Kato Polemidia Property Guide: Prices and Yields in 2026

Kato Polemidia is the second most populous locality in the whole of Limassol district, yet its flats sell for less than half what the coastal suburbs command. That gap is the single most useful fact about the area. To measure it properly we priced 268 live Kato Polemidia listings on index.cy and set them against 7,544 listings across six neighbouring Limassol localities.

The result is a locality that does something none of its neighbours manage: it combines the cheapest entry price in urban Limassol with the highest rental yield in the cohort. This guide walks through the Kato Polemidia property market in 2026 — prices by bedroom count, rents, yields, land values and the practical checks worth making before you buy.

Where Kato Polemidia Sits in Limassol District

Kato Polemidia is an inland suburb on rising ground north-west of Limassol town, roughly four kilometres from the seafront. It is residential rather than touristic, and it is where the New State Hospital of Limassol — the district’s main public hospital — is located. The locality is divided into six quarters: Archangel Michael, Anthoupolis, Apostle Barnabas, Makarios C., Saint Nicholas and Panagia Evangelistria.

The 2021 census recorded 23,174 residents in Kato Polemidia, up from 22,369 in 2011 — growth of 3.6% over the decade. That makes it the second-largest locality in Limassol district after Limassol itself (107,970), ahead of Germasogeia (17,329), Agios Athanasios (16,520), Mesa Geitonia (15,925) and Ypsonas (13,966).

The municipal reform gave Kato Polemidia something its neighbours lost

Cyprus reorganised local government on 1 July 2024, merging 28 municipalities and 63 communities into 20 new municipalities. Most of Limassol’s suburbs were absorbed into larger units and lost their own mayor. Kato Polemidia did not.

Instead it became the dominant partner in the new Polemidia municipality, joined only by the much smaller community of Pano Polemidia. The arithmetic is striking: Kato Polemidia’s 23,174 residents plus Pano Polemidia’s 3,419 give a municipality of 26,593, and the larger partner holds 16 of the 20 council seats.

Kato Polemidia has 46% more residents than Mesa Geitonia, which was nonetheless folded into Limassol municipality with just five councillors. Six adjoining localities produced five different reform outcomes, and this one came out of it with the most local control. For buyers, municipal status affects road maintenance, municipal policing and school board responsibilities — though building permits moved to district level for everyone.

Kato Polemidia Property Prices in 2026

Our index.cy sample covers 268 priced listings in Kato Polemidia — 199 for sale and 69 to rent. Of the residential sale stock, 91% is flats: 124 apartments against just 12 houses. This is an apartment market, and the numbers below reflect that.

Two-bedroom flats make up 55% of the local market — this is the size the area is built around, and the segment where you will find the most choice. The step from two bedrooms to three costs €97,000, or 30% more. That is a meaningful premium, but it is the smallest third-bedroom step of any urban Limassol locality we have measured except Ypsonas.

The distribution is unusually tight. Nine in ten flats here are listed between €217,000 and €440,000 — a narrow band by Limassol standards, and a sign of a market built on consistent mid-density housing rather than a mix of budget stock and luxury towers. 20% of Kato Polemidia flats are listed under €250,000. Across the six-locality cohort that share runs from 2.4% in Germasogeia to 24% in Ypsonas, so the suburb sits firmly at the affordable end of urban Limassol while offering far more stock and amenity than the outlying villages.

Why Kato Polemidia Leads Limassol on Rental Yield

This is where Kato Polemidia separates itself. Rents here have not fallen nearly as far as sale prices, which pushes gross yields to the top of the district table.

The two-bedroom flat is the benchmark, because it has the deepest sample in every locality we compared. On that measure Kato Polemidia yields 7.5% gross — the highest of the six Limassol localities in our data. Germasogeia, four kilometres closer to the sea, yields 4.8%. A two-bedroom flat renting for €2,000 a month costs €320,000 here; in Germasogeia a €2,200 rent comes attached to a €555,000 asset.

One honest caveat: the one-bedroom yield of 7.9% rests on only three rental listings and should be treated as indicative rather than firm. The two- and three-bedroom figures, drawn from 21 and 14 rentals, are the ones to plan around. What drives the gap is simple geography. Kato Polemidia is a working residential suburb with a hospital, schools and supermarkets, four kilometres inland. Tenants — nurses, teachers, families, younger professionals priced out of the coast — value it for exactly those reasons. Kato Polemidia Compared With Its Limassol Neighbours

We priced 7,812 listings across seven Limassol localities. Setting Kato Polemidia against the other six puts its position beyond doubt.

