Agios Dometios is a suburb just west of Nicosia’s centre, home to more than 12,000 people and the best-known road crossing on the Green Line. Around 5,400 people a month search Google for it, and most want to know the same thing: what does property cost there? We looked at every Agios Dometios listing on index.cy in October 2026 to find out.

The market is larger and more urban than neighbouring Tseri. Of 136 listings, 112 are for sale and 24 are rentals. Apartments dominate with 67 for sale, followed by 16 plots, 15 buildings, 8 houses and 6 listings with no stated type. The median two-bedroom apartment asks EUR192,500, the median one-bedroom asks EUR144,000, and the median two-bedroom rent is EUR900 a month. This guide walks through each segment, then ends with the checks worth making before you pay a deposit.

Where Agios Dometios Is and Why It Matters for Nicosia Property

According to Wikipedia’s Ayios Dhometios entry, Agios Dometios is a suburb about 4 km west of Nicosia. The municipality covers 4.18 square kilometres and has been a municipality since 1986. Its population was 10,055 at independence in 1960 and 12,456 at the 2011 census, of which 2,314 live in the part under Northern Cypriot control. The name comes from Saint Dometius, a 4th-century saint, and the church dates to the 17th century.

The suburb is best known for the crossing at the end of Demokratias Avenue, which Wikipedia says opened to the public in 2004 and has since become the main crossing point for vehicles. For property buyers, the practical point is location: Agios Dometios sits on the capital’s main western approach, close to the centre, so it is a commuter and rental market rather than a village or resort.

Many listings use two labels, plain Agios Dometios and Agios Dometios with Agios Georgios, the name of its larger parish. Of the 112 sale listings, 35 carry the Agios Georgios tag and 77 do not, and the two groups price almost identically: the median two-bedroom asks EUR192,500 in the tagged group and EUR190,500 in the untagged one. What 136 Agios Dometios Listings Show About the Market Mix

Unlike Tseri, which is mostly land, Agios Dometios is an apartment market. About half of all listings are apartments for sale, and rentals make up another 18%.

Property typeListingsShare of 136
Apartments for sale6749%
Rentals (all types)2418%
Plots of land for sale1612%
Buildings for sale1511%
Houses for sale86%
Other, type not stated64%

Some listings repeat. Five plots share a 716 sqm size at different prices, and three buildings ask EUR5,400,000, so the true number of distinct properties is lower than 136. We kept repeats in the counts because they appear as separate adverts, but you should read the medians as asking-price guides, not as sold prices.

Apartments in Agios Dometios: Two-Bedrooms Median EUR192,500

Apartments are the heart of the suburb. Of 67 apartments for sale, 24 are one-bedroom, 30 are two-bedroom and 13 are three-bedroom.

Apartment sizeListingsPrice rangeMedian
1 bedroom24EUR122,000 to EUR170,000EUR144,000
2 bedrooms30EUR165,000 to EUR330,000EUR192,500
3 bedrooms13EUR165,000 to EUR635,000EUR290,000

The bottom of the market is very tight. Every one-bedroom asks between EUR122,000 and EUR170,000. For two-bedrooms, 21 of 30 ask EUR200,000 or less and six ask EUR170,000 or less, while only five ask EUR250,000 or more. Across all 67 apartments, 47 ask EUR200,000 or less and 55 ask EUR250,000 or less, so a buyer with under EUR200,000 has real choice here, which is unusual for the capital.

Three-bedrooms vary widely. Eight of the 13 ask between EUR200,000 and EUR315,000, but the range runs to EUR590,000 and EUR635,000, which probably reflects penthouses or new builds. See how Agios Dometios compares by checking our average price for a 2-bedroom apartment in Nicosia and browsing current apartments for sale in Cyprus. Our apartments for sale in Nicosia guide covers the wider capital, and our Tseri guide shows the next suburb out, where the median two-bedroom asks EUR174,000.

Houses in Agios Dometios: Only Eight, and a Wide Spread

Houses are scarce here. We found eight for sale, and prices are far more scattered than for apartments.

House sizeListingsAsking prices
4 bedrooms3EUR348,000, EUR430,000, EUR650,000
5 bedrooms3EUR650,000, EUR1,650,000, EUR3,300,000
6+ bedrooms2EUR570,000, EUR3,500,000

The cheapest house asks EUR348,000, so there is no entry-level house market; that role belongs to apartments. The three listings above EUR1,500,000 are large properties and are best treated as individual cases. With so few houses, a median would mislead, so we show the full list instead.

