Kouklia is one of the most searched village names in the Paphos district, with around 3,600 Google searches a month in Cyprus, and most people searching want to know what property there actually costs. We looked at every Kouklia listing on index.cy in October 2026 to answer with real asking prices rather than guesses.
The short answer is that Kouklia is a house-and-villa market, not an apartment market. We priced 249 listings: 245 for sale and 4 for rent. Houses make up 210 of the sale listings, followed by 20 plots, 9 untyped properties and just 6 apartments. A two-bedroom house asks EUR397,000 at the median, a three-bedroom house asks EUR1,206,400, and only 80 of the 210 houses ask less than EUR1 million. Where Kouklia Is and Why It Matters for Paphos Property
According to Wikipedia’s Kouklia entry, Kouklia is a village about 16 km east of the city of Paphos. It had 669 residents at the 2001 census, so it is small in population but large in history. Ancient Palaepaphos, the original city of Paphos and home of a famous sanctuary of Aphrodite, lies in the village, and the site was inscribed by UNESCO in 1980 together with Kato Paphos. For buyers, that history shapes the setting: a quiet rural village on the road between Paphos and Limassol, with open countryside and sea views rather than a built-up resort strip. What 249 Kouklia Listings Show About the Market Mix
Kouklia is a sale-led market dominated by detached homes. Almost nine in ten sale listings are houses.

Many adverts repeat. The 210 houses carry only 71 different asking prices: 13 listings ask exactly EUR390,000 and 11 ask exactly EUR1,610,400, which points to the same projects advertised several times, probably by different agents or in several units. The number of distinct homes is therefore well below 249. We kept repeats in the counts because each appears as a separate advert, and every figure here is an asking price, not a sold price.
Houses in Kouklia: Two-Bedrooms Median EUR397,000, Three-Bedrooms EUR1.2 Million
Houses are the heart of the Kouklia market. We found 210 for sale: 34 two-bedroom, 112 three-bedroom, 43 four-bedroom, 10 five-bedroom, 8 with six or more bedrooms and 3 listed by floor area only.

The entry level is the two-bedroom house: 33 of the 34 ask EUR500,000 or less, with a floor of EUR390,000. Above that the market jumps. Only one of the 112 three-bedroom houses asks EUR500,000 or less, and across all 210 houses the median asking price is EUR1,186,000. That makes Kouklia a premium village for houses, far above what the same money buys in coastal Paphos suburbs such as Chlorakas.
The wide three-bedroom range, from EUR410,000 to EUR3.6 million, mixes small village homes with large villas that have pools and sea views. How Much Does a House Cost in Kouklia? Budget Bands
Because the market splits sharply by budget, it helps to see how many houses sit under each ceiling.

In plain terms, about two houses in five ask less than EUR1 million, and most of those are two- or three-bedroom homes. If you are shopping at EUR500,000 or below, the choice narrows to a handful of two-bedroom houses. Many foreign buyers are active in the district: Cyprus Mail reported that Paphos was the fastest-growing district for contracts in the first eight months of 2026, up 19.7% on the same period of 2025, against 13.7% nationally.

Apartments, Plots and Other Property in Kouklia
Apartments are rare. We found only six for sale: one one-bedroom at EUR345,000, three two-bedrooms from EUR510,000 to EUR595,000 (median EUR535,000) and two three-bedrooms at EUR520,500 and EUR546,000. With so few, no reliable apartment price level exists, and buyers wanting flats are usually better served in Kato Paphos or through our apartments for sale in Paphos guide.
Land is a real part of the market, with 20 plots for sale. Asking prices range from EUR45,000 to EUR22.5 million, with a median of EUR250,000, and nine of the 20 ask between EUR235,000 and EUR260,000. Two plots ask EUR22.5 million each, so they behave like large development sites rather than building plots.

Two plots have no stated size, so they are left out of the table. The spread from EUR15 to EUR624 per square metre shows why price per square metre alone misleads: zoning, permitted building density and access decide what a plot is worth. A further nine sale listings carry no property type, with asking prices from EUR345,000 to EUR2.1 million (median EUR900,000). Ask the agent what exactly is being sold before comparing them with anything else. Rentals are almost absent: four three- and four-bedroom houses ask between EUR2,800 and EUR14,000 a month as advertised, too few to describe a rental market or work out a yield.
Who Kouklia Suits, and Who Should Look Elsewhere
The listings point to four kinds of buyer. Lifestyle and second-home buyers can look at two- and three-bedroom houses from about EUR390,000 to EUR1 million. Families and expats wanting space and a pool can look at four- and five-bedroom villas from about EUR620,000, with the top end above EUR2 million. Investors and developers can look at the plots, provided they check zoning carefully. Collectors of history will enjoy living next to a World Heritage site.
It is a weaker fit for buyers who want a flat, a rental yield or lots of choice under EUR300,000, since no house asks less than EUR390,000 and only six apartments are listed.