Kato Polemidia’s median flat is 47% cheaper than Germasogeia’s while yielding 56% more on a two-bedroom unit. Ypsonas is cheaper still and yields almost identically, but that 7.4% rests on just seven rental listings against the 21 measured here — and Ypsonas offers a smaller, less established urban base. Among localities with genuine depth of stock, Kato Polemidia is the district’s value play.

The pattern also holds against other districts. The third-bedroom step — €97,000 here — runs to €334,000 in Germasogeia and €200,000 in Mesa Geitonia, but only €25,000 in Aradippou near Larnaca and €93,000 in Strovolos. Family space in Limassol carries a premium wherever you buy; Kato Polemidia softens it more than most of the district.

Land, Plots and Commercial Property in Kato Polemidia

Kato Polemidia has 43 plots listed, at a median of €1,100,000 and €726 per square metre. That land figure is worth dwelling on: Mesa Geitonia plots run €1,616/m², so buildable land here costs less than half what it does in a suburb barely three kilometres away. Commercial space and whole buildings make up 9.5% of Kato Polemidia’s sale listings (19 of 199). That is a moderate commercial weight — heavier than Agios Athanasios at 3.3% or Germasogeia at 1.9%, but well below Mesa Geitonia’s 13.4%. Pano Polemidia, though tiny, is proportionally the most commercial of the group.

The practical implication for residential buyers is zoning. The Polemidia listing asymmetry

One quirk of the new municipality: Kato Polemidia carries 95% of its property market. We found 268 priced listings in the lower village against just 14 in Pano Polemidia. The two localities share a council but not a market — and with only 14 listings, Pano Polemidia is too thin to draw median prices from at all. If you are searching Polemidia, you are in practice searching Kato Polemidia.

What to Check Before Buying in Kato Polemidia

The fundamentals of buying in Cyprus apply here as anywhere, but a few checks matter more in this locality than on the coast.

  1. **Confirm the building permit authority.** Since July 2024 planning and building permits for the whole district are issued by the Limassol District Local Government Organisation, not the municipality. Verify any permit through that body before you rely on it.
  2. **Check the zoning of adjoining plots.** With commercial space at 9.5% of sale stock, the plot next door may not stay residential.
  3. **Verify title deeds.** Older Cypriot apartment stock can carry delayed or shared deeds — a standard, resolvable issue, but one to establish before exchange.
  4. **Model the yield on real rents, not asking rents.** Our figures are asking prices on both sides; achieved rents and achieved sale prices both sit below them.
  5. **Budget for transaction costs.** Transfer fees, VAT treatment on new builds, legal fees and stamp duty add materially to the headline price.

Is Kato Polemidia a Good Investment in 2026?

The wider market is running hot. Cyprus recorded 13,288 sale contracts in the first eight months of 2026, up 13.7% year on year and the strongest eight-month opening on record. Limassol accounts for 4,354 of those — roughly one in every three contracts nationally — and is running 17.0% ahead of 2025, according to Cyprus Mail. August was the exception: Limassol slipped 5.0% to 395 contracts, its first year-on-year decline of the year.

Price data points the same way. The Central Bank of Cyprus recorded a 7.5% annual rise in its Residential Property Price Index in Q1 2026, but the split matters: apartments rose 10.8% while houses managed 3.0%. In a locality where 91% of residential sale stock is flats, Kato Polemidia is squarely exposed to the faster-moving half of the market.

The honest case against

Three things temper the picture. First, our figures are asking prices, not transaction prices — the gap between the two is real and varies by segment. Second, the 268-listing sample, while enough for solid medians on flats, is thin at the edges: three one-bedroom rentals cannot carry a yield claim on their own. Third, a high yield partly reflects lower capital growth expectations; the coastal suburbs price in appreciation that an inland suburb does not.

Set against that, Kato Polemidia offers the most defensible combination in the district: the second-largest population in Limassol, its own municipality, a hospital, a tight price distribution, land at €726/m², and the highest two-bedroom yield of any locality we measured. Kato Polemidia is not the cheapest place to buy in Limassol district, and it is not the most glamorous. What it is, on the evidence of 268 live listings, is the point where price, rental demand and genuine urban amenity intersect most favourably. A buyer who does not need a sea view is paying roughly half the coastal price for an asset that rents almost as well in absolute terms — which is precisely why the yields land where they do.
