 2025 to 21 April 2027. Almost everything built this century falls outside that regime, so the rent-review clause in your contract is your only real protection. Get a fixed term with a written cap.

Joint tenancy means joint liability. If a flatmate stops paying, the landlord can pursue any of you for the full rent. Agree in writing who pays what, who holds the deposit, and what happens when someone leaves mid-term. How to find a room or a flatmate in Cyprus

A practical sequence, in the order that actually works:

  1. Decide which search you are running. Renting a room means 274 national options. Finding a flatmate and renting a whole flat means thousands. Start with the second and fall back to the first.
  2. Set your per-person budget from the tables above, not from the room ads. If €700 per person works in Nicosia or Larnaca, a two- or three-bedroom flat is within reach.
  3. Search whole apartments in your district. Browse apartments for rent in Cyprus, then narrow to Limassol, Nicosia or Larnaca.
  4. Find the flatmate second. University noticeboards, workplace channels and district Facebook groups are where sharers actually match. Agree the budget, the area and the length of stay before you view anything together.
  5. View together and sign together. One joint contract, one deposit, all names on it.

Private rooms advertised on Cyprus classifieds generally run €350 to €700 a month, with central Limassol rooms reaching €800 and shared rooms or bed spaces starting around €140 to €250. Sharing a whole flat is often cheaper: the national median works out at €925 per person in a two-bedroom and €833 in a three-bedroom.

Which city has the most rooms for rent in Cyprus?

Limassol, with 124 of the 274 room ads live nationally on 6 September 2026 — 45% of the whole market. Nicosia follows with 94. Larnaca has 42, and Paphos and Famagusta seven each.

Is it cheaper to rent a room or share an apartment in Cyprus?

Sharing is usually cheaper and always gives you more control. A three-bedroom apartment split three ways costs a median €833 per person nationally and as little as €433 in Larnaca — below most advertised private rooms, with your own lease and your own name on the deposit.

The bottom line on finding a room for rent in Cyprus

The honest answer to “where do I find a room for rent in Cyprus” is that the room market is small, concentrated in two cities, and mostly informal. But the reason people want a room — a place to live that costs under €1,000 a month — is very much achievable. It just usually arrives as a share of a whole apartment rather than as a room rented from a stranger.

Run the per-person numbers before you run the room search. A three-bedroom flat split three ways in Larnaca costs €433 each. In Nicosia it is €475. Even in Limassol, at €1,000, sharing beats every private room advertised in the city centre — and you get a lease, a deposit in your own name, and flatmates you chose.
