- The Short Version for Buyers and Investors
Pareklisia, also spelled Parekklisia, is one of the most searched village names in the Limassol district, with around 5,400 Google searches a month in Cyprus. Most people searching want one thing: what does property there actually cost? We looked at every Pareklisia listing on index.cy in October 2026 to answer with real asking prices rather than guesses.
The short answer is that Pareklisia is a balanced market of houses, apartments and land, with a large premium tier at the top. We priced 576 listings: 526 for sale and 50 for rent. The sale side splits into 188 houses, 175 apartments, 122 plots and 41 other properties. The median house asks EUR965,000, the median apartment EUR345,000 and the median plot EUR400,000. This guide walks through each segment, then ends with the checks worth making before you pay a deposit on property in Pareklisia.
Where Pareklisia Is and Why Buyers Look at It
According to Wikipedia’s Parekklisia entry, Parekklisia is a village in the Limassol District, northeast of Agios Tychonas, with 3,492 residents at the 2021 census. It sits on the coast east of Limassol city, which explains much of its appeal: sea views and beaches within reach of the city’s schools, offices and services. The village also has deep history. Wikipedia notes that the Shillourokambos site was first inhabited in the Early Aceramic Neolithic period, around 8200 B.C., and that French archaeologists found the world’s earliest known domesticated cat there.
Our listings use two area labels: plain Pareklisia, and Pareklisia Tourist Area, which carries 51 of the 576 listings. For the wider market, read our Limassol property market guide and guide to living in Limassol, and browse all Limassol properties for sale. What 576 Pareklisia Listings Show About the Market Mix
Pareklisia is a sale-led market. Roughly nine in ten listings are for sale, and the sale stock is spread across three main property types rather than dominated by one.
| Listing type | Listings | Share of 576 |
|---|---|---|
| Houses for sale | 188 | 33% |
| Apartments for sale | 175 | 30% |
| Plots of land for sale | 122 | 21% |
| Other sale listings (buildings, commercial, untyped) | 41 | 7% |
| Rental listings | 50 | 9% |
Many adverts repeat. The 188 houses carry only 75 different asking prices and the 175 apartments only 79, which points to the same homes and projects being advertised several times, probably by different agents. The number of distinct properties is therefore well below 576. We kept repeats in the counts because each appears as a separate advert, and every figure here is an asking price, not a sold price.
Houses in Pareklisia: Median Asking Price EUR965,000
Houses make up the largest segment. We found 188 for sale, and the median asking price across all of them is EUR965,000. Prices step up sharply with size.
| House size | Listings | Price range | Median |
|---|---|---|---|
| 2 bedrooms | 19 | EUR338,900 to EUR445,000 | EUR360,000 |
| 3 bedrooms | 72 | EUR360,000 to EUR5,500,000 | EUR475,000 |
| 4 bedrooms | 47 | EUR510,000 to EUR3,800,000 | EUR1,250,000 |
| 5 bedrooms | 36 | EUR790,000 to EUR3,600,000 | EUR1,875,000 |
The entry level is clear: all 19 two-bedroom houses ask EUR445,000 or less, and half of the 72 three-bedroom houses ask EUR475,000 or less. Above that the market moves into villa territory, where four- and five-bedroom homes with pools and sea views ask well over EUR1 million. A further 8 houses have six or more bedrooms, and 5 are listed only by floor area or as one-bedroom homes, so they are left out of the table.
Compare these figures with our average house price in Limassol, and read the houses for sale in Limassol guide and villas for sale in Limassol guide for the wider picture. Current stock is on our houses for sale in Cyprus and villas pages.

How Much Does a House Cost in Pareklisia? Budget Bands
Because the market splits by budget, it helps to see how many houses sit under each ceiling.
| Budget ceiling | Houses at or under it | Share of 188 |
|---|---|---|
| EUR500,000 | 61 | 32% |
| EUR1,000,000 | 95 | 51% |
| Above EUR1,000,000 | 93 | 49% |
In plain terms, about half of the houses ask less than EUR1 million, and a third ask EUR500,000 or less, mostly two- and three-bedroom homes. Buyers with a tighter budget can also look at our cheap houses and villas for sale page. Demand is rising across the country: Cyprus Mail reported 13.7% more property sale contracts nationally in the first eight months of 2026 than a year earlier.

