Kalo Chorio, which means “Good Village”, is a small hill village in Limassol District, and around 4,400 people a month search Google for it. Most are asking a practical question: what is for sale up there, and at what price? We looked at every Kalo Chorio listing on index.cy in October 2026 to answer it.
The market is narrower than the search volume suggests. Of 48 listings tagged to Limassol District, 33 are plots of land, 11 are houses for sale and 4 are rentals, and there are no apartments at all. Land splits into two very different groups, large rural parcels at a few euros per square metre and small building plots at more than EUR100 per square metre, while the houses are mostly large five-bedroom homes asking around EUR895,000. This guide walks through each group and ends with the checks worth making before you pay a deposit.
Where Kalo Chorio Is and What the Village Is Known For
According to Wikipedia’s entry for Kalo Chorio, the village is in Limassol District, about 21 km north of Limassol town, and had a population of 472 at the 2001 census. It is best known for producing Commandaria, the sweet dessert wine of the Troodos foothills.
Kalo Chorio is one of the 14 villages legally entitled to make Commandaria, along with neighbours such as Zoopigi, Agios Georgios and Louvaras, according to Wikipedia’s Commandaria article. The wine is made from sun-dried Xynisteri and Mavro grapes, is documented in Cyprus as far back as 800 BC, and holds protected designation of origin status in the European Union. That heritage shapes the setting: terraced vineyards, stone houses and a slow rural pace rather than a resort atmosphere.
There is an important naming trap. Cyprus has more than one Kalo Chorio, and a search on index.cy also returns listings in Larnaca and Nicosia districts. We analyse only the Limassol District listings here and flag the rest later. For the wider area, read our guide to living in Limassol and browse all Limassol properties for sale.
What 48 Kalo Chorio Listings Show About the Market Mix
Land dominates. Plots make up more than two thirds of the Limassol-tagged stock, which is typical of a village where owners hold inherited fields and sell them off in pieces.
| Property type | Listings | Share of total |
|---|---|---|
| Plots of land for sale | 33 | 69% |
| Houses for sale | 11 | 23% |
| Houses for rent | 4 | 8% |
| Apartments | 0 | 0% |
Two cautions apply. First, repetition: eight of the 11 houses are five-bedroom homes at EUR890,000 or EUR895,000, and two 328 sqm houses ask EUR2.5 million and EUR2.9 million, which looks like the same property advertised by several agents. Second, the samples are small, so we report ranges and medians, never forecasts. Counting repeats once, the true number of distinct houses is likely to be well under 11.
Large Plots: From EUR4,000 to EUR278,000 for Rural Land
Eighteen of the 33 plots exceed 7,000 sqm, and they are the cheapest land by a wide margin. Asking prices run from EUR4,000 for 15,720 sqm to EUR278,000 for 21,405 sqm, and the median works out at about EUR3.5 per square metre. Priced per square metre, most sit between EUR1 and EUR5.
| Plot size | Asking price | Price per sqm |
|---|---|---|
| 15,720 sqm | EUR4,000 | EUR0.3 |
| 13,379 sqm | EUR18,000 | EUR1.3 |
| 40,135 sqm | EUR70,000 | EUR1.7 |
| 32,572 sqm | EUR80,000 | EUR2.5 |
| 16,389 sqm | EUR40,760 | EUR2.5 |
| 29,432 sqm | EUR90,000 | EUR3.1 |
| 25,876 sqm | EUR99,000 | EUR3.8 |
| 20,068 sqm | EUR100,000 | EUR5.0 |
| 22,409 sqm | EUR120,000 | EUR5.4 |
| 21,405 sqm | EUR278,000 | EUR13.0 |
| 10,415 sqm | EUR185,000 | EUR17.8 |
| 8,293 sqm | EUR200,000 | EUR24.1 |
Prices this low almost always reflect restrictions. Land in the Troodos foothills is typically agricultural or forest-zone, where building is limited or impossible, and many large parcels are fractional shares of a bigger title. Two plots of exactly 7,693 sqm are listed at EUR55,000 and EUR18,800, a gap of more than EUR36,000 for the same size, which shows how much the zoning and the title can matter. Do not compare these figures with building land until you know the planning zone.
If you are considering farmland or a vineyard plot, our guide to buying plots of land in Cyprus and our explainer on the Cyprus Land Registry show how to check the zone, the building coefficient and the registered owner.

Small Building Plots: Around EUR114 Per Square Metre
The second group is very different. Nine plots are under 1,000 sqm, and seven of them are between 550 and 702 sqm priced at EUR60,000 to EUR80,000. That is roughly EUR109 to EUR123 per square metre, a median of about EUR114, which is more than thirty times the rate for the large plots.
| Plot size | Asking price | Price per sqm |
|---|---|---|
| 384 sqm | EUR20,000 | EUR52 |
| 759 sqm | EUR35,000 | EUR46 |
| 550 sqm | EUR60,000 | EUR109 |
| 590 sqm | EUR65,000 | EUR110 |
| 660 sqm | EUR75,000 | EUR114 |
| 702 sqm | EUR80,000 | EUR114 |
| 628 sqm | EUR73,000 | EUR116 |
| 682 sqm | EUR80,000 | EUR117 |
| 650 sqm | EUR80,000 | EUR123 |
The tight pricing suggests a split-up parcel being sold as a set of building plots, probably with a shared price list. A buyer gets several comparable options and some room to negotiate on corner position, view or access. The two cheaper small plots, 384 sqm and 759 sqm, deserve extra questions, since they may sit in a different zone or lack road access.
