Avgorou is an inland farming village in Famagusta District, a few kilometres from the Ayia Napa and Paralimni resort belt but a world away from it in price and pace. About 3,600 people a month search Google for “Avgorou Cyprus”, so there is real curiosity about what property costs there. We collected every priced index.cy listing tied to the village, 30 in all, and went through them one by one instead of trusting a scraped average.
The picture is simple. Fourteen listings are houses, sixteen are plots of land, none are apartments and none are rentals. Houses cluster tightly around EUR238,000 to EUR302,000, while land ranges from a few euros to over a hundred euros per square metre depending on whether it is a farm field or a village building plot. Below we set out the numbers, flag where duplicates and one large batch of listings distort the picture, and cover what buyers should check before committing.
Where Avgorou Is and What Kind of Place It Is
According to Wikipedia’s entry for Avgorou, the village had 5,389 residents at the 2011 census and is a municipal district of the Municipality of Ayia Napa, in the south-western part of Famagusta District. It sits about 40 metres above sea level, close to Frenaros, Sotira, Liopetri and Ormidia, and roughly 6 km north of Xylofagou near the Larnaca-Famagusta district boundary. We use the 2011 figure because it is the one the source gives; the village will have changed since.
The same source describes an economy built on agriculture and livestock, with potatoes, barley, carrots, vegetables, carob and olive trees grown in the area’s dark red, fertile soil. That is not a marketing line: the soil is visible in the photographs of almost every plot listing. Avgorou is best known across Cyprus for its potatoes, and the village hosts an annual Pancyprian Potato Festival. Cyprus Mail reported that the 12th edition ran on 25 July 2026 at the Avgorou Municipal Stadium, with a EUR5 entry fee, free potato tastings, food stalls and live music.
There is a visitor side too. The Visit Cyprus portal lists Cyherbia Botanical Park, a cafe on Levantas Street in the village. It is a small attraction rather than a tourist engine, which fits the wider character of the place: a working village, not a resort.

What 30 Avgorou Listings Show About the Market Mix
Every one of the 30 priced listings is for sale. We searched under the village name and found no rentals and no apartments.

Two caveats on the raw count. Several listings repeat. One 8,750 sqm plot at EUR199,000 appears three times under different IDs, and a 1,115 sqm plot at EUR135,000 appears twice, which takes the 16 plots down to 13 distinct parcels. The houses show a different pattern: nine of the 14 carry listing IDs between 9790560 and 9790804, with identical-style descriptions and prices of EUR238,000, EUR245,000 or EUR255,000. That looks like one seller or one scheme loading a batch of homes, though the listings do not say so and we are inferring it from the numbering. If true, the house prices below describe one development more than they describe the whole village.
Houses in Avgorou: EUR238,000 to EUR302,000 for Three Bedrooms
Of the 14 houses, 13 are three-bedroom and one is a one-bedroom detached bungalow at EUR210,000. All prices are asking prices, not completed sales.

The batch of nine detached three-bedroom houses sets the floor for the village at EUR238,000. The four other three-bedroom listings sit higher, from EUR260,000 to EUR301,995. The top listing is described as a fully refurbished link-detached villa with a private pool and title deeds available, which explains a premium of roughly EUR64,000 over the cheapest house. The two listings at EUR295,000 are described as detached three-bedroom houses in the village. The one-bedroom bungalow at EUR210,000 is only EUR28,000 below the cheapest three-bedroom house, so the extra two bedrooms cost relatively little on these asking prices.

A detached three-bedroom house at EUR238,000 in Avgorou is therefore a different product at a not much higher price, which is the main argument for the village. Land in Avgorou: From EUR3 to EUR121 Per Square Metre
Land is where Avgorou’s data is most useful and most easily misread. A single average price per square metre would be meaningless, because the 13 distinct plots fall into three different products.

The median across all 13 distinct plots is about EUR23 per square metre, but that figure hides the real story. The cheapest parcel, 3,375 sqm at EUR11,000, works out at roughly EUR3 per square metre, which is agricultural pricing. At the other end, a 680 sqm plot at EUR75,000 and a 1,115 sqm plot at EUR135,000 cost about EUR110 and EUR121 per square metre. The first is described as being under division in a quiet residential area about 200 metres from the village’s first public school, which is exactly the type of plot a house builder wants. The 13,543 sqm field at EUR88,000 is described as agricultural land about 3 km south of the village centre.
The lesson is the one we repeat in every locality guide: zoning decides value. Agricultural land generally cannot be built on in the way a village-zone plot can, and a low price per square metre does not make a plot cheap if you cannot get permission to build. Check the planning zone, building density and road access before comparing any two parcels. No Rentals: What That Means for Buy-to-Let
We found no rental listings for Avgorou, which matches the zero counts we reported for Liopetri, Sotira and Athienou. That leaves nothing from which to calculate a rental yield, and we will not invent one.
The village is a short drive from the Ayia Napa and Paralimni holiday market, so a holiday-let thesis is conceivable, but it is a hypothesis rather than a finding, and an inland village without a beach or a visitor economy of its own would need to be tested against real booking data. Practical Checks Before Buying in Avgorou
Because so much of the stock here is either a batch of similar houses or land of very different types, the checks that matter are specific. For a house, ask whether the title deed has been issued or is still pending, whether the property is in the first-batch scheme or a one-off, and what the plot size and covered area are, because the listings often leave these out of the headline. Ask what service charges or shared-infrastructure costs apply, and whether the price includes VAT, which can add materially to a new-build budget.
For land, request the planning zone, the permitted building density and coverage, the road access, and whether utilities reach the boundary. A plot described as under division, like the 680 sqm one at EUR75,000, needs confirmation of when separate titles will be issued. A farm field needs confirmation that you understand what, if anything, can be built on it. Add transfer fees, legal costs and a survey to the purchase price, and use a local lawyer who can check the land registry directly. What Famagusta District Sales Data Adds
Asking prices show what sellers want; contract data shows what is happening. According to Cyprus Mail’s report on August 2026 sales, Famagusta recorded 55 contracts of sale in August, down 8.3 per cent year on year. The article describes this as a small base that does not change the shape of the year. Nationally there were 13,288 contracts in the first eight months of 2026, up 13.7 per cent on the same period of 2025, and 1,241 in August alone.
The takeaway is that Famagusta is a thin district by volume, and Avgorou is a thin market within it. Thin markets reward patience: fewer comparable sales, wider gaps between asking and achieved prices, and more reliance on a good lawyer and a proper survey.
