- The Short Version for Buyers and Investors
Anarita is a small village in the Paphos countryside, yet about 1,900 people a month search for it in Cyprus. Most of them want one answer: what does property in Anarita cost? We looked at every Anarita listing on index.cy in November 2026 and priced them, so the figures below come from real asking prices rather than guesses.
The short answer is that Anarita is mainly an affordable apartment market. We priced 190 properties for sale. The median asking price across all types is EUR244,800. The median one-bedroom apartment asks EUR165,600, the median two-bedroom EUR244,800, and the median three-bedroom house EUR450,000. We found no properties advertised for rent. This guide walks through the numbers and ends with the checks worth making before you pay a deposit.
Where Anarita Is and Why Buyers Look at It
According to Wikipedia, Anarita is a village in Paphos District, about 3 km north-east of Timi, with 368 residents at the 2001 census and the postal code 6107. It is a rural, low-density place rather than a resort town, which is why asking prices sit well below those of the coast.
For a feel of the area, the Paphos Life film below drives through Anarita, Timi and Acheleia. For the wider picture, read our living in Paphos guide and browse all Paphos properties for sale. Other Paphos area guides include Kouklia, Tremithousa, Tala, Kissonerga and Geroskipou.

What 191 Anarita Listings Show About the Market Mix
Apartments dominate, and houses and land make up most of the rest. That is the opposite of many Paphos villages, where villas lead.
| Listing type | Listings | Share of 191 sale adverts |
|---|---|---|
| Apartments for sale | 149 | 78% |
| Houses for sale | 20 | 10% |
| Plots of land for sale | 14 | 7% |
| Other types, including one building | 7 | 4% |
| Properties for rent | 0 | none found |
Many adverts repeat. Across 190 priced sale listings there are only 36 different asking prices, and a few appear again and again: EUR244,800 appears 39 times, EUR165,600 32 times, EUR172,500 30 times and EUR255,000 24 times. That points to a small number of new developments advertised by several agents, so the number of distinct homes is well below 191. We kept repeats in the counts because each is a separate advert, and every figure here is an asking price, not a sold price.
Apartments in Anarita: Median EUR244,800 for Two Bedrooms
Two-bedroom apartments are the largest priced group with 64 listings, from EUR244,800 to EUR295,800. One-bedroom flats are almost as common, with 62 listings between EUR165,600 and EUR172,500. The price ranges are narrow because the stock is concentrated in a few projects.
| Apartment size | Listings | Price range | Median |
|---|---|---|---|
| 1 bedroom | 62 | EUR165,600 to EUR172,500 | EUR165,600 |
| 2 bedrooms | 64 | EUR244,800 to EUR295,800 | EUR244,800 |
| 3 bedrooms | 23 | EUR326,400 to EUR340,000 | EUR326,400 |
Budget decides how much choice you have. Of the 149 apartments, 101 ask EUR250,000 or less and 126 ask EUR300,000 or less. Compare with the current stock on our Paphos for sale page and the district benchmark on our average price of a 2-bedroom apartment in Paphos page.

Houses and Villas: A Small Segment Under EUR500,000
Only 20 houses are listed. The 19 three-bedroom houses ask EUR270,000 to EUR620,000, with a median of EUR450,000, and there is one two-bedroom house at EUR199,000. In plain terms, 9 houses ask EUR400,000 or less, 17 ask EUR500,000 or less and 19 ask EUR600,000 or less. Buyers wanting more space or a pool should also compare Tala and browse villas for sale in Cyprus.
How Much Does Property Cost in Anarita? Budget Bands
It helps to see how many of the 190 priced sale listings sit under each ceiling.
| Budget ceiling | Sale listings at or under it |
|---|---|
| EUR200,000 | 68 |
| EUR300,000 | 137 |
| EUR400,000 | 165 |
| EUR500,000 | 174 |
| EUR750,000 | 178 |
| EUR1,000,000 | 182 |
In other words, EUR300,000 buys one of 137 listings and EUR500,000 covers 174 of 190. Demand is rising across the country: Cyprus Mail reported 13.7% more property sale contracts nationally in the first eight months of 2026 than a year earlier.

Plots of Land in Anarita
We found 14 plots, priced from EUR60,000 to EUR12 million, with a median of EUR725,000. The spread is huge because small building plots sit alongside very large parcels: six plots ask EUR250,000 or less, while the largest titles run to tens of thousands of square metres. Anyone planning to build should check zoning and permitted building density first with our Land Registry guide and widen the search through plots of land for sale in Cyprus. The remaining seven listings are unclassified or commercial, including a 415 m2 building at EUR900,000.
Renting in Anarita
We found no properties advertised for rent in Anarita in November 2026. Renters usually look at larger Paphos towns instead; see our living in Paphos guide for the wider rental picture. Without rental data we cannot estimate a yield for the village.
Who Anarita Suits, and Who Should Look Elsewhere
The listings point to three kinds of buyer. Budget buyers have the widest choice, with 137 of 190 listings at EUR300,000 or less. Investors can compare one-bedroom flats from EUR165,600 but should confirm the rental market first, since we found no rental adverts. Families wanting a house face a small pool of 20.
It is a weaker fit for buyers who want sea views or walkable amenities, because Anarita is a small inland village of 368 people at the 2001 census. For coastal living, compare Kissonerga and Chlorakas.
Practical Checks Before Buying Property in Anarita
Start with the title. Ask whether the title deed is issued, whether there is a mortgage or lien, and whether the building has a certificate of final approval. Our title deeds guide and due diligence guide list the documents to request. This matters most for off-plan flats and for plots, where zoning and access should be confirmed in writing.
Then check the numbers. Budget for the full cost: transfer fees, VAT on new builds, legal fees and a survey. Compare mortgage options in our financing guide. For a specific home, our inspection service can check it before you commit, and our instant property report helps place an asking price in context.
