- The Short Version for Buyers
Erimi is a wine village on the western edge of Limassol, and about 3,600 people a month search for it on Google in Cyprus. Most of them want one answer: what does property there cost? We went through every Erimi listing on index.cy in October 2026 and priced them, so the figures below are real asking prices rather than estimates.
The short answer is that Erimi is a mid-priced Limassol-district village with a house-heavy market and almost no rentals. We found 218 listings: 217 for sale and one for rent. Apartments lead with 105 adverts, followed by 81 houses, 24 plots of land and 7 other properties. The median two-bedroom apartment asks EUR295,000 and the median house asks EUR470,000. One finding changes how you should read those numbers: 121 of the 217 sale adverts repeat an identical title and price, so the market is smaller than the headline count suggests.
Where Erimi Is and Why Buyers Look at It
According to Wikipedia’s Erimi entry, Erimi is a village with 3,159 residents at the 2021 census. It lies partly in the Limassol District and partly in the British Overseas Territory of Akrotiri and Dhekelia, which matters for planning and legal checks later in this guide. The same source notes a long winemaking tradition, and the Cyprus Wine Museum describes Erimi as lying at the crossroads of the wine routes of Cyprus.
The village also has deep history. Wikipedia lists the Chalcolithic site of Erimi-Pamboula, excavated by Porphyrios Dikaios, along with several Bronze Age sites. For buyers the practical point is different: Erimi sits a short drive west of Limassol’s built-up area, close to the main Limassol to Paphos road, and the listings show a market built around houses and family-sized homes.
Since 1 July 2024 Erimi has been a municipal district of Kourion Municipality, created by the local government reform. Wikipedia’s article on the reform gives Kourion 34,729 residents in 2021 and lists Erimi (3,159) alongside Ypsonas, Kolossi, Episkopi, Trachoni, Akrotiri, Asomatos, Kantou and Sotira. For the neighbouring district, read our Ypsonas guide, and for the wider city see our guide to living in Limassol and the current Limassol properties for sale.
What 218 Erimi Listings Show About the Market Mix
Erimi is a sale-led market. Almost every advert is for a purchase, and apartments and houses are close to equal in number.
| Listing type | Listings | Share of 218 |
|---|---|---|
| Apartments for sale | 105 | 48% |
| Houses for sale | 81 | 37% |
| Plots of land for sale | 24 | 11% |
| Other sale listings (buildings, untyped) | 7 | 3% |
| Houses for rent | 1 | 0.5% |
The repeat problem deserves attention before any price. Of the 105 apartment adverts, only 27 carry a different price, and the same EUR295,000 price appears 13 times. Across all 217 sale adverts, 121 repeat the title and price of another, which leaves about 96 distinct adverts. Repeats usually mean one project or one agent advertising several units or the same unit more than once. We kept every advert in the counts, because that is what a buyer scrolling the site sees, but treat the medians as a guide to the asking range, not as a count of homes.
Apartments in Erimi: Two-Bedrooms Median EUR295,000
Apartments are the largest group, with 28 one-bedrooms, 58 two-bedrooms and 19 three-bedrooms. Across all 105 the median ask is EUR290,000.
| Apartment size | Listings | Price range | Median |
|---|---|---|---|
| 1 bedroom | 28 | EUR163,000 to EUR200,000 | EUR185,000 |
| 2 bedrooms | 58 | EUR240,000 to EUR310,000 | EUR295,000 |
| 3 bedrooms | 19 | EUR345,000 to EUR435,000 | EUR390,000 |
The price ladder is steep at the bottom. Moving from a one-bedroom to a two-bedroom adds about EUR110,000, or 59%, while the step to a three-bedroom adds a further EUR95,000, or 32%. Entry level is real but narrow: 31 of the 105 apartments (30%) ask EUR250,000 or less, and every one of those is a one-bedroom or one of the cheapest two-bedrooms.
Erimi’s two-bedroom median sits level with the EUR285,000 median we found for two-bedrooms in Ypsonas, and well below the EUR520,000 we found for Germasogeia apartments. Compare it with our average price for a 2-bedroom apartment in Limassol and browse current apartments for sale in Cyprus. Houses in Erimi: 81 Listings, and the Four-Bedroom That Costs Less
Houses are the heart of Erimi’s market, and the pricing has an oddity. The median four-bedroom house (EUR435,000) asks less than the median three-bedroom (EUR495,000).
| House size | Listings | Price range | Median |
|---|---|---|---|
| 2 bedrooms | 3 | EUR288,000 to EUR350,000 | EUR320,000 |
| 3 bedrooms | 22 | EUR390,000 to EUR770,000 | EUR495,000 |
| 4 bedrooms | 44 | EUR350,000 to EUR1,350,000 | EUR435,000 |
| 5 bedrooms | 8 | EUR945,000 to EUR1,999,000 | EUR945,000 |
| 6+ bedrooms | 3 | EUR600,000 to EUR1,750,000 | n/a (3 listings) |
The reason is the repeat effect. Of 44 four-bedroom adverts, nine ask EUR395,000 and seven ask EUR410,000, which points to a couple of new-build projects selling similar houses. The three-bedroom group is also clustered, with eight of 22 adverts at EUR495,000. When a few developments dominate a size band, the median tells you about those projects, not about the village. The practical lesson: if you want four bedrooms, compare the repeated project houses at EUR395,000 to EUR475,000 with the larger five-bedroom homes, which ask EUR945,000 or more.
Overall, the median house asks EUR470,000, and 55 of the 81 houses (68%) ask less than EUR500,000. Four houses state no bedroom count and range from EUR595,000 to EUR1,750,000. For a wider view, see our houses for sale in Limassol guide and the current houses for sale in Cyprus. A three-bedroom house costs about EUR105,000 (27%) more than a three-bedroom apartment here, which is the price of a garden.