If you want a house in this part of Nicosia, compare it with our guides to houses for sale in Nicosia and to neighbouring Strovolos and Latsia, where family homes are more common.

Rents in Agios Dometios: Two-Bedrooms Around EUR900 a Month

We found 24 rentals: 17 apartments and 7 houses. Rents are modest for a capital suburb, and they let us estimate a gross yield.

Rental typeListingsMonthly rentMedian
1-bed apartment3EUR600 to EUR875EUR850
2-bed apartment7EUR800 to EUR1,700EUR900
3-bed apartment5EUR1,000 to EUR2,300EUR1,350
4-bed apartment2EUR1,500 to EUR1,900EUR1,700
3-bed house3EUR1,200 to EUR1,600EUR1,500
4 to 5-bed house4EUR2,700 to EUR4,400n/a (4 listings)

Dividing the median two-bedroom rent of EUR900 by the median two-bedroom asking price of EUR192,500 gives a gross yield of about 5.6% a year, before tax, vacancy, fees and maintenance. The same sum for three-bedrooms (EUR1,350 against EUR290,000) also gives about 5.6%. These are asking figures from small samples, so treat the yield as an indication. Our apartments for rent in Nicosia guide and the current Nicosia rentals show more comparables.

Plots, Buildings and Other Property in Agios Dometios

Land is expensive here because the suburb is built up. We found 16 plots, from 307 sqm at EUR130,000 to 1,784 sqm at EUR850,000. Thirteen plots under 1,000 sqm ask a median of about EUR566 per square metre, and the three larger plots ask a median of about EUR638. Across all 16, the range is EUR423 to EUR924 per square metre, compared with a median of roughly EUR236 for small plots in Tseri.

Plot size bandPlotsMedian price per sqm
Under 1,000 sqm13EUR566
1,000 sqm and over3EUR638

Plots are priced for redevelopment into apartment blocks, which explains the premium. Always ask for the planning zone and the maximum buildable area before comparing prices; our guide to plots of land for sale in Cyprus and our Land Registry explainer show how to check both.

Fifteen buildings are for sale, from EUR495,000 for a 502 sqm building to EUR5,400,000 for several large buildings, with a median of EUR1,300,000. A further six listings of unstated type ask EUR360,000 to EUR750,000. These are investor products, so ask for current tenancies, the use permit and whether the building has a certificate of final approval.

What the Market Data Says About Timing

Nationally, the market is busy. Cyprus Mail reported 13,288 contracts of sale in the first eight months of 2026, up 13.7% on the same period of 2025. Nicosia was the slowest-growing district: August contracts rose 8.2% year on year and the eight-month rise was 5.6%.

Slower growth does not mean falling prices, and these figures cover the whole district, not Agios Dometios. What they suggest is that the capital is not being swept along by the coastal rush, which may give buyers more time to compare. Treat that as context, not a forecast.

Who Agios Dometios Suits, and Who Should Look Elsewhere

The listings point to three kinds of buyer. First-time buyers and investors can find one- and two-bedroom apartments from EUR122,000 to about EUR200,000, with a gross yield near 5.6%. Renters get two-bedrooms from about EUR800 to EUR900 a month. Developers and larger investors can look at plots and buildings, though prices are high.

It is a weaker fit for buyers who want a detached family home, a garden or a quiet village feel. With only eight houses listed and the cheapest at EUR348,000, a family on a modest budget may prefer Lakatamia or Tseri, where houses are easier to find.

Practical Checks Before Buying Property in Agios Dometios

Start with the address and the parish, because listings use both Agios Dometios and Agios Georgios. Next, check the title: ask whether the title deed is issued, whether there is a mortgage or lien, and whether the building has a certificate of final approval. Our due diligence guide lists the documents to request.

Then budget for the full cost: transfer fees, VAT on new builds, legal fees and a survey. Compare mortgage options in our financing guide. For a second opinion on a specific home, our inspection service can check it before you commit, and our instant property report helps place an asking price in context. If you plan to let, ask the seller for the current rent and lease length, since a tenant in place changes what you can do with the flat.
