That is a lot of curiosity for a place with fewer than 6,000 residents at the last census we could confirm. Most portals say very little about what you can actually buy there, so we collected every priced index.cy listing tied to Deryneia, 57 in all, and read them one by one rather than relying on a scraped average.
The picture is clear and a little unusual: 39 of the 57 listings are apartments, most of them two-bedroom units in a tight price band, there are only eight plots and five houses, and we found no rentals at all. Below we set out what the numbers show, where a small sample limits what we can say, and what a buyer should check before paying for property in Deryneia, Cyprus.
Where Deryneia Is and What Kind of Place It Is
According to Wikipedia’s entry for Deryneia, the village is in Famagusta District, about 2 km south of Famagusta city and 12 km from Ayia Napa, and had 5,758 residents at the 2011 census. That is the most recent figure we could confirm, so treat it as a dated reference rather than a current count. The same source says it became a municipality in 1994 after a local referendum.
Deryneia’s geography is the first thing a buyer should understand. Wikipedia states that since the 1974 Turkish invasion around 75% of the village’s land lies in Northern Cyprus, so the part you can actually buy in is a narrow strip. Visit Cyprus places it among the red-soil Kokkinochoria villages and describes it as the island’s best-known strawberry producer, with a biennial Strawberry Festival, a Folk Art Museum and several historic churches including the 15th-century Agia Marina.
Wikipedia also notes that the abandoned resort district of Varosha can be seen from the roof of the village’s Cultural Centre of Occupied Famagusta, a reminder that Deryneia sits on the edge of the island’s dividing line. For a buyer this is not a reason to walk away, but it does mean the land you are shown should always be checked against the registry, because boundaries and ownership near the line can be more complicated than in an inland village. Ask your lawyer to confirm that any plot or building is wholly within the area controlled by the Republic of Cyprus.

All 57 priced listings are for sale. Apartments dominate, and the rest of the stock is thin and scattered. Two listings carry no property type at all, only the title “for sale in Deryneia”, at EUR315,000 and EUR900,000, so we count them in the total and leave them out of every price breakdown below.

Two cautions. First, duplication: the same 4,338 sqm plot at EUR340,000 appears twice, so the real number of distinct plots is seven. Second, the sample is small, particularly outside apartments, so we use ranges and medians instead of a single headline average. Asking prices are what sellers want, not what buyers finally pay.
Apartments in Deryneia: A Tight Price Band
Two-bedroom apartments are the heart of the market, with 35 listings. Asking prices run from EUR185,000 to EUR325,000, but the middle is very concentrated: the median is EUR205,000, and 26 of the 35 sit between EUR190,000 and EUR210,000. Eleven ask exactly EUR205,000, which strongly suggests several units from the same development rather than eleven independent sellers.

That repetition matters for how you read the numbers. A cluster of identical asking prices points to one project with a fixed price list, which gives you leverage to compare unit by unit (floor, orientation, parking, storage) and to ask whether unsold units are being discounted. The outliers deserve a second look too: the single two-bedroom at EUR325,000 is about EUR120,000 above the median, and it may be a larger or newer unit, a different project or a mispriced entry.

Houses, Buildings and Plots: Thin and Uneven Stock
Outside apartments, the evidence is sparse, so we report individual listings rather than averages. The five houses range widely: three three-bedroom houses ask EUR295,600, EUR470,000 and EUR543,000, and two four-bedroom houses ask EUR390,000 and EUR880,000. The three commercial listings are two buildings, of 1,150 sqm and 1,409 sqm, and one office, each asking EUR625,000. Identical prices on different sizes look like placeholders or negotiable guide figures, so verify the actual area, use class and income before reading anything into them.
Plots are where per-square-metre maths is possible. Of the seven distinct plots, six sit between EUR40 and EUR105 per sqm, and one stands apart.

The 2,900 sqm plot at roughly EUR40 per sqm is less than half the rate of the 2,502 sqm plot at roughly EUR105, despite similar sizes. Either the first sits in a different planning zone or has poorer access, or the second carries a premium for location. The 13,376 sqm plot at about EUR24 per sqm is a different asset again, the sort of parcel bought for farming or a development scheme. Who Deryneia Suits, and Who Should Look Elsewhere
The listings point to a village that suits buyers who want a newer apartment at a price below much of the resort belt, with a farming-town rhythm and the coast a short drive away. A two-bedroom at about EUR205,000 is an accessible entry point on our data, and the concentration of identical prices should make like-for-like comparison easier than in most villages.
It is a weaker fit for anyone who needs a deep resale or rental market, a wide choice of houses, or a walkable beachfront. With zero rental listings and a very large share of stock coming from what looks like a single developer, an exit later depends on finding another buyer for a similar unit in a small market. Investors should also treat the lack of rental evidence as a gap, not a green light.

How Deryneia Compares With Other Famagusta Villages
We have analysed neighbouring villages the same way. Sotira, Liopetri and Avgorou each show a different mix of land, houses and apartments, and reading them side by side is the fastest way to see what a village’s stock is really like. Deryneia stands out because its listings are overwhelmingly apartments, where many nearby villages lean towards plots and houses.
One practical consequence is negotiation. When many identical units share a price, a developer has a clear price list, but also a reason to protect it, so discounts tend to come as extras rather than headline cuts: a parking space, storage room, furniture package or staged payments. Ask what is included in the asking price, and compare two or three units in the same block before deciding which one offers the best value.
