That is a surprising amount of interest for a place that most property portals barely cover. We collected every priced index.cy listing tied to Lythrodontas, 19 in all, and read through them one by one rather than trusting a scraped average.
The picture is lopsided in a useful way. Fourteen of the 19 listings are land, only three are houses for sale and there is a single rental. Below we set out what the numbers show, where a small sample limits what we can say, and which checks matter before you buy in a village where planning and land use drive most of the value.
Where Lythrodontas Is and What Kind of Village It Is
According to Wikipedia’s entry for Lythrodontas, the village is in Nicosia District, about 31 kilometres from the capital, on the foothills of the Machairas region, and was home to 2,628 people at the 2001 census. The same entry describes the surrounding hills as covered by olive groves. Those are the figures on record and we have not independently updated them, so treat the population as a dated reference rather than a current count.
Visit Nicosia describes Lythrodontas as an olive-grove village in the Machairas area and lists everyday services including banking, supermarkets, a bakery, cafes and shops, plus a nature trail, a riding club and a picnic site. A Cyprus Mail profile of the village says residents have grown olives and made olive oil since antiquity, and quotes the Nicosia tourism board president on why many younger residents choose to stay rather than leave. For a village this size, that mix of services and outdoor life matters, because it is what separates a lived-in community from a place of empty second homes.

What 19 Lythrodontas Listings Show About the Market Mix
Of the 19 priced listings, 18 are for sale and one is a rental. One sale listing has no title detail, so we count it only in the total and exclude it from every type breakdown below.

Two cautions. First, the sample is small. Nineteen listings is a thin market, so one repriced plot moves any average, and we use medians and ranges. Second, the unlabelled sale listing is priced at EUR451,000, the same as a 10,130 sqm plot, so it may be a duplicate. We left it out of the plot analysis rather than guess.
Land in Lythrodontas: Three Different Products
Land dominates the village market, and a single price per square metre would mislead, because the plots are not alike. We grouped the 14 sized plots into three bands.

The small plots are the ones most relevant to individual buyers wanting to build a home. They ask between EUR45,000 and EUR65,000, which works out at roughly EUR71 to EUR123 per sqm. That is a modest entry ticket compared with the plots we have seen near the coast, but it is not a bargain by village standards either: once you add construction, a 600 sqm plot is the smaller part of the budget.
The mid-size and large bands show how sharply the rate falls with size. Three large fields at 8,000 to 14,700 sqm ask just EUR12,500 to EUR19,000, around EUR1 to EUR2 per sqm, which is the pricing of agricultural or hillside land that may not be buildable at all. Two other large parcels, 8,659 sqm at EUR330,000 and 10,130 sqm at EUR451,000, ask roughly EUR38 to EUR45 per sqm, so something in their listing, probably zoning or access, justifies a very different price. We cannot tell which from the listings, and that gap is precisely what you must close before paying.
Zoning decides everything. A plot inside the village boundary with road access and utilities is a different asset from a field on a slope, even at similar sizes. Ask for the planning zone, permitted density and coverage, and confirm that water and electricity reach the boundary. Houses in Lythrodontas: Three Listings, Very Different Prices
Only three houses are for sale, so there is no meaningful average. The cheapest is a two-bedroom house at EUR70,000. The other two are four-bedroom houses asking EUR650,000 and EUR700,000.

The EUR70,000 two-bedroom is far below anything else on the list, which usually signals a traditional village house needing renovation, though the listing does not say so and we are inferring. Budget for a survey and for restoration before treating it as comparable. The two four-bedroom houses sit near EUR650,000 to EUR700,000, a luxury price for a village this size, and with only two data points we would not call it a market rate. Rentals: One Listing, No Yield to Calculate
We found one rental: a house with six or more bedrooms at EUR1,900 a month. One asking rent is not a market, and we will not build a yield from it. A house that large is also an unusual product, more likely a family or group let than a typical tenancy.

The Solar Park Question Buyers Should Know About
A land purchase near a village can be affected by large infrastructure plans, and Lythrodontas has had one. Cyprus Mail reported in 2024 on opposition to a proposed photovoltaic park spanning Mathiatis and Lythrodontas. According to Volt Cyprus, the Environmental Authority issued a negative opinion on 9 July 2025 on a 180MW project across Kataliontas, Lythrodontas and Mathiatis, citing the clearing of more than 7,000 trees among other concerns.
We cannot say how that decision affects any particular plot today, and the situation may have moved on since. The practical lesson is general: before buying land, ask the seller and your lawyer whether any energy, road or development proposals touch the parcel or its neighbours, and check what has actually been approved rather than proposed.
Who Lythrodontas Suits, and Who Should Look Elsewhere
Lythrodontas suits buyers who want land to build on, value green surroundings and can accept a drive of around half an hour to Nicosia. The small plots at EUR45,000 to EUR65,000 make a self-build realistic for a household with a clear construction budget, and the village services listed by Visit Nicosia mean daily needs are covered without a trip to the city.
It is a weaker fit for anyone who needs a deep resale or rental market, a choice of ready-made homes, or a short commute on public transport. With three houses and one rental on the market, you may wait for the right property, and an exit later depends on finding another buyer for a niche location. Practical Checks Before Buying in Lythrodontas
Because the stock is mostly land and a few houses, the checks are specific. For land, request the planning zone, building density, access and utilities, and confirm the title and any mortgages or encumbrances at the land registry. For a house, ask for plot size and covered area, which listings often leave out, whether the title deed has been issued, and the age and condition of the roof and services, especially for a village house priced well below the rest.

What District Sales Data Adds
Asking prices show what sellers want; contract data shows what is happening. According to Cyprus Mail’s report on August 2026 sales, Nicosia District contracts rose 8.2 per cent year on year in August, while its eight-month growth of 5.6 per cent was the slowest of any district. Nationally there were 13,288 contracts in the first eight months of 2026, up 13.7 per cent.
That tells you Nicosia is growing more slowly than the coastal districts, which can mean less pressure on prices. It tells you nothing specific about Lythrodontas, where a few dozen listings make for a thin market and a wide gap between asking and achieved prices.