Apartments in Pareklisia: Median EUR345,000
Apartments are the second-largest segment, and unlike many Cyprus villages, Pareklisia has real choice here. We found 175 for sale, and 59 of them ask EUR300,000 or less.
| Apartment size | Listings | Price range | Median |
|---|---|---|---|
| 1 bedroom | 35 | EUR200,000 to EUR350,000 | EUR224,900 |
| 2 bedrooms | 105 | EUR255,000 to EUR5,640,000 | EUR340,900 |
| 3 bedrooms | 27 | EUR450,000 to EUR6,713,000 | EUR3,500,000 |
| 4 or more bedrooms | 7 | EUR800,000 to EUR13,650,000 | EUR4,070,000 (4-bed only) |
The two-bedroom apartment is the core product, with 105 listings and a median of EUR340,900. The very high maximums come from a few luxury and resort-style units, so read the median rather than the range. One-bedroom apartments are the cheapest route into the village, starting at EUR200,000. Three-bedroom medians are high because most of those listings are large premium units rather than standard flats. For more on flats in the city, see our apartments for sale in Limassol guide and browse apartments for sale in Cyprus.
Plots of Land in Pareklisia: Median EUR400,000
Land is a major part of the market, with 122 plots for sale. Asking prices range from EUR9,000 to EUR25 million, with a median of EUR400,000, and 42 plots ask EUR250,000 or less. Many plots are large: 110 of the 122 are over 1,000 sqm, and their median asking price is about EUR91 per sqm, ranging from EUR4 to over EUR5,600.
| Plot size band | Listings | Price per sqm |
|---|---|---|
| Under 1,000 sqm | 12 | mostly EUR265 to EUR425 |
| 1,000 sqm and over | 110 | median about EUR91, from EUR4 to EUR5,636 |
The spread shows why price per square metre alone misleads. Zoning, permitted building density, road access and sea views decide what a plot is worth, and the largest plots are development sites rather than places to build a family home. Ask for the planning zone and the maximum buildable area, and browse plots of land for sale in Cyprus. Our Land Registry guide shows how to check a plot.
Renting in Pareklisia
Rentals are a small slice: 50 listings, asking between EUR1,500 and EUR35,000 a month as advertised. That spread is far wider than a normal long-term market, which suggests many of these are luxury or seasonal lets. The 18 two-bedroom apartments alone range from EUR1,500 to EUR12,000. We do not draw a rental yield from such mixed data, so check the lease length and what is included before comparing any figure. For rental alternatives, see our apartments for rent in Limassol and houses for rent in Limassol guides, or browse Limassol rentals.

Who Pareklisia Suits, and Who Should Look Elsewhere
The listings point to four kinds of buyer. Apartment buyers and investors can look at one- and two-bedroom flats from EUR200,000 to about EUR350,000. Families wanting a house can start at roughly EUR340,000 for two bedrooms or EUR360,000 for three. Lifestyle and luxury buyers can look at four- and five-bedroom villas, which mostly sit above EUR1 million. Developers and land buyers have 122 plots to compare, provided they check zoning carefully.
It is a weaker fit for buyers wanting a house under EUR300,000, since the cheapest house asks EUR338,900 for two bedrooms, or for anyone who wants a walkable town centre, as most daily life here involves a short drive. For lower entry prices, compare Mesa Geitonia or Kato Polemidia.
Practical Checks Before Buying Property in Pareklisia
Start with the title. Ask whether the title deed is issued, whether there is a mortgage or lien, and whether the property has a certificate of final approval. Our title deeds guide and due diligence guide list the documents to request.
Then check the setting and the numbers. Confirm the planning zone for any plot, ask whether a home sits inside a tourist-zone development with its own fees, and budget for the full cost: transfer fees, VAT on new builds, legal fees and a survey. Compare mortgage options in our financing guide. For a specific home, our inspection service can check it before you commit, and our instant property report helps place an asking price in context.
