- The Short Version for Buyers and Investors
Agia Fyla is one of the busiest residential quarters of Limassol, and around 2,900 people a month search for it in Cyprus. Most of them want one answer: what does a home in Agia Fyla really cost? We looked at every Agia Fyla listing on index.cy in October 2026 and priced them, so the figures below come from real asking prices rather than guesses.
The short answer is that Agia Fyla is an apartment market. We priced 889 listings for sale, and 645 of them are apartments. The median two-bedroom apartment asks EUR388,550, the median one-bedroom asks EUR231,815, and the median three-bedroom asks EUR525,000. Another 45 properties were advertised for rent. This guide walks through the numbers and ends with the checks worth making before you pay a deposit.
Where Agia Fyla Is and Why Buyers Look at It
Agia Fyla (also written Agia Fylaxis, after the church and the main street that runs through it) is a quarter of Limassol Municipality, according to AroundUs. It borders Kapsalos, Agios Georgios, Panthea and Panagia Evangelistria, so it sits inside the built-up city rather than on the coast. You can see the main street for yourself in the walking tour further down.
Buyers tend to look here for a city address with shops, schools and services close by, at lower prices than the seafront. For the wider picture, read our apartments for sale in Limassol guide and browse all Limassol properties for sale. Neighbouring area guides include Kapsalos, Agios Athanasios, Mesa Geitonia and Germasogeia.
What 934 Agia Fyla Listings Show About the Market Mix
Apartments make up roughly seven in ten sale adverts. Houses are a small minority, and plots and commercial space fill the rest.
| Listing type | Listings | Share of 889 sale adverts |
|---|---|---|
| Apartments for sale | 645 | 73% |
| Houses for sale | 106 | 12% |
| Plots of land for sale | 82 | 9% |
| Other, buildings and offices | 56 | 6% |
| Properties for rent (all types) | 45 | separate from sale count |
Many adverts repeat. Across 889 priced sale listings there are only 318 different asking prices, and a handful of prices appear again and again: EUR320,000 appears 17 times, EUR350,000 and EUR300,000 appear 14 times each, and EUR465,000 appears 13 times. That points to new developments advertised many times, probably by several agents, so the number of distinct homes is well below 889. We kept repeats in the counts because each is a separate advert, and every figure here is an asking price, not a sold price.
Two-Bedroom Apartments in Agia Fyla: Median EUR388,550
Two-bedroom apartments are the core product. We priced 392 of them, from EUR245,000 to EUR862,665, with a median of EUR388,550. That is 44% of all sale listings, so a typical Agia Fyla search is really a search for a two-bedroom flat.

|---|---|
| EUR300,000 | 37 |
| EUR350,000 | 127 |
| EUR400,000 | 214 |
| EUR500,000 | 342 |

How Much Does a Home Cost in Agia Fyla? Budget Bands
It helps to see how many of the 889 sale listings sit under each ceiling.

Plots, Rentals and Commercial Listings
We priced 82 plots, from EUR18,500 to EUR7 million, with a median of EUR525,000, which shows how wide the range is between small parcels and large development sites. Anyone planning to build should check zoning first with our Land Registry guide and widen the search through plots of land for sale in Cyprus. Commercial stock is thin: nine offices and ten buildings, with office asking prices from EUR2.2 million.
For renters, we found 45 properties. Eighteen two-bedroom apartments ask EUR1,350 to EUR2,600 a month, with a median of EUR1,975. Seven three-bedroom apartments have a median of EUR2,980, and six four-bedroom apartments a median of EUR3,475. The few houses for rent ask more, from EUR1,450 a month. Against a median two-bedroom purchase price of EUR388,550, a EUR1,975 rent implies a gross yield of roughly 6%, but the sample is small, so treat it as a rough guide only. See our Limassol rentals and apartments for rent in Limassol guide.

Who Agia Fyla Suits, and Who Should Look Elsewhere
The listings point to three kinds of buyer. First-time buyers and investors can find 109 one-bedroom flats, with 71 at EUR250,000 or less. Couples and small families have 392 two-bedroom flats, mostly between EUR350,000 and EUR500,000. Buyers who want a garden face a much smaller and pricier pool of 106 houses.
It is a weaker fit for budget buyers wanting a house, since the cheapest three-bedroom house asks EUR525,000, or for anyone wanting the sea on the doorstep, because Agia Fyla is inland. For beach-side options, compare Germasogeia and Agios Athanasios.
Practical Checks Before Buying Property in Agia Fyla
Start with the title. Ask whether the title deed is issued, whether there is a mortgage or lien, and whether the building has a certificate of final approval. Our title deeds guide and due diligence guide list the documents to request. This matters most for off-plan flats, where the title may not be issued until after you move in.
Then check the numbers. Budget for the full cost: transfer fees, VAT on new builds, legal fees and a survey. Compare mortgage options in our financing guide. For a specific home, our inspection service can check it before you commit, and our instant property report helps place an asking price in context.