Between the two groups are a few mid-sized plots: 4,683 sqm at EUR35,000, 2,331 sqm at EUR40,000, 6,147 sqm at EUR200,000, 1,172 sqm at EUR49,000, plus 1,366 sqm at EUR145,000 and 2,500 sqm at EUR245,000. Their spread, from EUR7 to EUR106 per square metre, again points to zoning rather than size as the driver.
Houses in Kalo Chorio: Five Bedrooms Near EUR895,000
House stock is thin and expensive. Of the 11 houses for sale, eight are five-bedroom homes at EUR890,000 or EUR895,000, two are 328 sqm houses at EUR2,500,000 and EUR2,900,000, and one is a six-bedroom-plus house at EUR2,500,000.
| House type | Listings | Asking price |
|---|---|---|
| 5-bedroom house | 8 | EUR890,000 to EUR895,000 (seven at EUR895,000) |
| 328 sqm house | 2 | EUR2,500,000 and EUR2,900,000 |
| 6+ bedroom house | 1 | EUR2,500,000 |
The cluster of seven identical EUR895,000 listings is the most notable pattern. That is either one property repeated by multiple agents or a small development with identical homes. Ask for the unit number, the plot size and the title reference before treating it as eight separate options. Compare these figures with our guide to houses for sale in Limassol and our villas for sale in Limassol page to see how the village sits against the coast.
There are no small or mid-priced houses in the sample, so a buyer with a budget under EUR500,000 will find nothing in Kalo Chorio on index.cy right now. The village market is for large country homes, with prices set by land and views rather than by a local housing market.
A short Visit Cyprus film on Commandaria, the wine Kalo Chorio is known for. It shows the culture of the wine villages, not property prices.
Rentals in Kalo Chorio: Four Listings, Wide Price Range
There are four rentals, all houses: two five-bedroom homes at EUR2,900 a month, one six-bedroom-plus house at EUR8,500 a month and one 328 sqm house at EUR10,000 a month. The two EUR2,900 listings are likely to be the same property, and the 328 sqm house matches the large house offered for sale, which suggests an owner testing both routes.
Four rentals are too few to establish a market rate, and at these prices the rental market is for executives and families who want a country estate. If you hope to buy and let, we have no evidence of demand at normal price points, so treat Kalo Chorio as an owner-occupier or land-banking market, not a yield play. For comparison, see the apartment-led markets of Kato Polemidia and Mesa Geitonia.
The Other Kalo Chorios on Index.cy
A search for the village name returns 13 further listings that are not in Limassol District: nine tagged to Larnaca District and four to Nicosia District. They include a 3-bedroom house at EUR212,000 and two 4-bedroom houses at EUR250,000 and EUR1,200,000 in Larnaca, plus plots and a 3-bedroom house at EUR370,000 in Nicosia. We excluded them because they appear to belong to other villages with the same name, and mixing them in would pull the Limassol figures down.
Always check the district in the listing, not just the name, and confirm the exact location on the title deed. A Kalo Chorio near Limassol and a Kalo Chorio in Nicosia District are different places with different prices, access and services.

Who Kalo Chorio Suits, and Who Should Look Elsewhere
The listings point to three kinds of buyer. The first wants land for a self-build or a vineyard and can verify the zoning. The second wants a large country home in the hills and has a budget near EUR900,000 or more. The third is a patient land-banker who accepts that large rural plots are slow to resell.
It is a weak fit for buyers who need apartments, a walkable village centre, a rental income or an entry price under EUR500,000 for a house. About 21 km from Limassol, daily commuting is realistic but not short. For built-up Limassol suburbs with more choice, look at Germasogeia or Agios Athanasios.
Practical Checks Before Buying Property in Kalo Chorio
Start with the zone. Ask for the planning zone, the building coefficient and the maximum buildable area, and confirm whether the plot touches a public road. Next, confirm whether the title is individual or a share of a larger parcel, because many of the cheapest large plots are undivided shares. Our due diligence guide lists the documents to request.
For the larger houses, ask for the building permit, the certificate of final approval and proof that water, electricity and sewage or a septic tank are connected, since mountain villages are not always on the main network. Budget for transfer fees, VAT where it applies, legal costs and a survey, and compare the cost of a mortgage using our financing guide.
Finally, check duplicates yourself. As the repeated EUR895,000 listings show, the same property can appear several times. For a second opinion on a specific home, our inspection service can check it before you commit, and our instant property report helps place an asking price in context.