Rents in Erimi: Why We Will Not Publish a Yield
Only one of the 218 listings is a rental: a three-bedroom house at EUR3,000 a month. With a sample of one, any rental yield would be invented, so we are not publishing one. The absence is itself useful. Erimi behaves as an owner-occupier village, where people buy to live rather than to let, unlike the apartment districts closer to Limassol’s centre.
If you plan to let a property here, expect a thin pool of comparable rents and a smaller tenant market than in town. Check current asking rents in nearby areas on our Limassol rentals page before relying on any income figure.
Plots, Land and Other Property in Erimi
Land is a meaningful slice of the market, with 24 plots for sale. Prices range from EUR74,000 to EUR2,650,000, and the median is EUR300,000. The median plot measures about 677 square metres, which works out near EUR340 per square metre, though the spread is wide: the middle half of plots runs from about EUR140 to EUR490 per square metre.
| Plot measure | Figure |
|---|---|
| Plots for sale | 24 |
| Price range | EUR74,000 to EUR2,650,000 |
| Median price | EUR300,000 |
| Median size | about 677 sqm |
| Median price per sqm | about EUR340 |
| Plots under 1,000 sqm | 14 of 24 |
Two large plots of 21,147 and 15,600 square metres each appear twice, which inflates the top of the range. As with any plot, zoning decides value: ask for the planning zone, the permitted building density and the road access before you compare prices, and check whether the land falls inside the Sovereign Base Area. Browse live plots of land for sale for context. Seven further listings are buildings or adverts without a stated type, ranging from EUR310,000 to EUR2,250,000.

What the Market Data Says About Timing
Nationally the market is busy. Cyprus Mail reported 13,288 sales in the first eight months of 2026, with Larnaca jumping in August and Limassol slipping. Those figures cover whole districts, not Erimi, so they say little about a single village.
What they do suggest is that Limassol-district buyers have some room to negotiate, and Erimi’s repeated adverts hint at the same thing: several projects are competing for a small pool of buyers. Asking prices are not sale prices, so ask the agent how long a unit has been advertised and whether the price has moved.
Who Erimi Suits, and Who Should Look Elsewhere
The listings point to four kinds of buyer. Families who want a house with outdoor space can find three- and four-bedroom homes from about EUR390,000. Buyers who want a smaller, lower-cost flat can look at one-bedrooms from EUR163,000. Landowners and self-builders can compare 24 plots. Wine and countryside lovers get a village setting a short drive from the sea.
It is a weaker fit for investors who need rental demand and for buyers who want to walk to shops and the beach. For a lower entry price compare Kalo Chorio, and for a bigger resale market with more rentals look at Mesa Geitonia or Kato Polemidia.
Practical Checks Before Buying Property in Erimi
Start with the exact location. Part of Erimi lies in the British Sovereign Base Area, and that affects which authority handles planning and which rules apply, so confirm the plot or building sits on the Republic of Cyprus side or understand the Base Area process before you pay a deposit. Next, check the title: ask whether the title deed is issued, whether there is a mortgage or lien, and whether the building has a certificate of final approval. Our due diligence guide lists the documents to request.
Then budget for the full cost: transfer fees, VAT on new builds, legal fees and a survey. Compare mortgage options in our financing guide. Because so many Erimi adverts are project units, ask the developer for the building permit, the sales contract and the completion schedule. Our inspection service can check a specific home before you commit, and our instant property report helps place an asking price in context.
Frequently Asked Questions About Buying in Erimi

The Short Version for Buyers
Five things the 218 listings establish about property in Erimi, Limassol:
- It is a house and apartment village. 105 apartments and 81 houses are for sale, with 24 plots.
- Two-bedroom flats ask EUR295,000 at the median. One-bedrooms start near EUR163,000.
- Repeat adverts shrink the market. 121 of 217 sale adverts repeat another, leaving about 96 distinct ones.
- Four-bedroom houses cost less than three-bedrooms. Project clusters at EUR395,000 to EUR410,000 pull the four-bedroom median down to EUR435,000.
- There is no rental market to speak of. One rental advert means no yield can be calculated, so buy to live.
Every figure comes from asking prices on live index.cy listings collected in October 2026, not completed sales, and Cyprus asking prices usually run ahead of final prices. Use this guide to shape your questions, then verify each property with a lawyer.
