- The Short Version for Buyers and Investors
Trachoni, on the western edge of Limassol, is searched around 2,900 times a month in Cyprus, and most people asking want to know one thing: what does property there cost? We looked at every Trachoni listing on index.cy in October 2026 to answer with real asking prices rather than guesses.
The short answer is that Trachoni is an apartment market. We priced 208 listings: 207 for sale and 1 for rent. The sale side splits into 170 apartments, 19 houses, 12 plots of land, 1 building and 5 other properties. The median apartment asks EUR260,000, the median house EUR540,000 and the median plot EUR385,000. This guide walks through each segment and ends with the checks worth making before you pay a deposit on property in Trachoni.
Where Trachoni Is and Why Buyers Look at It
According to Wikipedia’s entry on Trachoni, Trachoni is a village west of Limassol, near the Akrotiri Peninsula, with 4,549 residents at the 2021 census, up from 3,952 in 2011. Since 1 July 2024 it has been a municipal district of Kourion Municipality, following the local government reform; before that it was a separate community. The name comes from the Ancient Greek word for rugged or stony ground.
For buyers, the appeal is a western Limassol address with city access at lower prices than the seafront districts. What 208 Trachoni Listings Show About the Market Mix
Trachoni is overwhelmingly a sale market, and four in five listings are apartments.
| Listing type | Listings | Share of 208 |
|---|---|---|
| Apartments for sale | 170 | 82% |
| Houses for sale | 19 | 9% |
| Plots of land for sale | 12 | 6% |
| Buildings and other sale listings | 6 | 3% |
| Rental listings | 1 | under 1% |
Many adverts repeat. The 170 apartments carry only 65 different asking prices, which points to the same units and projects being advertised several times, probably by different agents. The number of distinct properties is therefore well below 208. We kept repeats in the counts because each appears as a separate advert, and every figure here is an asking price, not a sold price.
Apartments in Trachoni: Median Asking Price EUR260,000
Apartments are the heart of the market. We found 170 for sale, and the median asking price is EUR260,000. Prices step up with size.
| Apartment size | Listings | Price range | Median |
|---|---|---|---|
| 1 bedroom | 56 | EUR160,000 to EUR298,000 | EUR170,000 |
| 2 bedrooms | 96 | EUR225,000 to EUR575,000 | EUR275,000 |
| 3 bedrooms | 18 | EUR265,000 to EUR671,000 | EUR405,000 |
The two-bedroom flat is the core product, with 96 listings. Entry is low by Limassol standards: 76 of the 170 apartments ask EUR250,000 or less, and 122 ask EUR300,000 or less. Compare these figures with our average 2-bedroom apartment price in Limassol, and read the apartments for sale in Limassol guide for the wider picture. Current stock is on our apartments for sale in Cyprus page, and buyers on a tight budget can check the cheap apartments page.

How Much Does an Apartment Cost in Trachoni? Budget Bands
Because the market is so apartment-heavy, it helps to see how many flats sit under each ceiling.
| Budget ceiling | Apartments at or under it | Share of 170 |
|---|---|---|
| EUR250,000 | 76 | 45% |
| EUR300,000 | 122 | 72% |
| Above EUR300,000 | 48 | 28% |
In plain terms, almost half of the apartments ask EUR250,000 or less, and nearly three in four ask EUR300,000 or less. Demand is rising across the country: Cyprus Mail reported 13.7% more property sale contracts nationally in the first eight months of 2026 than a year earlier, although the same report noted Limassol slipping in August.

Houses in Trachoni: Median Asking Price EUR540,000
Houses are a small segment. We found 19 for sale, from EUR410,000 to EUR735,000, with a median of EUR540,000. Nine of them ask EUR500,000 or less and all 19 ask less than EUR1 million.
| House size | Listings | Price range | Median |
|---|---|---|---|
| 3 bedrooms | 16 | EUR410,000 to EUR565,000 | EUR520,000 |
| 4 bedrooms | 3 | EUR430,000 to EUR735,000 | EUR700,000 |
The data has no luxury villa tier of the kind that dominates some Limassol villages, so Trachoni suits families wanting a house at a mid-market price. Only 13 different prices appear across the 19 listings, so expect repeated adverts. See our houses for sale in Limassol guide and browse houses for sale in Cyprus. There is one rental house listed, a five-bedroom home asking EUR3,600 a month, which is too little data to draw a yield; for rental comparisons see our apartments for rent in Limassol guide and Limassol rentals.
Plots of Land in Trachoni
We found 12 plots for sale, asking between EUR195,000 and EUR4.5 million, with a median of EUR385,000. They fall into two groups.
| Plot group | Listings | Asking price | Price per sqm |
|---|---|---|---|
| Under 1,000 sqm (458 to 567 sqm) | 7 | EUR195,000 to EUR1,050,000 | mostly EUR426 to EUR630; one at EUR1,885 |
| 1,314 sqm and over (up to 20,622 sqm) | 5 | EUR450,000 to EUR4,500,000 | EUR84 to EUR441 |
Three of the small plots are identical 567 sqm listings at EUR250,000, so they probably represent one or a few plots advertised repeatedly. The price per square metre falls as plots get bigger, and the largest are development sites rather than places to build a family home. Zoning, permitted building density and road access decide what a plot is worth, so ask for the planning zone and the maximum buildable area, and browse plots of land for sale in Cyprus. Our Land Registry guide shows how to check a plot.

Who Trachoni Suits, and Who Should Look Elsewhere
The listings point to three kinds of buyer. First-time buyers and investors can look at one-bedroom flats from EUR160,000 and two-bedroom flats from EUR225,000. Families can compare two- and three-bedroom apartments up to about EUR400,000, or step up to a three-bedroom house from EUR410,000. Land buyers have 12 plots to compare, provided they check zoning carefully.
It is a weaker fit for buyers wanting a sea-view villa, since no house in our data asks more than EUR735,000, or for anyone who wants a walkable town centre, as most daily life here involves a short drive. For other value-led Limassol suburbs, compare Mesa Geitonia or Kato Polemidia.
Practical Checks Before Buying Property in Trachoni
Start with the title. Ask whether the title deed is issued, whether there is a mortgage or lien, and whether the property has a certificate of final approval. Our title deeds guide and due diligence guide list the documents to request.
Then check the numbers. Budget for the full cost: transfer fees, VAT on new builds, legal fees and a survey. Compare mortgage options in our financing guide. For a specific home, our inspection service can check it before you commit, and our instant property report helps place an asking price in context.
